Commission is the biggest expense for most sellers. Rates and terms are negotiable. Since the 2024 National Association of Realtors settlement, offers of pay to buyer's agents are no longer posted on the MLS. Documentary stamp tax

The state charges 70 cents for each $100 of price when the deed is recorded. Under Department of Revenue rules, all parties are liable for it. Even so, the seller pays by custom in Palm Beach County, and the standard contract follows that custom.
