Manalapan is a tiny estate town on the barrier island south of Palm Beach. Here are its real 2025 tax rate, recent sales, insurance and upkeep factors and two sample budgets at estate prices.

The cost of living in Manalapan is set by estate prices, not by averages. This very small, private town sits on the barrier island south of Palm Beach, with oceanfront estates along State Road A1A and lagoon-side homes on part of Hypoluxo Island. Because so few homes trade, a normal monthly budget does not fit. Instead, this guide shows the real tax rate, the costs that scale with value and two sample budgets at estate prices.

Why the cost of living in Manalapan is different

This is the Florida town in Palm Beach County, not Manalapan in New Jersey. It comes in two pieces that touch only by water. One part runs along A1A between the Lantana public beach and the inlet, according to the town's history page. The other covers roughly the southern third of Hypoluxo Island, which it shares with Lantana.

Town services

The town runs its own police department and its own water utility. According to the town, that utility blends water from shallow wells with water drawn from the deeper Floridan Aquifer and treated by reverse osmosis. For shopping, Plaza del Mar sits at East Ocean Avenue and A1A. Larger errands usually mean a drive to the mainland.

Home prices and the cost of living in Manalapan

According to Pure Equity's MLS data as of October 1, 2026, Manalapan had 19 active residential listings. The median list price was $69,200,000, or $4,320 per square foot. Active listings had been on the market for an average of 634 days. With a sample this small, a single listing can move every one of those figures.

Recent sales show the range at the top. In February 2026, a 2-acre oceanfront estate sold for $68.3 million, according to CBS12. In September 2026, a nearly 2-acre ocean-to-lake lot sold for $30 million, Hoodline reported. By contrast, Palm Beach County single-family homes sold for a median of $650,000 in August 2026, according to Miami Realtors.

Renting first

The same snapshot counted only 3 active rentals, with a median asking rent of $37,500 a month. So seasonal renting here takes patience and an early start. Many buyers instead rent elsewhere along the coast while they wait for the right property.

Property taxes and the cost of living in Manalapan

Palm Beach County taxes are measured in mills. One mill equals $1 of tax for every $1,000 of taxable value. In 2025, the levies that apply across the county added up to about 12.26 mills. Manalapan's town rate was 3.0 mills.

Together, that is about 15.26 mills, before any library or special district line that appears on a given bill. For comparison, the 2025 town or city rate was 2.611 mills in the Town of Palm Beach and 8.1308 mills in West Palm Beach. In other words, Manalapan's own levy is modest, but the dollar amounts are large because values are high.

How nearby coastal towns compare

Buyers often weigh Manalapan against other small towns along A1A. In 2025, the town operating rate was 3.75 mills in Lantana, 5.4 mills in Ocean Ridge and 3.4159 mills in Highland Beach, plus a small debt levy there. Some of those towns also pay county fire rescue, which adds another 3.4581 mills. So compare the full bill for each parcel, not just the town line.

Homestead and second homes

A permanent resident can claim the homestead exemption, which cuts taxable value by up to $50,000. At these prices, the bigger benefit is Save Our Homes. It caps yearly increases in a homestead's assessed value at 3% or the change in the Consumer Price Index, whichever is lower. Seasonal owners do not get that cap. Instead, non-homestead property is capped at 10% a year for non-school levies.

Portability for Florida movers

If you are selling another Florida homestead, you may be able to move up to $500,000 of your Save Our Homes benefit to the new home. Apply with the Property Appraiser on time, because the deadline matters.

Insurance and the cost of living in Manalapan

Insurance for an oceanfront or lagoon-front estate is a specialty purchase. Statewide averages, such as the $3,736 average premium reported by the Florida Office of Insurance Regulation for admitted insurers, do not describe homes at this level. Expect to work with an agent who places high-value homes and to compare several quotes.

Wind coverage, the hurricane deductible and replacement cost all need close review. Florida law requires insurers to offer discounts for proven wind mitigation features, so documentation for impact glass, roof attachment and shutters is worth keeping. Ask the seller for every recent inspection report.

Flood planning on a barrier island

With ocean on one side and the Lake Worth Lagoon on the other, flood risk deserves careful study. Check the FEMA flood map for the exact parcel and ask the seller for any elevation certificate. Federal flood policies have coverage limits, so many owners of high-value homes look at private flood coverage as well.

Estate upkeep and the cost of living in Manalapan

Large homes carry large running costs. Some of the biggest items include:

  • Seawalls and docks: waterfront structures need regular inspection and repair.
  • Landscaping and grounds: estate lots often need a regular crew.
  • Pools, generators and systems: service contracts add up across the year.
  • Staff and security: some owners employ house managers or private security.
  • Utilities: water comes from the town, and power for a large home can run far above a typical bill.

A common planning rule is to set aside 1% to 2% of a home's value each year for maintenance. At estate prices, that rule alone can mean six figures a year.

Sample budgets for the cost of living in Manalapan

These figures show the math, not a quote. They use the 2025 rate of about 15.26 mills and assume the assessed value equals the price. Insurance is left out on purpose, because quotes at this level vary too much to estimate.

Budget 1: a $10 million second home bought with cash

  • Maintenance reserve at 1% a year (assumed): about $8,333 a month
  • Insurance, flood and wind: get quotes before you sign
  • Staff, grounds and utilities: varies by property

Before insurance and staff, that is about $21,048 a month. A homestead would trim the tax bill only slightly in year one, but Save Our Homes would slow its growth over time.

Budget 2: the same home with an $8 million loan

At 7.03%, the Freddie Mac 30-year average on September 24, 2026, an $8 million loan would cost about $53,385 a month in principal and interest. Loans this size are jumbo loans, and their rates and terms differ from that average. Add the tax and maintenance lines above, and the total passes $74,000 a month before insurance.

How to manage the cost of living in Manalapan

  • Pull the current tax bill and every assessment line for the parcel.
  • Request insurance and flood quotes early in the inspection period.
  • Inspect seawalls, docks and roofs with marine and roofing specialists in addition to a general inspector.
  • File for homestead by March 1 of the year after you buy, if the home will be your permanent residence.
  • Pay the tax bill in November to earn the 4% early payment discount, which is large at these values.
