Westlake resales are young homes competing with a builder down the street. This guide prices each seller cost, from doc stamps to master and neighborhood HOA estoppels, and builds a sample net sheet.

Seller closing costs in Westlake look a lot like those anywhere else in Palm Beach County, with two local twists. First, most homes here sit under a master association and a neighborhood association, so you may need paperwork from both. Second, your buyer can often walk down the street and buy a brand-new home from the builder instead. This guide prices each line item, explains the Westlake details, and builds a sample net sheet you can adapt.

How Westlake shapes seller closing costs

Westlake is Palm Beach County's newest city. It incorporated in 2016 as the county's 39th municipality, on a 3,800-acre site off Seminole Pratt Whitney Road. Minto Communities is the main developer, and WLRN reported that it is capped at up to 6,500 homes. The population grew from under 1,000 in 2020 to more than 7,600 by 2024.

So nearly every resale is a young home. That helps you in one way, because inspections tend to turn up fewer big repairs. But it also means your home looks a lot like the ones the builder is still selling. Builders can offer incentives, such as help with closing costs or a lower rate, that a private seller would have to pay for in cash.

As a result, many Westlake sellers end up negotiating over credits rather than price. Any credit you give comes straight out of your net, so plan for it up front.

What Westlake homes are listing for

According to Pure Equity's MLS data as of October 1, 2026, Westlake had 107 active residential listings. The median list price was $749,000, or $312 per square foot. Active listings had been on the market an average of 94 days. These are asking prices, with townhomes and houses mixed, and a sample this small can move quickly. Miami Realtors does not break out Westlake in its city reports, so closed sales data is thin. For the county, it reported that single-family homes sold for a median of $650,000 in August 2026. They went under contract in a median of 40 days, with 3.5 months of supply.

The line items in seller closing costs in Westlake

Most costs appear on the settlement statement your closing agent prepares. Here is each one.

Real estate commission

Commission is usually the biggest line. It is set in your listing agreement, and it is negotiable. Since August 2024, offers of pay to a buyer's agent no longer appear on the MLS, according to the National Association of Realtors. You and your listing agent decide whether to offer anything toward the buyer's agent. Get it in writing before you list.

Documentary stamp tax

Florida taxes the deed at 70 cents per $100 of the price, or any part of $100, outside Miami-Dade County. To estimate it, divide your price by 100 and multiply by 0.70. The Florida Department of Revenue notes that all parties to the deed are liable for the tax. In practice, the seller pays it in Palm Beach County, and the closing agent takes it from your proceeds.

Owner's title insurance

In Palm Beach County, local custom has the seller choose the closing agent and pay for the buyer's owner's title policy. That differs from Miami-Dade and Broward. The contract can change who pays, so check the box your buyer marks.

Florida sets the premium by rule. The owner's rate is $5.75 per $1,000 for the first $100,000 of coverage. From $100,000 to $1 million, it is $5.00 per $1,000. Above $1 million, it drops to $2.50 per $1,000. Endorsements and the agent's own fees are extra.

Settlement, lien search and recording fees

Your closing agent will also charge for running the closing and for a municipal lien search. You may see fees to record the release of your mortgage, too. These vary by firm, so ask for a written quote early.

HOA paperwork and seller closing costs in Westlake

This is where Westlake differs most from older cities. WLRN describes a master homeowners association over the whole community, with individual HOAs over each sub-community. Before closing, your buyer's closing agent will ask for an estoppel certificate that shows what you owe. If your home answers to two associations, expect two requests.

Estoppel fee caps under Florida law

Florida Statutes section 720.30851 caps the base fee at $250 when your account is current. A rush delivery within three business days can add $100. If you are behind, the association can charge up to $150 more. The association must issue the certificate within 10 business days. The caps adjust for inflation every five years.

Some associations also charge transfer or capital contribution fees under their own documents. Read your declaration or call the management company. That way, nothing new shows up on the settlement statement.

No CDD, but check the district assessment

Many new Florida communities fund roads and drainage through a community development district. Westlake does not. According to WLRN, Minto builds the infrastructure and then turns it over to the Seminole Improvement District to run and maintain. That district's charges appear as non-ad valorem assessments on the county tax bill. Look at your latest bill so you know the full amount being prorated.

Prorations that affect seller closing costs in Westlake

A few items are not fees. Instead, they settle up what you owe for the time you owned the home.

Property taxes. Florida property taxes are paid in arrears. Bills go out in the fall, with a 4% discount for paying in November. So in most sales, the current year's bill is still unpaid at closing. The closing agent credits the buyer for each day you owned the home since January 1.

HOA dues. Dues for both associations are prorated the same way. If either board has passed a special assessment, your contract decides who pays it. Ask early if anything is pending.

Loan payoff. Your lender sends a payoff letter with interest to the closing date. The closing agent pays it from your proceeds before you are paid.

The first $100,000 costs $5.75 per $1,000, or $575. The next $649,000 costs $5.00 per $1,000, or $3,245. Together, that makes $3,820 before endorsements.

Builder incentives and seller closing costs in Westlake

Now add the local factor. Suppose a buyer asks for a $10,000 closing credit to match a builder's offer. Your net drops by that same $10,000. Sometimes that trade still makes sense, since it can save months of mortgage, insurance and HOA payments. Just run the numbers before you agree.
