Hobe Sound has less new construction than the buzz suggests. Here is what is selling, what is only proposed, and how Newfield in Palm City and Tradition in Port St. Lucie compare.

Hobe Sound new construction gets a lot of attention from buyers who have been priced out of Jupiter, but the supply is thinner than the buzz suggests. Hobe Sound is a small, mostly built-out community in southern Martin County, just north of the Palm Beach County line. So most buyers who want a brand-new home end up comparing it with larger projects nearby, in Palm City and in Port St. Lucie. This guide lays out what is actually selling, what is only proposed, and the criteria to use as phases open and close.

What Hobe Sound new construction looks like today

Hobe Sound is not a city with its own government. Instead, it is an unincorporated part of Martin County, so county rules govern zoning and growth. Large land-use changes go before the county commission, and the Storie case below shows how long that can take.

As a result, new homes in Hobe Sound tend to come in a few forms. There are custom homes on single lots, small infill projects, and a handful of larger gated or club communities. Large tract subdivisions with dozens of floor plans are much less common than in Port St. Lucie.

Here is the resale context. According to Pure Equity's MLS data as of October 1, 2026, Hobe Sound had 223 active listings, a median list price of $549,250 and a median of $303 per square foot. Atlantic Fields: the luxury end of Hobe Sound new construction

Atlantic Fields is a private residential community developed by Discovery Land Company. Its address is on SE Polo Club Drive in Hobe Sound. Discovery Land describes it as a private community built around a club lifestyle.

For most buyers, this is not the budget alternative to Jupiter. It sits at the top of the local market, and buying in usually means joining a private club with its own costs. Still, it matters because it shows that high-end builders see long-term value in the area.

If you are shopping at this level, ask for the club's membership terms, dues and any initiation fee in writing, along with the HOA budget.

Storie: future Hobe Sound new construction, not yet approved

Storie is the project that started much of the recent talk about Hobe Sound. It is a proposal by Hobe Sound Ranch, Ltd. to change about 2,716 acres west of Hobe Sound from agricultural land to a new "Storie Mixed Use Village" category.

WPTV reported that the plan calls for about 4,000 homes centered near SW Pratt Whitney and Bridge roads, with a large share kept as preserve and trails. It also described a proposed water treatment system for the C-44 canal.

However, there is nothing to buy yet. Martin County's summary of active plan amendments, updated September 4, 2026, lists both Storie applications with hearing dates still to be set. So treat any "coming soon" talk with care. A project of this size would need approval and years of building before most homes exist.

Newfield in Palm City

For buyers who want a new home in Martin County at a lower price than Atlantic Fields, Newfield is the main option today. It is in Palm City, north of Hobe Sound, and Mattamy Homes is the master developer.

Mattamy's site describes Newfield as a 3,800-acre master plan with 70% preserved open space and nine villages. Amenities listed include a 170-acre farm, a conservancy with trail access, pickleball courts and a social club. In early October 2026, Mattamy listed single-family homes in Rosette Park from $674,777 and townhomes and villas from $458,510.

Those starting prices change often, and the base price rarely includes lot premiums or options. So ask for the full price of the exact home and lot.

Port St. Lucie new construction compared with Hobe Sound

Port St. Lucie has far more new home supply. According to Pure Equity's MLS data as of October 1, 2026, it had 2,949 active listings with a median list price of $429,000 and a median of $228 per square foot. See current data on our Port St. Lucie page.

Tradition is the largest example. Mattamy's site describes it as an 8,300-acre master-planned community. In early October 2026, Mattamy listed these starting prices:

  • Cadence Townhomes, all ages: from $330,990
  • Cadence, all ages, single-family: from $382,990
  • Kenley, all ages, single-family: from $393,990
  • Seville, all ages, single-family: from $470,990
  • Telaro, 55+ active adult: from $395,990

The trade-off is distance. Port St. Lucie is a longer drive to jobs in Jupiter and Palm Beach Gardens than Hobe Sound is. For a household that works from home most days, that may not matter much.

How to compare Hobe Sound new construction as phases change

Builders open and sell out phases quickly, so the specific homes listed today may be gone in a few months. Instead of chasing names, use the same criteria for each option.

Lot size and home type

Hobe Sound and Martin County tend to offer larger lots and lower density than tract projects farther north. Ask for lot dimensions, not just the home's square footage, and check what is behind and beside the lot.

Price band and what is included

Compare the full price with options and lot premium. Also ask which features are standard, such as impact windows, roof type and kitchen finishes.

HOA dues and CDD assessments

Many new master-planned communities in Florida use a community development district, or CDD, to fund roads and utilities. Florida law requires a bold notice in the first sales contract saying the district may levy taxes or assessments. Those charges show up on the property tax bill and are separate from HOA dues. For HOA communities, Florida also requires a disclosure summary before you sign. If you do not get it, you can cancel within 3 days of receiving it, before closing.

Property taxes by county

Hobe Sound and Palm City are in Martin County, while Port St. Lucie is in St. Lucie County. Each county sets its own millage, so the same price can bring a different tax bill. Use the property appraiser's estimator in each county to compare.

Insurance

New homes are built to the current Florida Building Code, which can help with insurance. Florida law requires insurers to offer discounts or credits for features that reduce wind damage. Ask for a wind mitigation report and get quotes before you sign.

Builder track record and warranty

Ask each builder for its written warranty, including what it covers in the first year and how long the structural coverage lasts. Then ask how many homes it has delivered in the same community and how close it came to its promised dates. Also, hire your own inspector for at least a pre-drywall and a final inspection. A builder's own checklist is not a substitute for an independent set of eyes.

Finally, read the purchase contract closely. Builder contracts often differ from the standard resale forms, especially on deposits, delays and price changes. An agent who works with new construction can help you spot terms worth questioning.

Commute to Jupiter and Palm Beach Gardens

Hobe Sound sits closest to Jupiter, with I-95 and US-1 both nearby. Palm City and Port St. Lucie add more drive time. Test the drive at your real work hours before you commit.

Is Hobe Sound new construction worth the wait?

It depends on what you want most. If you want Martin County's lower density and a short drive to Jupiter, Hobe Sound is worth watching, and a resale home there may suit you while new options stay limited. If you want a brand-new home at a lower price and can accept more drive time, Port St. Lucie offers far more choice today.

Also, compare new with resale on equal terms. A newer resale home may have the same code-built features at a lower price and with no wait.
