The cost of living in Jupiter is driven mostly by housing, and 2026 brings one new line on every tax bill. Jupiter is a town of 61,047 people in the 2020 Census, at the mouth of the Loxahatchee River in northern Palm Beach County. Families like its beaches and schools, and boaters like the inlet. Those draws keep home prices among the highest in the north county. On Oct. 1, 2026, the town also took over fire rescue from the county, which changed how residents pay for it. Cost of living in Jupiter at a glance
Jupiter has a wide range of homes. There are older single-family streets, waterfront homes with docks, gated golf communities, condos and townhouses. Abacoa, a planned community in the center of town, mixes homes with a walkable town center near FAU's Jupiter campus and Roger Dean Chevrolet Stadium, according to the Abacoa Property Owners Assembly.
Because of that range, a single average hides a lot. A condo near U.S. 1 and a riverfront house can differ by millions. Still, the overall picture is clear. Jupiter costs more to buy into than most of the county, while its town tax rate stays fairly low compared with many nearby cities.
Outside housing, Jupiter looks like the rest of South Florida. FPL supplies power, the state has no personal income tax, and sales tax in Palm Beach County is 6.5% in 2026.
Housing and the cost of living in Jupiter
According to Pure Equity's MLS data as of October 1, 2026, Jupiter has 766 active residential listings. The median list price is $859,495, and the median asking price per square foot is $498. These are asking prices for condos and houses together, so they are not sale prices.
Active listings have been on the market an average of 118 days. That measures how long today's listings have waited, not how fast homes sell. For a countywide view, the August 2026 report from Miami Realtors showed a single-family median sale price of $650,000 and a median of 40 days to contract. In other words, Jupiter's asking prices sit well above the county's typical sale.

Jupiter property taxes after the fire rescue change
For years, Jupiter owners paid a separate county fire rescue levy. That ended when the town launched Jupiter Fire Rescue on Oct. 1, 2026. Now the town funds fire service through its own millage and a new per-property fee.
The Town of Jupiter lists its adopted 2026 to 2027 rate as 2.3894 mills for the general fund and capital projects, plus 1.1992 mills for the fire fund. That is 3.5886 mills in total. The town says about 13% of a resident's tax bill goes to the town itself.
In June 2026, the council also approved a non-ad valorem fire assessment, a flat charge per property, by a 3 to 1 vote. According to WFLX, the fee replaces the county fire charge on bills. Town officials said owners would save about $10 million in the first year compared with staying with the county. The town offers an online calculator to estimate your own charge.
The full tax rate for a Jupiter address
Here is our count from the Property Appraiser's 2026 proposed millage table, last updated August 19, 2026, with the town's adopted rate:
- Town of Jupiter: 3.5886 mills.
- Palm Beach County: 4.5000 mills, plus a small debt service levy.
- School Board: 6.287 mills in total.
- County Library: 0.5491 mills.
- Jupiter Inlet District: 0.0722 mills.
- Children's Services, the Health Care District and regional water levies: about 1.4 mills combined.
That adds up to about 16.4 mills, or about $16.40 per $1,000 of taxable value. Then add flat charges such as the fire assessment and solid waste. The county, school and district figures are proposed rates. As of October 1, 2026, the Property Appraiser had not posted final 2026 rates, so confirm the adopted rates on your November tax bill.
Homestead savings for full-time residents
If Jupiter will be your permanent home, file for homestead with the Property Appraiser by March 1. You can take up to $50,000 off your taxable value, though the second $25,000 does not apply to school taxes. After that, Save Our Homes caps yearly increases in assessed value at 3% or the CPI change, whichever is lower.
Seasonal owners do not get these breaks. So a second home in Jupiter will carry a higher tax bill than the same home owned by a full-time resident.
Homeowners insurance and the cost of living in Jupiter
Insurance can rival the tax bill here. The state's July 2026 report put the average Palm Beach County premium at $6,323 a year, as WFLX reported. That was a 1.4% drop since January. Statewide, Florida Realtors reported an average of $3,736 in the admitted market, and more rate cuts were approved in September 2026.
Your own premium depends on the home. Waterfront and east-side homes often face more wind and flood risk. Older houses may need extra inspections. For instance, Citizens requires a four-point inspection on homes more than 20 years old.
Newer construction usually helps. Homes with impact glass, shutters or a newer roof can earn wind mitigation credits. Ask the seller for any wind mitigation report and the roof age before you write an offer.
Flood insurance near the water
Homes near the Intracoastal, the river and the inlet may sit in a flood zone. If so, your lender can require flood coverage. Check the address on the FEMA Flood Map Service Center, then get a quote. Our Florida flood insurance guide explains the options.
HOA fees and community costs
A large share of Jupiter homes sit in HOA or condo communities. Gated golf clubs may add membership dues on top of HOA fees. In a large planned area, you may also pay a master association and a smaller neighborhood association.
Because the range is so wide, we do not quote a typical HOA cost. Before you buy, request the budget, reserve details, rules and any pending special assessments. If a club is involved, ask whether membership is required with the home.
Utilities and the everyday cost of living in Jupiter
Jupiter's water comes from the town. Its utility FAQ says the water service area runs from south Martin County to Juno Beach. However, the town does not provide sewer. For most addresses, the Loxahatchee River District handles wastewater, which means a separate bill.
FPL provides electricity. Its typical 1,000 kWh residential bill is $136.64 a month in 2026, per FPL. Larger homes with pools usually use much more than 1,000 kWh in summer.
On the plus side, Florida has no personal income tax. The county sales tax rate fell to 6.5% on Jan. 1, 2026, according to the Department of Revenue. Boat owners should also budget for slip fees, maintenance and insurance, which vary widely.
Sample budgets for the cost of living in Jupiter
These two budgets assume 20% down and a 30-year fixed loan at 7.03%, Freddie Mac's average for the week of Sept. 24, 2026. They also assume a homestead and a taxable value near the price. Use them as a rough guide only.
An $850,000 single-family home
- Principal and interest on a $680,000 loan: about $4,538 a month.
- Property tax at about 16.4 mills with homestead: about $1,108 a month.
- Insurance at the county average: about $527 a month.
- Electricity at FPL's typical bill: about $137 a month.
That is about $6,310 a month before water, sewer, the fire assessment, HOA dues and upkeep. For a second home without homestead, taxes rise to about $1,163 a month.
A $450,000 condo or townhouse
- Principal and interest on a $360,000 loan: about $2,402 a month.
- Property tax with homestead: about $560 a month.
- Electricity: about $137 a month.
- Insurance: your HO-6 or HO-3 quote.
- Association dues: the community's current figure.
The known lines total about $3,099 a month. Then add dues and insurance. Compare that with the $4,200 median asking rent before you decide to rent or buy.
