Market Overview
Glades County is one of the most sparsely populated counties in Florida, a quiet stretch of ranch land and water on the west side of Lake Okeechobee. Moore Haven, the small county seat, sits where the Caloosahatchee River and the Okeechobee Waterway meet the lake. Beyond a handful of communities, much of the county is open cattle range, citrus, sod farms, and undeveloped land. For buyers who want room, privacy, and a genuinely rural setting, Glades County delivers more space per dollar than almost anywhere else in the southern half of the state.
The real estate market here is small and land-driven. You will find ranch parcels, agricultural tracts, manufactured and modular homes, modest single-family houses, and lakefront and canal properties near the rim of Lake Okeechobee. The community of Lakeport on the lake's west shore is a hub for anglers and seasonal residents, with fish camps, RV parks, and waterfront lots. Buttonwood Bay and other developments serve retirees and snowbirds. Prices remain affordable, and large acreage purchases are common for ranching, recreation, and long-term investment.
Lake Okeechobee is the heart of the county's identity and economy. The lake is famous for largemouth bass fishing, and tournaments and guided trips bring visitors to the west shore throughout the season. Crappie, bluegill, and catfish fishing are strong as well, and the marshes draw waterfowl hunters and birdwatchers. Cattle ranching has deep roots here, and the wide-open landscape of pasture, palmetto, and oak hammock gives Glades County the feel of Old Florida that has largely disappeared from the coasts. The Brighton Seminole Indian Reservation lies partly within the county and includes a casino that is one of the larger local employers. Moore Haven, though small, serves as the seat of county government and a stop along the Okeechobee Waterway for boaters making the cross-state passage between the Gulf and the Atlantic.
Buying in Glades County means embracing rural realities. Most homes outside the small towns use wells and septic systems, internet and utility service can be limited in remote areas, and the nearest full-service hospitals and large retail are a drive away in neighboring counties. Agricultural zoning and classifications are common and can lower property taxes for qualifying parcels, but they also shape what financing is available and how land can be used. Flood zones near the lake and its canals are an important consideration for any waterfront purchase.
