How to Compare Mortgage Quotes in Florida: Rate, APR, Points and the Escrow Estimates That Hide Real Costs

How Palm Beach County and Port St. Lucie buyers can line up Loan Estimates side by side, read rate, APR and points correctly, and catch insurance and tax estimates that make a quote look cheaper than it is.

If you want to compare mortgage quotes in Florida, the interest rate is only the first line to read. Two lenders can show the same rate and still differ by thousands of dollars once you add points, fees and the escrow estimates for taxes and insurance. In South Florida, the insurance line is where many quotes go wrong. This guide shows Palm Beach County and Port St. Lucie buyers how to request quotes on the same day, read them side by side, and catch the estimates that make one offer look cheaper than it really is.

Why it is harder to compare mortgage quotes in Florida

In most states, taxes and insurance are a small part of the monthly payment. Here, they can be a large part. Homeowners insurance with windstorm coverage, flood insurance in some zones and property taxes all flow through the escrow account. So when a lender guesses low on those numbers, its monthly payment looks better than a rival's quote.

Also, the same home can carry very different costs from one city to the next. Millage rates differ across Boca Raton, Wellington and Port St. Lucie. And a condo has its own mix of HOA dues and a smaller insurance policy. For that reason, the only fair test is to give every lender the same home, the same price and the same insurance figures.

Step one: request quotes so you can compare mortgage quotes in Florida fairly

Rates move every day, and sometimes during the day. If you get one quote on Monday and another on Thursday, you are comparing two different markets. So ask for all your quotes on the same day, ideally within a few hours.

Give every lender the same facts:

  • The same purchase price and down payment
  • The same loan type and term, such as a 30-year fixed conventional loan
  • The same property type, whether a single-family home, townhouse or condo
  • The same lock period, such as 30 or 45 days
  • Your real credit score range

Then ask each one for an official Loan Estimate, not a worksheet or an email with a rate. The Loan Estimate is a standard three-page federal form, so the numbers sit in the same place on every one.

Rate shopping and your credit score

Many buyers fear that several credit checks will hurt their score. The CFPB explains that multiple mortgage credit checks within 45 days are recorded as a single inquiry. So shop within a tight window, and you can get several Loan Estimates without extra hits.

What the Loan Estimate rules say

The rules live in Regulation Z, section 1026.19. A lender must deliver the Loan Estimate no later than three business days after it receives your application. You have an application once you give six items: name, income, Social Security number, property address, estimated value and loan amount.

In addition, a lender cannot charge you fees tied to the application before you receive the Loan Estimate. The one exception is a bona fide and reasonable fee for pulling your credit. If a lender asks for an appraisal deposit before you have a Loan Estimate, that is a red flag.

How to compare mortgage quotes in Florida line by line

Lay the Loan Estimates next to each other and work through the same lines on each. The CFPB's Loan Estimate explainer labels each section if you need help reading it.

Interest rate and lock

Start on page one. Check the rate, whether it is locked and when the lock expires. A low rate with no lock is only a snapshot. If the lock ends before your closing date, ask what an extension costs.

Points and lender credits

Next, go to page two, Section A, Origination Charges. This is where points show up. One point usually equals 1% of the loan amount, paid to buy a lower rate. A lender credit works the other way, giving you money toward closing costs in exchange for a higher rate.

So a quote with a lower rate may simply include more points. To compare fairly, ask each lender for a quote at the same number of points, or at zero points.

APR

The APR rolls the rate and certain fees into one yearly figure. It helps when two quotes use different fee structures. However, the APR assumes you keep the loan for its full term. If you expect to sell or refinance in a few years, look at the "In 5 Years" line on page three as well.

Total loan costs

Section D on page two adds up origination, services you cannot shop for and services you can shop for. That subtotal is the best single number for comparing what each lender charges. Title fees in Section C may look different because some lenders guess differently. You can usually shop for those services yourself.

Escrow lines to check when you compare mortgage quotes in Florida

Now look at the lines most buyers skip. Section F, Prepaids, shows the first year of homeowners insurance and prepaid interest. Section G shows the money placed into your escrow account at closing. Page one also shows the estimated monthly escrow for taxes and insurance.

Here is the catch. Under section 1026.19(e)(3)(iii), prepaid interest, property insurance premiums and amounts placed into escrow are treated as good faith estimates no matter how much they later rise. In other words, a lender can guess low on insurance and taxes, and there is no federal penalty when the real figure comes in higher. Other fees, such as the lender's own origination charges, generally cannot rise at all once disclosed.

Windstorm insurance estimates

Insurance in South Florida depends on the roof age, the wind mitigation features, the flood zone and the deductible. The Florida Department of Financial Services says insurers must offer hurricane deductible choices of $500, 2%, 5% or 10% of the dwelling limit, with some limits for higher-value homes. A quote that assumes a cheap policy with a high deductible will show a lower payment than one built on a real quote.

So get your own insurance quote early, based on the actual home. Then give that same annual premium to every lender and ask them to update the Loan Estimate.

Property tax estimates

Taxes cause the same problem. Many lenders estimate from the seller's current bill. But in Florida, the seller's homestead benefits usually do not carry over to you, and the home gets reassessed after a sale. In Palm Beach County, tax bills go out by November 1, according to the Tax Collector. Paying in November earns a 4% discount, and taxes become delinquent on April 1. Your lender will usually pay from escrow, so ask how it plans for the November bill in your first year.

The escrow cushion

Federal rules let a servicer hold a cushion in your escrow account. Under Regulation X, section 1024.17, that cushion can be no more than one-sixth of the estimated total annual payments from the account. Two lenders may set up the starting balance differently, which changes your cash to close but not the cost of the loan.

Do lenders price condo loans differently?

Often, yes. Lenders set prices based on risk, and the property type is one factor. Some lenders charge more for an attached condo, and some condo buildings do not meet a lender's project rules at all. So if you are buying a condo in Boca Raton or along the coast, tell each lender up front, and ask whether the building is approved for its loan programs. A quote built for a single-family home will not hold for a condo.

Common traps when you compare mortgage quotes in Florida

  • Different lock periods. A 15-day lock is cheaper than a 45-day lock, but it may expire before you close.
  • Hidden points. A low rate that includes a point or more is not a better deal by itself.
  • Low insurance guesses. A monthly payment built on an unrealistic premium will rise at closing.
  • Old tax figures. The seller's homestead tax bill is not your tax bill.
  • Quotes from different days. Rates move, so line them up on the same day.

A simple worksheet to compare mortgage quotes in Florida

Build a table with one column per lender. Then fill in these rows:

  1. Interest rate and lock expiration date
  2. Points (Section A) and any lender credit
  3. Total loan costs (Section D)
  4. APR and the "In 5 Years" figure
  5. Annual insurance premium used
  6. Annual property tax used
  7. Estimated cash to close
  8. Monthly payment with escrow, after you swap in your own insurance and tax figures
