Is Westlake a good place to live? For buyers who want a new home, a builder warranty and a planned town that is still filling in, it can be a strong choice. For buyers who want mature trees, a deep resale market and shops that have been open for decades, it may feel too young. Westlake is Palm Beach County's newest city, and almost every home there was built in the last decade. The quick verdict on whether Westlake is a good place to live

Westlake works best for people who like new things. New roofs, new windows, new appliances and modern floor plans mean fewer repair surprises in the first years. In addition, newer homes are built to current Florida building codes, which can help with insurance quotes.

The trade-off is time. Landscaping is still growing in, construction continues on many streets, and the city's shops and services are still being added. If you can live with that, you get in early on a town that is still taking shape.

How Westlake became a city

For decades, this land was Callery-Judge Grove farmland inside the Seminole Improvement District. According to the City of Westlake, Minto bought the district's roughly 4,000 acres in September 2013. Residents then voted to convert the district into a city.

The city became official on June 22, 2016, after a resident vote. The 2020 Census counted 906 residents. By 2024, WLRN reported more than 7,000 people, and growth has continued since. That pace is the single biggest fact to understand about the city.

New homes with fewer surprises

Most homes in Westlake are single-family houses and townhomes built by Minto and partner builders. Many are still under a builder warranty. For buyers worn out by older homes with aging roofs and plumbing, that is a real relief.

New homes also tend to have impact windows or storm protection and modern wiring. Ask for the permit dates and warranty papers, since coverage terms differ by builder.

No CDD fees, according to WLRN

Many new communities in Florida finance roads and utilities through a community development district, which adds a yearly charge to the tax bill. WLRN reported in 2024 that Westlake does not use a CDD for its homes. Instead, the Seminole Improvement District operates and maintains infrastructure.

That does not mean the tax bill is light. Property taxes still apply, HOA dues vary by neighborhood, and the city bills a residential solid waste assessment. Look at the most recent bill for any home before you make an offer.

Construction and a town still filling in

Minto is capped at 6,500 homes, according to WLRN, and many are not built yet. So expect dump trucks, dust and new phases opening near you for years. Some residents enjoy watching the town grow. Others find the noise wearing.

Before you buy, ask the sales office or the city what is planned for nearby vacant land. A future road, school or shopping center can change traffic on your street. Also, the city's planning pages and council agendas show upcoming projects, so skim them for your area.

Resale competes with the builder

When you sell, you may compete with new homes down the street. Builders can offer incentives that a private seller cannot, such as rate buydowns or upgrades. That can slow a resale or cap the price while building continues.

A small market with thin data

Long drives east

Westlake is farther west than Wellington or Royal Palm Beach. Jobs and beaches in West Palm Beach mean a drive on Southern or Okeechobee boulevards, and traffic on both builds at rush hour. Test the commute at the hours you will actually travel.

According to Pure Equity's MLS data as of October 1, 2026, Westlake had 107 active residential listings. The median list price was $749,000, and the median list price per square foot was $312. Those active listings had been on the market an average of 94 days. These are asking prices, and the sample is small.

By comparison, Wellington's active listings had a median list price of $915,000 and $384 per square foot on the same date. For county context, Miami Realtors reported a Palm Beach County single-family median sale price of $650,000 in August 2026, with a median of 40 days to contract.

Renters have a small pool. Our data showed 71 active rentals in Westlake, with a median asking rent of $3,899. Renting for a year can be a smart way to test the commute before you buy.

Safety, health care and schools in Westlake

Westlake relies on county agencies for public safety, including the Palm Beach County Sheriff's Office and Palm Beach County Fire Rescue. For crime data, use the sheriff's office and state reports rather than third-party rankings.

Medical care is mostly a drive away for now. Wellington Regional Medical Center is the closest full hospital for many residents, so check drive times and the status of any planned local facility before counting on it.

Schools come from the School District of Palm Beach County. In a fast-growing city, boundaries can shift as new schools open. So enter each address in the district's boundary tool and confirm with the district before you sign.

Is Westlake a good place to live if insurance costs worry you?

Newer construction often helps with wind insurance, but it does not remove the need to shop. Ask for a wind mitigation report on resale homes, and get quotes during your inspection period.
