Living in Abacoa, Jupiter: Town Center, Campus and Homes
October 1, 2026 · 8 min read · By Onias Derilus, Broker
A plain guide to Abacoa in Jupiter: the housing mix, the Town Center, the FAU campus, Roger Dean Chevrolet Stadium, the greenway and the two-layer HOA and POA setup buyers need to understand.
Living in Abacoa means living in one of Jupiter's largest planned towns. It is built around a walkable town center, a college campus and a ballpark. Abacoa covers 2,055 acres in Jupiter, just off I-95 near Donald Ross Road. It mixes houses, townhouses, condos and apartments over shops. This guide covers the homes, the Town Center, the campus, the ballpark, the parks and the two-layer HOA setup. Then you can decide if Abacoa fits the way you want to live.
Key takeaways
- Abacoa is a 2,055-acre mixed-use community in Jupiter, planned for more than 6,000 homes and about 3 million square feet of commercial space at full buildout.
- It follows New Urbanism ideas. Many homes have alley garages, so front porches face the street instead of garage doors.
- The Town Center sits next to Roger Dean Chevrolet Stadium, the spring training home of the St. Louis Cardinals and Miami Marlins.
- FAU's John D. MacArthur Campus, home to the Harriet L. Wilkes Honors College, is inside the community, and the Max Planck Florida Institute and UF Scripps work alongside it.
- Most homes belong to a neighborhood association and the Abacoa Property Owners' Assembly. The POA requires an estoppel on every sale.
What living in Abacoa is like day to day
Abacoa feels different from a typical gated Palm Beach County subdivision. Streets are narrow, sidewalks are wide, and many homes sit close to the road with porches out front. The EPA studied Abacoa as a smart growth example. It points to the sidewalks, bike paths and narrow streets that make walking easy.
The community is not gated as a whole. Instead, it is a set of separate neighborhoods linked by streets, parks and a long greenway. So you can walk or bike from many homes to the Town Center, the ballpark or the campus.
The land has a local history too. According to the EPA, Abacoa was developed by the John D. and Catherine T. MacArthur Foundation with Cypress Realty. Today, Abacoa is mostly built out, so buyers here are usually shopping resales rather than new construction.
Housing types you will find when living in Abacoa
Abacoa was designed to offer a wide range of home types in one place. The EPA says the plan includes houses on large and small lots, townhouses, condos and apartments over Town Center shops.
The Abacoa POA lists 18 residential neighborhoods on its website, and each one has its own management company. Its list includes:
- Antigua at Town Center, Cambridge, Canterbury Place and Charleston Court
- Dakota at Abacoa, Mallory Creek, Martinique and NewHaven
- Osceola Woods, San Palermo, Somerset and Tuscany
- Valencia, Windsor Park, Allure at Abacoa and The Island at Abacoa
- The Sophia at Abacoa and The Village at Abacoa
Home styles vary from street to street. In fact, each neighborhood was built with its own look. So a short walk can take you past several very different styles. Before you fall for one, check that neighborhood's home types, rules, fees and amenities. They are not the same across Abacoa.
Home prices and the Jupiter market
Prices in Abacoa swing widely by home type, from condos and townhouses to larger single-family homes. We do not quote an Abacoa-only median here, because small samples move around a lot from month to month. Instead, ask an agent for recent closed sales in the exact neighborhood you like.
For county context, Miami Realtors reported that the Palm Beach County single-family median reached $650,000 in August 2026. Homes took a median of 40 days to go under contract, and supply sat at 3.5 months. The condo and townhouse median was $300,000, with 69 days to contract and 6.7 months of supply. So, in general, sellers of houses had the upper hand, while condo buyers had more room to negotiate.
Abacoa's mix of townhouses, condos and smaller homes gives buyers more than one way in. You can browse the wider area on our Jupiter homes page.
Abacoa Town Center
The Town Center is the hub of the community. It holds restaurants, shops, offices and apartments, set around a small grid of walkable streets. Because it sits next to the ballpark, it gets busy on game nights and quieter on weekday mornings.
Residents use it for dinner, coffee and errands. The POA site also lists the Abacoa Golf Club, a garden club and Lighthouse Cove mini golf among local amenities. Event schedules change from year to year, so check the Town Center and POA calendars for current happenings.
Living close to the Town Center has trade-offs. On one hand, you can walk to dinner and a ballgame. On the other hand, you will hear more crowd and traffic noise during the season. If quiet matters most, look at neighborhoods farther from the stadium.
Roger Dean Chevrolet Stadium and baseball season
Roger Dean Chevrolet Stadium sits inside Abacoa. It is the spring training home of the St. Louis Cardinals and the Miami Marlins. After spring training, it also hosts two Single-A minor league teams: the Palm Beach Cardinals and a Miami Marlins farm team.
For residents, that means baseball for much of the year. Spring training brings visitors from out of town in late winter. Then the minor league season keeps a steady flow of games going into the summer. Many neighbors enjoy walking to a game. However, if you plan to buy near the stadium, visit on a game night to see how parking and noise affect the street.
Living in Abacoa near FAU and the research campus
FAU's John D. MacArthur Campus sits inside Abacoa, east of I-95 on Donald Ross Road. It is home to the Harriet L. Wilkes Honors College. According to FAU, the campus works on site with the Max Planck Florida Institute for Neuroscience and connects with UF Scripps, two research groups based nearby.
This brings students, faculty and researchers into the neighborhood. If you plan to buy a townhouse or condo as a rental, check that association's leasing rules first. They vary.
The campus also adds lectures, events and a younger crowd to the Town Center. For many residents, that is part of the appeal.
Parks, the greenway and the golf course
Green space is a big part of the plan. According to the EPA, Abacoa sets aside 393 acres of open space, including parks. Its greenway covers 260 acres of wetlands and pine woods, and 60 of those acres are set aside as habitat for the gopher tortoise, a protected species.
The greenway also helps with stormwater. It lets rain soak slowly into the ground instead of running off. For residents, it means walking paths and natural views close to home.
Abacoa also has an 18-hole public golf course, the Abacoa Golf Club. Because it is public, you do not need a private club membership to play. If you want a private club instead, see our guide to Jupiter country club membership fees.
HOA and POA structure for living in Abacoa
This is the part buyers most often miss. Most Abacoa homes sit under two layers of governance:
- Your neighborhood association. Each one has its own rules, budget and manager. Some run a pool, keep up common areas or handle outside upkeep.
- The Abacoa Property Owners' Assembly. The POA covers the wider community. Its website notes that an Abacoa POA estoppel is required for all sales.
So when you look at a listing, ask for both sets of fees and both sets of rules. Also ask about any special assessments, pet limits, parking rules and leasing limits. These can differ a lot between a Town Center condo and a single-family home in a quieter section.
Sellers should order estoppels early. Waiting until the last week can delay closing. Our guide to life in Jupiter covers the town-level costs that apply on top of HOA fees, such as insurance and taxes.
Getting around when living in Abacoa
Location is one of Abacoa's strengths. The community sits just off I-95, so drivers can reach the interstate in minutes from most streets. That makes trips south to Palm Beach Gardens and West Palm Beach simple for commuters.
Closer to home, many daily errands can happen on foot or by bike. For example, residents near the Town Center can walk to dinner, a ballgame or class. Still, most households here own cars, since grocery runs and school drop-offs often mean a short drive.
Before you buy, test the drive you would make most often. Try it at rush hour, and again on a spring training afternoon, when ballpark traffic adds to the mix near the stadium.
Who living in Abacoa suits best
Abacoa tends to fit buyers who want a walkable, social setting without moving downtown. It often appeals to:
- Families who like sidewalks, parks and a neighborhood feel
- Baseball fans who want games within walking distance
- University and research staff who work on the campus
- First-time buyers looking for a townhouse or condo in Jupiter
- Investors who follow each association's leasing rules
It may be a weaker fit if you want large acreage, a gated entry or total quiet. In that case, other parts of Jupiter or western Palm Beach County may suit you better.
