About Westlake
In September 2013, Minto Communities purchased 3,800 acres of former Seminole Improvement District farmland in western Palm Beach County for $51 million. Three years later, on June 22, 2016, Westlake was incorporated as the 39th municipality in Palm Beach County — the only city in the continental United States planned, developed, and built by a single private builder from a blank slate.
The comparison that most buyers reach for is Weston — the Broward County master-planned city that Minto also helped build in the 1980s, and consistently one of the most sought-after addresses in South Florida. Both cities share the same design philosophy: artificial lakes woven throughout the community, creating waterfront views at every price point; a mix of housing types for every life stage; and a commercial town center that becomes the social anchor of daily life.
Unlike an HOA-governed planned community, Westlake has real city infrastructure: an elected city council and city manager, a dedicated Palm Beach County Sheriff patrol district, a fire rescue station staffed 24/7, and a 10-year water supply plan. Wellington Regional Medical Center has already acquired 35 acres inside the city for a future hospital campus.
The city's fastest-growing characteristic is not its population — though growth from 5 residents in 2010 to 906 at the 2020 Census (an 18,020% increase) tells a story on its own. It's the pace of investment. A new elementary school broke ground in April 2026. Zeus World — a 92,773 sq ft regional entertainment complex — opened adjacent to the Adventure Park. The Adventure Park is the community amenity center for all Westlake residents. The lagoon-style resort pool, sports courts, dog parks, splash pad, and walking trails are maintained by the HOA — meaning access is part of homeownership, not a separate club membership.
Zeus World
Zeus World (formerly Adrenaline World) is a commercial entertainment complex at the edge of the community. Indoor arcade, VR, trampoline, laser tag, and party rooms. Location
Westlake occupies the area northwest of Royal Palm Beach and north of Loxahatchee Groves in western Palm Beach County, ZIP code 33470. Florida's Turnpike is accessible via Royal Palm Beach Boulevard, and Palm Beach International Airport is roughly 25 minutes east.
Wellington — the equestrian capital of the world, home to the International Polo Club and the Global Dressage Festival — is about 15 minutes south. Royal Palm Beach's retail corridor (Publix, Target, restaurants, urgent care) is minutes east on Southern Boulevard.
Lion Country Safari, Florida's only drive-through safari park, sits immediately north of the community on Southern Boulevard — one of Palm Beach County's signature family attractions, effectively in the backyard.
