Westlake vs Wellington is a choice many families face when they look west of the turnpike in Palm Beach County. Both sit in the county's western communities, and both offer more space than the coast. But they feel very different. Westlake is a young city, built almost from scratch over the past decade. Wellington is an established village with mature trees, older neighborhoods and a world famous horse show season. This guide compares them on homes, prices, fees, schools, daily life and resale. Here is the short version. Westlake suits families who want a newer home, builder warranties and a planned town center. Wellington suits families who want an established suburb with more variety, bigger lots in some areas and decades of parks and programs already in place.

Both sit in western Palm Beach County. Westlake lies along Seminole Pratt Whitney Road, north of Southern Boulevard. Wellington sits farther south and east, closer to State Road 7. So for many West Palm Beach commuters, Wellington and Royal Palm Beach are a shorter drive. However, traffic on Southern Boulevard and Okeechobee Boulevard varies a lot by hour, so test the route at rush hour.

How Westlake came to be

Westlake's land was farmland for decades, inside a water control district now called the Seminole Improvement District. According to the city's comprehensive plan, Palm Beach County approved a large mixed-use project on about 3,788 acres there in 2014, with Minto Communities as the main developer. The city incorporated in 2016 as the county's 39th municipality.

WLRN reported that Minto may build up to 6,500 homes there, and that the population grew from just under 1,000 in 2020 to more than 7,000 by 2024. A Publix opened at the Westlake Landings shopping center in June 2024. The city also has Westlake Adventure Park, a large amenity campus. Because the city is new, much of it is still being built. That means construction traffic and empty lots for a while, but also new parks and shops as they open.

How Wellington grew up

Wellington has a much longer story. Charles Oliver Wellington bought about 18,000 acres of swampland in the 1950s, and parts of it were farmed for years. Developers later built Palm Beach Polo and other communities. The Acme Improvement District, created in 1953 for drainage and water control, became the base for the Village of Wellington when it incorporated on December 31, 1995.

Today Wellington is widely known as the Winter Equestrian Capital of the World. Wellington International hosts the Winter Equestrian Festival each winter, which brings riders, horses and seasonal residents from around the globe. Even families with no interest in horses feel it in traffic, rentals and restaurant crowds from January through March.

Homes and prices in Westlake vs Wellington

For county context, Miami Realtors reported a $650,000 median sale price for single family homes in Palm Beach County in August 2026.

The housing stock also differs. In Westlake, you mostly find new single family homes and townhomes, many still under builder warranty. In Wellington, you find everything from 1980s and 1990s homes on quiet streets to gated golf communities and horse farms that pull the median up. So a Wellington median says less about a typical family home than you might think.

Rents if you want to try before you buy

Renting first is a fair way to test a commute. Pure Equity's data shows a median asking rent of $3,899 in Westlake, $5,000 in Wellington and $2,725 in Royal Palm Beach as of October 1, 2026. Wellington's figure includes seasonal equestrian rentals, which skew it higher.

Fees and special districts in Westlake vs Wellington

This is where families often get surprised. So read the tax bill, not just the HOA fee.

In Westlake, the city shares its boundaries with the Seminole Improvement District, which provides much of the infrastructure. WLRN reported that Westlake does not use a community development district, or CDD, for its homes. Still, HOA dues vary by neighborhood, and the tax bill can carry other assessments. Ask for the most recent bill for any home you like.

In Wellington, the Acme Improvement District still handles drainage, roads and other services for its area. It funds those through non-ad valorem assessments, which only some landowners pay. Many Wellington neighborhoods also have their own HOAs, and some gated and golf communities carry higher dues or club fees.

Both cities sit in the School District of Palm Beach County. Assignments depend on the exact address, and the district redraws lines from time to time as new homes fill in. That is especially true in fast growing areas like Westlake.

So do not rely on a listing note or a builder's brochure. Instead, enter each address in the district's school boundary locator, then check each school's state report card. If a specific school matters to you, call the district to ask about planned boundary changes before you sign.

Parks, daily life and the feel of each place

Westlake feels new. Streets are wide, landscaping is still growing in, and most neighbors moved in within the last few years. Many families like that sense of starting together. The tradeoff is fewer mature trees and shops, though more keep opening.

Wellington feels settled. It has decades of parks, youth sports leagues and community events. Some neighborhoods back onto bridle paths, and the horse show season adds a lively, international mix in winter. Meanwhile, the older housing stock means more variety in price and style.
