So instead of a ranked list, this guide compares six popular suburbs on the same measures: Wellington, Royal Palm Beach, Palm Beach Gardens, Jupiter, Westlake and Boynton Beach. Prices come from Pure Equity's MLS data as of October 1, 2026, and show the median list price of active residential listings (asking prices, not sale prices). They change daily, so treat them as a snapshot, not a quote.

"Best" means little without a yardstick, so we used seven. These are median list price, list price per square foot, the main housing types, schools, commute, HOA share and flood risk. We also noted amenities and how much new construction each town offers.
A few cautions apply. Median list prices reflect what sellers are asking right now, not what homes sold for. They move daily and mix condos with houses, so a town with many condos can look cheaper than its houses really are. School quality varies by school, not just by town, so check the zoned schools for any address. Flood risk also varies street by street. For that reason, we describe flood risk in general terms and point you to the FEMA map for a specific home.

Wellington: space, equestrian life and family neighborhoods
Wellington sits in central Palm Beach County, west of the Florida Turnpike. According to Pure Equity's MLS data as of October 1, 2026, the median list price of active listings was $915,000, the highest of the six, at $384 per square foot. Active listings had been on the market an average of 124 days.
The village is known for horses. Wellington International hosts the Winter Equestrian Festival each season, and some neighborhoods have barns and riding trails. Commute and flood notes for Wellington
Commuters usually reach downtown West Palm Beach by Forest Hill Boulevard, Southern Boulevard or the Turnpike. Drive times vary a lot by time of day. Parts of the western county are low and flat, so check the flood zone and the drainage district for any home you like.
Royal Palm Beach: one of the best suburbs in Palm Beach for value
Royal Palm Beach borders Wellington to the north and costs less. Pure Equity's MLS data as of October 1, 2026 put the median list price of active listings at $499,900, or $251 per square foot. That is the second lowest price per square foot on this list, behind condo-heavy Boynton Beach.
The village has a mix of single-family homes, villas and townhomes, many built in the 1980s through the 2000s. Royal Palm Beach Commons Park is the main gathering spot, with a lake, trails and events. Shopping along Southern Boulevard and State Road 7 is close by. Like Wellington, many neighborhoods have HOAs.
Palm Beach Gardens: golf, shopping and higher prices
Palm Beach Gardens is one of the pricier towns on our list. As of October 1, 2026, Pure Equity's MLS data showed a median list price of $899,000 for active listings, or $419 per square foot. That figure mixes houses and condos, and single-family homes in golf communities often ask far more than condos.
The city is home to PGA National and many private golf communities, so a large share of homes sit inside gated, HOA-run neighborhoods. The Gardens Mall and the shops along PGA Boulevard draw people from all over the north county. Interstate 95 and the Turnpike both run through the city, which helps commuters.
Jupiter: water access and the highest price per square foot
Jupiter, in northern Palm Beach County, had a median list price of $859,495 for active listings as of October 1, 2026, per Pure Equity's MLS data. Its median of $498 per square foot was the highest of the six towns. Active listings had been on the market an average of 118 days.
Buyers pay for water. The town has beaches, the Loxahatchee River and the Jupiter Inlet, plus the Jupiter Inlet Lighthouse. Roger Dean Chevrolet Stadium hosts spring training for the St. Louis Cardinals and the Miami Marlins. Housing ranges from older homes east of U.S. 1 to planned communities such as Abacoa. Prices vary widely by neighborhood, so look closely at each area.
Flood risk near the coast
Coastal and riverfront homes in Jupiter often sit in higher-risk flood zones. A home's flood zone affects whether a lender requires flood insurance and what it costs. Before you make an offer, look up the address on the FEMA Flood Map Service Center.
Westlake: the newest of the best suburbs in Palm Beach County
Westlake became a city on June 22, 2016, making it the newest city in the county. It grew quickly once homebuilder Minto began building there. As of October 1, 2026, Pure Equity's MLS data showed a median list price of $749,000 for active listings, or $312 per square foot. That is a smaller sample of about 100 listings, so a few new listings can move it.
Nearly everything in Westlake is new or recent construction, so buyers get modern floor plans and newer roofs and systems. In return, almost every home sits in a planned community with HOA dues, and some areas carry special district assessments too. Westlake is farther west than the other towns here, which means longer drives to the coast.
Boynton Beach: the most affordable entry point
Boynton Beach, in the southern half of the county, had the lowest median list price on our list: $334,500 for active listings as of October 1, 2026, per Pure Equity's MLS data, or $237 per square foot. Single-family homes ask more than that. The overall figure is pulled down by the large number of condos and 55+ communities.
The city sits along the Intracoastal Waterway close to the beach. It also has a Tri-Rail commuter station and quick access to I-95. That makes it practical for people who work in Boca Raton, Delray Beach or West Palm Beach. Many communities west of I-95 have HOAs, and some are age-restricted, so check the rules before you tour.
Schools across the best suburbs in Palm Beach County
All six towns are part of the School District of Palm Beach County. The Florida Department of Education gave the district an "A" for 2025-2026. Of its schools, 109 earned an A and 59 earned a B, which equals 84% rated A or B.
That said, the district grade does not tell you about a specific school. Use the district's school boundary tool to find the zoned schools for an address. Then compare each school's state grade. The district also runs choice and magnet programs, which may let your child attend a school outside your zone.
HOA share and new construction in the best suburbs in Palm Beach
HOAs are common in all six towns, but the share differs. Westlake and many parts of Palm Beach Gardens and Jupiter are almost entirely HOA communities. Wellington and Royal Palm Beach have many HOA subdivisions as well as some areas with fewer rules. In Boynton Beach, many condo and 55+ buyers pay association fees.
New construction is easiest to find in Westlake. Smaller amounts appear in parts of Jupiter, Palm Beach Gardens and western Boynton Beach. If you want a brand-new home, ask about builder incentives, community development district fees and the HOA budget before you sign.
