Two of them have Brightline stations, and all three have a walkable downtown with restaurants and bars. Still, they differ a lot in price, rent, condo rules and the kind of evening you will have on a Tuesday. This guide compares them on clear criteria. Then it shows a simple way to test whether buying a first condo beats renting.

A good place to live early in a career is mostly about time and money. So we looked at five things. First, how easy it is to get to work, by car or by train. Second, what there is to do after work within walking distance. Third, what entry condos are asking. Fourth, what rent costs. Finally, how condo and HOA rules could affect you if you buy now and want to rent the place out later.
The price and rent numbers come from Pure Equity's MLS data as of October 1, 2026. Keep in mind what they measure. The median list price is the median asking price of active listings, with condos and houses mixed. The median rent is the median asking rent of active rental listings. These figures change nightly, so treat them as a snapshot.
Young professionals in Palm Beach County: the numbers side by side
Here is how the three cities compare on the site's MLS data as of October 1, 2026.

West Palm Beach: the downtown pick
West Palm Beach is the county seat and its largest downtown. Clematis Street and Rosemary Square anchor the nightlife and dining scene. Northwood Village, just north of downtown, adds a smaller strip of restaurants and shops. If you want to walk to dinner and a bar most nights, this is the strongest of the three.
Getting around is also simple. The Brightline station sits downtown and has run since 2018. From there, trains head south to Boca Raton, Fort Lauderdale, Aventura and Miami, and north to Orlando International Airport. I-95 runs along the west side of the city. As a result, a West Palm Beach address works for jobs downtown and for many jobs farther south if you can ride the train.
On cost, West Palm Beach had the lowest median asking rent of the three. It also has a mix of downtown high-rises, older garden condos and small single-family homes in historic neighborhoods. That range gives a first-time buyer more doors to knock on.
Delray Beach: the beach town option
Delray Beach has a smaller downtown built around Atlantic Avenue, which runs from I-95 to the ocean. Pineapple Grove, just north of Atlantic, adds galleries and restaurants. For many young professionals, Palm Beach County living means being near the beach, and Delray puts the sand at the end of the main street.
However, Delray has no Brightline stop. Instead, the Tri-Rail station on South Congress Avenue connects to Boynton Beach, Boca Raton and stations south. Tri-Rail is a commuter line with more stops and slower trips than Brightline. So if your job is in Miami or Fort Lauderdale, check the schedule before you sign anything.

Boca Raton: the job center with a train stop
Boca Raton has the highest asking prices and rents of the three. In return, it has a large office base and its own Brightline station, which opened in 2022 downtown. Mizner Park is the main spot for dining and evenings out. Overall, Boca is quieter after dark than downtown West Palm Beach.
For young professionals who work in Boca, living there can cut a commute to minutes. For those who work in Fort Lauderdale or Miami, the train gives a second option to I-95. Still, the higher entry price means many first-time buyers here look at condos and townhouses rather than houses.
Condo and HOA rental rules to check before you buy
Many young buyers plan to live in a condo for a few years, then rent it out when they move up. That plan only works if the building allows it. So read the declaration and the rules before you go under contract, not after.
Florida law gives some protection here. Under section 718.110(13) of the Florida Statutes, a condo amendment that bans rentals or limits how long or how often you can rent applies only to owners who vote for it and to owners who buy after it passes. A similar rule covers HOAs under section 720.306. In other words, if a rental limit is already in place when you buy, it will apply to you.
Ask the association about minimum lease terms, how many times a year you can lease, any waiting period after purchase and any approval process for tenants. Also ask about recent or pending special assessments, since older buildings have been dealing with new safety and reserve rules.

Here is a simple way to test the numbers. In August 2026, the median Palm Beach County condo or townhouse sold for $300,000, according to Miami Realtors. Say you buy at that price with 10% down. That leaves a $270,000 loan. At 7.03%, the 30-year fixed average Freddie Mac reported on September 24, 2026, principal and interest come to about $1,800 a month.
Then add the costs that vary by building. These include HOA dues, a condo insurance policy, property taxes and any special assessments. In some buildings those add a few hundred dollars a month. In others they add far more. Once you have the full number, compare it with rent for a similar unit in the same area.
