The cost of living in Greenacres is lower than in most of Palm Beach County, mainly because homes cost less to buy and rent. Greenacres sits in the center of the county, west of Lake Worth Beach and east of Wellington, so the drive to West Palm Beach is short. Even so, a cheaper price does not mean cheap ownership. Property taxes, insurance and association dues add up fast in Florida. This guide walks through each cost with 2026 numbers and ends with two sample monthly budgets for owners.

Cost of living in Greenacres at a glance

Greenacres is a city of established neighborhoods. It was first incorporated as Greenacres City in 1926, and most of its homes went up in the decades after. Today you will find small single-family homes, villas and townhouses in HOA communities, and garden-style condos, including several 55+ communities.

That mix keeps prices below the county average. In August 2026, the county's single-family median sale price was $650,000 and the condo and townhouse median was $300,000, according to Miami Realtors and the Beaches MLS. Greenacres asking prices sit well under the first figure, partly because condos and villas make up a large share of listings.

The rest of your budget looks like most of South Florida. Insurance is high, electricity is moderate, and Florida has no state personal income tax. So for many households, the biggest swing items are the house payment and the insurance bill.

Housing: what it costs to buy or rent in Greenacres

According to Pure Equity's MLS data as of October 1, 2026, Greenacres has 472 active residential listings. The median list price is $252,450, and the median asking price per square foot is $214. Keep in mind that this is an asking price for condos and houses mixed together, not a sale price.

Active listings have been on the market an average of 98 days. That figure measures how long current listings have been waiting, so it is not the same as how long a home takes to sell. Still, it hints that buyers have some room to negotiate, especially on condos.

For renters, the same data shows 273 active rentals with a median asking rent of $2,100 a month. That makes Greenacres one of the lower-rent cities in our coverage area. Property taxes and the cost of living in Greenacres

Property tax is often the second-largest housing cost after the mortgage. In Florida, your bill equals taxable value times the total millage rate, divided by 1,000. One mill is $1 of tax for each $1,000 of taxable value.

Several bodies set a rate, and a Greenacres address pays all of them. Here is our count from the Palm Beach County Property Appraiser's 2026 proposed millage table:

  • City of Greenacres: 6.3000 mills, unchanged from 2025.
  • Palm Beach County: 4.5000 mills, plus a small debt service levy.
  • School Board: 3.0390 state and 3.2480 local, or 6.287 mills in total.
  • County Library: 0.5491 mills, since Greenacres is inside the library taxing district.
  • Children's Services, the Health Care District, the water management district and the inland navigation district: about 1.4 mills combined.

Together that is about 19.1 mills. Greenacres runs its own fire rescue department, and the county's fire rescue agency lists the city as one it dispatches for rather than serves. So our count leaves out the county fire levy. Still, always check the exact bill for any parcel you like, because special districts can add more.

The rates above are proposed. The Property Appraiser's table was last updated August 19, 2026, and as of October 1, 2026 it had not posted final 2026 rates. Confirm the adopted rates on your November tax bill.

Homestead and Save Our Homes

If you make the home your permanent residence, you can apply for the homestead exemption by March 1. It cuts up to $50,000 from your taxable value. The first $25,000 applies to all taxes, while the second $25,000 does not apply to school taxes.

After that, Save Our Homes limits how much your assessed value can rise each year. Under section 193.155, the cap is 3% or the change in the CPI, whichever is lower. Over time this can keep your bill well below what a new buyer would pay. Also, Amendment 3 on the November 2026 ballot would raise the homestead exemption for non-school taxes if voters approve it.

Homeowners insurance costs in Greenacres

Insurance is the cost that surprises newcomers most. The Florida Office of Insurance Regulation's July 2026 report put the average Palm Beach County premium at $6,323 a year, down 1.4% from January, as WFLX reported. Statewide, the average premium in the admitted market is $3,736 with wind coverage, according to Florida Realtors.

Those are averages across all policies, so your quote can land far above or below them. In Greenacres, the age of the home matters a great deal, because many houses date from the 1970s through the 1990s. For example, Citizens Property Insurance requires a four-point inspection for homes more than 20 years old. It also wants proof of at least five years of remaining life on a shingle roof older than 25 years.

Flood insurance

Standard policies do not cover flood. Greenacres is inland, but some streets sit near canals and low areas. Look up any address on the FEMA Flood Map Service Center before you make an offer. If your lender requires flood coverage, get that quote early too.

HOA fees and special assessments

Many Greenacres villas, townhouses and condos sit inside associations. Dues vary widely, so we will not quote a typical number. A small villa community with a pool may charge far less than a condo that insures its own buildings.

Utilities and everyday expenses

FPL supplies electricity across Greenacres. For 2026, its typical 1,000 kWh residential bill is $136.64 a month, according to FPL. Summer bills often run higher because air conditioning works hard from June to September.

For water and sewer, the city's planning documents say Palm Beach County Water Utilities provides service, while some older homes still use private septic systems. So ask the seller which applies, and request a few recent bills. Trash collection usually shows up as a flat charge on the property tax bill, not on a monthly utility statement.

Beyond housing, two tax facts help. First, Florida does not impose a personal income tax, according to the Florida Department of Revenue. Second, Palm Beach County's sales tax dropped to 6.5% on Jan. 1, 2026, when a new 0.5% school surtax replaced the old 1% infrastructure surtax.

Sample budgets for the cost of living in Greenacres

Here are two sample owner budgets. Both assume 20% down and a 30-year fixed loan at 7.03%, the Freddie Mac average for the week of Sept. 24, 2026. They also assume a homestead and a taxable value close to the price. Your own numbers will differ, so treat these as a starting point.

A $250,000 condo or villa

  • Principal and interest on a $200,000 loan: about $1,335 a month.
  • Property tax at about 19.1 mills with homestead: about $331 a month.
  • Electricity at FPL's typical bill: about $137 a month.
  • Insurance: your own HO-6 or HO-3 quote, depending on what you own.
  • HOA or condo dues: your association's current figure.

The known lines come to about $1,803 a month. Add dues and insurance to see the full picture. Meanwhile, renting a similar home at the city's $2,100 median asking rent may cost about the same or more, so run both numbers.

A $400,000 single-family home

  • Principal and interest on a $320,000 loan: about $2,135 a month.
  • Property tax with homestead: about $569 a month.
  • Insurance at the county average: about $527 a month.
  • Electricity: about $137 a month.

That totals about $3,368 a month before water, sewer, any HOA dues and upkeep. Without a homestead, as with a second home, the tax line rises to about $635 a month.

How to lower your cost of living in Greenacres

A few steps can trim the monthly number. Here is what we suggest to buyers.

  1. Get insurance quotes before you make an offer, not after.
  2. Favor homes with a newer roof, impact windows or shutters, and ask for the last wind mitigation report.
  3. File for homestead by March 1 after you buy.
  4. Compare HOA budgets and reserves across communities, along with the monthly dues.
  5. Check the flood zone, since a lower-risk zone can save a lot each year.
