Seller closing costs in Greenacres take a bigger bite, in percentage terms, than they do on the coast. That is because prices here are lower, while some costs stay fixed in dollars. Greenacres sits in the middle of Palm Beach County, west of Lake Worth Beach and east of Wellington. Its mix of older single-family streets, villas, townhouses and garden condos draws two main buyer groups: first-time buyers and investors. This guide lists every cost a seller usually pays, shows how renting out the home changes the math, and builds a sample net sheet.

What makes up seller closing costs in Greenacres

Most Greenacres sales use the Florida Realtors and Florida Bar "AS IS" Residential Contract. Its paragraph 9(a) says the seller pays:

  • Doc stamps on the deed.
  • Estoppel fees from an HOA or condo association.
  • The owner's title policy and the title search, when the seller-pays box is checked.
  • A municipal lien search, under the same box.
  • Fees to record anything needed to clear title.
  • Your own attorney and closing service fees.
  • FIRPTA charges, if you are a foreign seller.

The buyer pays for the survey, inspections, the appraisal, loan costs and deed recording. They also pay the association's application or transfer fee. Your commission sits outside the contract, in your listing agreement.

Doc stamps and title insurance for a Greenacres sale

Florida taxes deeds at 70 cents per $100 of the price, per the Department of Revenue. Here is what that means at a few Greenacres prices:

  • $180,000 condo: $1,260
  • $250,000 villa or townhouse: $1,750
  • $400,000 single-family home: $2,800

Title insurance comes next. In Palm Beach County the seller usually pays for the owner's policy and picks the closing agent, according to Palm Beach Title. The premium is set by state rule, not by the title company. Under Rule 69O-186.003, it is $5.75 per $1,000 for the first $100,000 of price and $5.00 per $1,000 above that, up to $1 million.

So a $250,000 sale carries a $1,325 base premium. Also, if you bought with an owner's policy and still have it, give your agent a copy. The Florida CFO says a lower reissue rate can apply when a prior owner's policy exists.

On top of the premium, the title company charges for the search, the lien search and its settlement work. Those fees vary, so compare written quotes.

Seller closing costs in Greenacres for HOA, villa and condo owners

Many Greenacres homes sit in associations, from small villa communities to condo buildings. If yours does, you will need an estoppel certificate. It states your dues, any assessments and any balance owed.

Florida caps the estoppel fee at $250 when your account is current. A rush delivery within 3 business days can add $100. If you are behind, the association can add up to $150. These caps can also rise every 5 years with inflation, so ask for the current fee. The association has 10 business days to deliver it, and it stays valid for 30 days, or 35 if mailed.

Some condo buildings also require board approval of the buyer, and some limit rentals. That matters a great deal in Greenacres, since many buyers are investors. Selling a rented home in Greenacres

Greenacres has a large rental market. Pure Equity's MLS data showed 273 active rentals with a median asking rent of $2,100 on October 1, 2026. So plenty of sellers here are landlords. A sale with a tenant in place adds a few items. First, note that the standard form expects the home to be delivered free of tenants. If the lease will stay in place, paragraph 6(b) must be checked.

  • Deposits and advance rent. Under the contract's proration rules, the tenant's security deposit and any rent paid in advance are credited to the buyer at closing. That money comes out of your proceeds.
  • Tenant estoppel letters. The contract asks the seller to give the buyer letters from each tenant at least 10 days before closing. Those letters confirm the rent, the deposit and the length of the lease.
  • Rent proration. Rent for the month of closing is split, like taxes, through the day before closing.

An investor buyer will usually want the lease and the rent history early. Have them ready, because gaps can slow down the closing.

Taxes, liens and other seller closing costs in Greenacres

Florida property taxes are due November 1, covering the year that is ending. So a seller who closes before then owes the buyer a credit. The contract prorates taxes through the day before closing, based on the current bill if it exists. Otherwise it uses the current assessment and last year's millage, or last year's tax. It also assumes the 4% November discount.

A rental home has no homestead exemption. So an investor seller's tax bill, and so the proration, is often higher than a long-time owner's next door.

The lien search can also turn up unpaid government charges, such as utility or special assessment liens. Those are paid out of your proceeds. Under paragraph 9(f), the seller pays public body liens certified before closing, while the buyer pays most others.

Finally, FIRPTA. If the seller is a foreign person, the buyer generally must withhold 15% of the amount realized for the IRS. However, there is an exception when the price is $300,000 or less and the buyer plans to live in the home. Many Greenacres homes fall under that price, so it is worth checking with a tax advisor early.

Doc stamps, title and estoppel total $3,325, or about 1.3% of the price. Commission comes on top, at $2,500 for each percentage point you agree to. The deposit credit is not a true cost, since you were holding that money for the tenant. Even so, it is cash you will not receive at closing.

Buyer credits and the Greenacres market

Many Greenacres buyers are first-timers with tight budgets. So they often ask the seller to pay part of their closing costs. A credit like that is a seller cost, because it lowers your net just like a price cut.

County data shows why buyers can push. Miami Realtors reported that in August 2026, Palm Beach County condos and townhouses sold for a median of $300,000. They took a median of 69 days to go under contract, with 6.7 months of supply. Single-family homes sold for a median of $650,000, took 40 days and had 3.5 months of supply. So a condo or villa seller in Greenacres faces more competition than a house seller, and credit requests are more common.

Compare offers by net, then. A higher price with a big credit can leave you with less than a lower clean offer.
