The cost of living in Boynton Beach depends a great deal on where in the city you buy and what kind of home you choose. Boynton Beach sits between Delray Beach and Lantana in southern Palm Beach County, and it had 80,380 residents at the 2020 Census, per the county planning department. East of I-95 you find older houses, marinas and the beach. Out west you find villas, newer subdivisions and many 55+ communities. Housing and the cost of living in Boynton Beach

Housing is the largest cost for most households. According to Pure Equity's MLS data as of October 1, 2026, the city had 1,612 active residential listings. The median list price was $334,500, and the median list price per square foot was $237. Active listings had been on the market an average of 112 days. For context, Miami Realtors reported a Palm Beach County single-family median sale price of $650,000 in August 2026, with a condo and townhouse median of $300,000. So the city's blended median reflects its large share of condos, villas and 55+ homes. A single-family house east of I-95 or in a newer western community can cost much more.

How property taxes shape the cost of living in Boynton Beach

In Palm Beach County, a tax bill equals taxable value times total millage. One mill is $1 for every $1,000 of taxable value. The Property Appraiser's 2026 proposed millage list, last updated August 19, 2026, shows these main rates for parcels inside the city. Final 2026 rates had not been posted as of October 1, 2026:

  • City of Boynton Beach: 7.7500 mills, the same as the 2025 final rate.
  • Palm Beach County: 4.5000 mills.
  • School Board: 3.0390 (state) plus 3.2480 (local).
  • Children's Services and Health Care District: 0.4908 and 0.6561 mills.

Smaller levies, such as the water management districts, and non-ad valorem assessments also appear on most bills. Your TRIM notice in August lists the full set for your parcel.

Homestead savings

If the home will be your permanent residence, file for the homestead exemption by March 1. The Florida Department of Revenue says it can reduce taxable value by as much as $50,000. According to the Property Appraiser, the first $25,000 applies to all taxes, including school taxes. It also limits yearly increases in assessed value to 3% or the change in CPI, whichever is lower.

Note that a buyer's taxes reset after a sale. So the seller's current bill can be much lower than yours will be, especially on a home the seller owned for many years.

Utilities and the everyday cost of living in Boynton Beach

Boynton Beach Utilities provides drinking water and wastewater service to about 112,000 customers in the city, nearby towns and parts of unincorporated Palm Beach County. Inside city limits, it also runs stormwater service. Electricity, internet and phone come from private companies.

Summer air conditioning is often the biggest utility bill. Ask the seller for 12 months of bills, and check the age of the AC system during inspections. Pool care, lawn service and pest control add more if your association does not cover them.

Beach access has its own small cost. The city's parking division sells an annual resident beach permit for $65, valid October 1 to September 30. Residents 65 and older and veteran residents pay $50. You must live in or own property within the city limits to qualify.

HOA, condo and 55+ costs in Boynton Beach

A large share of western Boynton homes sit in an HOA, a condo association or a 55+ community. Dues vary widely. They can cover lawn care, a clubhouse, security gates, a pool, cable or building insurance. Therefore, ask each association for its current budget, its financial statement and any planned special assessments.

Condo buyers should also ask about structural rules. According to the Florida DBPR, condo buildings with three or more habitable stories need a milestone inspection starting at 30 years of age. They must also complete a structural integrity reserve study at least every 10 years. Those rules have raised dues in many older buildings, so read the reserve plan closely.

Insurance and the cost of living in Boynton Beach

Insurance costs vary too much from home to home for one average to help. Instead, focus on the factors that drive your quote:

  • Roof age and type. An older roof can raise the premium or limit which carriers will write the policy.
  • Opening protection. Impact windows and approved shutters can earn wind credits.
  • Location. Homes near the Intracoastal and the coast may sit in higher-risk flood zones. Check each address on FEMA's flood maps.
  • Building type. Condo owners insure the interior, while the association insures the structure through dues.

A wind mitigation inspection is worth ordering on most houses, and the Florida Office of Insurance Regulation explains the credits. Also note that Citizens Property Insurance requires flood coverage on policies with a dwelling value of $400,000 or more, and the rule reaches all its policies on January 1, 2027.

Sample monthly budgets for the cost of living in Boynton Beach

The two examples below are illustrations only. They assume a homestead, an assessed value equal to the price and 20% down on a 30-year loan at an example rate of 6.5%. Your lender, insurer and association will give you the real numbers.

Example one: a home at the median list price

Take a $334,500 purchase. After the $50,000 homestead exemption, non-school taxable value is $284,500. At 13.3969 mills (city, county, Children's Services and Health Care District), that is about $3,811 a year. School taxes apply to $309,500 at 6.2870 mills, or about $1,946. Together, that is roughly $5,757 a year, or about $480 a month.

Borrowing $267,600 at the example rate gives principal and interest of about $1,691 a month. So taxes plus the loan come to about $2,171 before insurance, dues and utilities.

Example two: a $250,000 condo or villa

On a $250,000 purchase, non-school taxable value is $200,000, for about $2,679 a year. School taxes on $225,000 add about $1,415. That is roughly $4,094 a year, or about $341 a month. Borrowing $200,000 at the example rate gives about $1,264 a month in principal and interest.

In both cases, add these lines from your own quotes:

  • Homeowners or HO-6 condo insurance.
  • Flood insurance, if required or wanted.
  • HOA or condo dues, plus any special assessment.
  • Electricity, water, internet and upkeep.
