Seller Closing Costs in Lantana: What You'll Pay and What You'll Net

October 1, 2026 · 7 min read · By Onias Derilus, Broker

Lantana sellers pay commission, deed tax, the owner's title policy and a tax proration, and condo sellers add estoppel and resale documents. This guide prices each item and builds a sample net sheet.

Seller closing costs in Lantana follow the same Palm Beach County rules as the rest of the county, but the town's mix of older houses and condos changes which items land on your statement. A house sale usually turns on commission, deed tax, title insurance and the tax proration. Meanwhile, a condo sale adds association paperwork that Florida law now requires sellers to hand over. This guide covers both, with local market data and a worked net sheet.

Key takeaways

  • In Q4 2025, Lantana's 19 single-family sales had a median price of $488,000, according to Miami Realtors. With so few sales, one quarter can swing a lot.
  • Florida's deed tax is 70 cents per $100. On a $488,000 house, that is $3,416.
  • By Palm Beach County custom, the seller usually pays for the buyer's owner's title policy.
  • Condo sellers must give buyers the association documents listed in Florida Statutes 718.503, including the milestone inspection summary and reserve study, if one exists.
  • In our house example, costs other than commission came to about 2.2% of the price before the mortgage payoff. Commission is added on top at whatever rate you negotiate.

Lantana at a glance for sellers

Lantana is a small coastal town between Lake Worth Beach and Boynton Beach. It covers about three square miles and had 11,504 residents in the 2020 Census. The town dates to 1921, when it was incorporated and 22 people voted in its first election.

Today, much of the housing is older single-family homes on modest lots, along with condo buildings. That matters for closing. House sellers deal with older roofs and systems at inspection, while condo sellers deal with association rules, reserves and estoppel letters.

Market data that sets seller closing costs in Lantana

According to Miami Realtors, Lantana recorded 19 single-family sales in Q4 2025. The median sale price was $488,000, up 6.4% from a year earlier. Sellers received 93.3% of their original list price, and supply stood at 5.0 months. The median time to contract was 120 days, far longer than a year earlier. Even so, with only 19 sales, a few slow listings can stretch that figure.

Pure Equity's MLS data as of October 1, 2026 showed 168 active residential listings in Lantana. The median list price was $372,500, or $339 per square foot. Active listings had been on the market an average of 120 days. Because condos and houses are mixed together, the list median sits well below the house sale median.

Across Palm Beach County in August 2026, single-family homes sold for a median of $650,000 and condos and townhouses for $300,000, according to Miami Realtors. So Lantana houses sell below the county median, and condos are a big part of the local market.

Line by line: seller closing costs in Lantana

Commission

Commission is negotiable and is typically the largest cost. Since August 2024, offers of compensation to buyer's agents are no longer posted on the MLS, so you settle those terms with your listing agent in a written agreement.

Doc stamps

When the deed is recorded, Florida collects 70 cents per $100 of the sale price, or any part of $100. The Florida Department of Revenue holds all parties liable, but Palm Beach County custom puts the cost on the seller. Your contract should confirm it.

Owner's title insurance

Here the seller customarily picks the closing agent and pays for the owner's policy. Florida sets that premium by rule at $5.75 per $1,000 of coverage up to $100,000, then $5.00 per $1,000 up to $1 million. Since the premium is fixed, compare closing agents on service and their other fees.

Settlement and search fees

Expect a settlement fee plus charges for lien searches, permit searches and recording your mortgage release. Each firm prices these differently, so ask for a written quote up front.

Condo seller closing costs in Lantana

If you are selling a condo, add these items to your list.

Estoppel certificate

The association must deliver an estoppel certificate within 10 business days of a request. Under Florida Statutes 718.116, the fee may not exceed $250 when the account is current. Rush delivery within three business days can add $100, and a past-due balance can add up to $150. Those caps may be adjusted every five years for inflation.

Required resale documents

Florida law requires a condo seller to give the buyer the declaration, articles, bylaws and rules, the latest financial statement and budget, and a FAQ sheet. The list also includes the summary of any milestone inspection report and the latest structural integrity reserve study, or a statement that none has been done. The buyer can cancel within 7 business days after receiving these documents, so deliver them early.

Special assessments

Some Florida condo buildings have passed special assessments for repairs or reserves. Ask your association what is pending. The contract decides who pays an assessment that comes due around closing, and buyers will price it into their offer.

A quick condo example

On a $300,000 condo, doc stamps would be $2,100, and a current-account estoppel would cost up to $250. The owner's title premium would be $1,575 at the state rate. Commission, closing fees and prorations would come on top.

Older-house items in seller closing costs in Lantana

Many Lantana houses were built decades ago. That age does not add a fee by itself, but it often leads to credits and delays that cut into your net.

Roof age and insurance

Insurers in Florida often ask about the age and condition of the roof, along with the electrical, plumbing and heating systems. If a buyer struggles to get coverage, they may ask for a price cut or a repair credit. A recent roof, with the permit to prove it, removes that worry. If your roof is near the end of its life, get a quote now so you can decide whether to replace it or price it in.

Open permits and code issues

Your closing agent will search for open permits and code cases. Old work, such as an enclosed patio or a replaced water heater, may never have been closed out. Each open item can delay closing until it is resolved. Ask the town or your agent to check before you list, so you have time to fix problems without pressure.

Sample net sheet: seller closing costs in Lantana

This example shows the math. It is not a quote. Picture a single-family home, not in an HOA, that sells for $488,000, the Q4 2025 median. The closing is May 31, and the owner owes $210,000.

  • Sale price: $488,000
  • Commission: your negotiated rate, shown here as X% of the price. Each 1 percentage point is $4,880, so it is left out of the totals below.
  • Doc stamps (4,880 x $0.70): $3,416
  • Owner's title policy (promulgated rate): $2,515
  • Settlement, searches and recording (assumed): $1,500
  • Property tax proration (assume $8,000 a year, 151 days): about $3,310
  • Mortgage payoff (assumed): $210,000

Before the payoff and not counting commission, seller closing costs in Lantana come to about $10,741 in this example, or roughly 2.2% of the price. After the payoff, the estimated net is about $267,259, minus X times $4,880 for an X% commission.

Where the tax credit comes from

Florida property taxes are paid in arrears. Bills go out in the fall, with a 4% discount for November payment that drops to 1% by February. So a May seller has not paid the current year's taxes, and the buyer receives a credit for January through May.

Title premium math

At the state rate, the first $100,000 of coverage costs $575. Then the remaining $388,000 costs $1,940. Together, the premium comes to $2,515.

How to lower seller closing costs in Lantana

  • Get condo documents together early, so the buyer's 7-day review clock starts sooner.
  • Order the estoppel ahead of time to avoid the rush charge.
  • Pre-inspect an older house and fix small items before buyers find them.
  • Negotiate the commission in writing before you list.
  • Close earlier in the year when you can, to shrink the tax proration.
