The cost of living in Tequesta comes down to a few big lines: the price of the house, the property tax bill, insurance and your utilities. Tequesta is a small village at the north end of Palm Beach County, where the Loxahatchee River meets the Intracoastal. It had 6,158 residents at the 2020 census, so the housing supply is thin and many homes are decades old. This guide walks through each cost with current numbers, then puts them together in a sample monthly budget for an owner.

Housing is the biggest cost by far. After that, the order usually runs taxes, insurance, then utilities and upkeep. Daily costs like groceries and gas track the rest of north Palm Beach County, since most residents shop in Jupiter, a few minutes south.
So the useful question is less about milk and more about the house. In particular, the age of the home, its distance from the water and whether it sits in an association will move your monthly number more than anything else. The sections below take each piece in turn.
Housing and the cost of living in Tequesta
According to Pure Equity's MLS data as of October 1, 2026, Tequesta had 98 active residential listings. The median list price was $700,000, and the median list price per square foot was $439. Those active listings had been on the market an average of 85 days. In addition, there were 85 active rentals with a median asking rent of $4,425.
Keep two cautions in mind. First, these are asking prices, not sale prices. Second, 98 listings is a small sample, so one riverfront estate can pull the median up. For that reason, compare closed sales on the same street before you set a budget. Our Tequesta page shows current listings.
For county context, Miami Realtors reported that the Palm Beach County single-family median sale price was $650,000 in August 2026, with a median of 40 days to contract. Condos and townhouses had a median of $300,000 and took 69 days.
What drives price inside the village
Tequesta grew up around the Tequesta Country Club after the village was incorporated in 1957. As a result, much of the housing dates from the late 1950s onward. You will find inland single-family homes, homes on the river and canals with docks, and a mix of condos and townhouses.
Generally, water frontage and ocean access sit at the top of the range. On the other hand, condos and dry-lot homes on inland streets cost less. Because the village is built out, new construction is rare. So most buyers pick between an updated older home and one that still needs work.
Property taxes and the cost of living in Tequesta
Your tax bill is the second big line. In Florida, the county tax collector sends one bill that combines every taxing authority. The Palm Beach County Property Appraiser's 2026 table lists Tequesta's operating rate at 6.4595 mills for both 2025 and the 2026 proposal. One mill equals $1 of tax for each $1,000 of taxable value.
Next come the layers every owner in the county pays. Here are the 2026 proposed rates from the same table:
- Palm Beach County operating and debt service: 4.5210 mills.
- School Board, state and local: 6.2870 mills combined.
- Children's Services Council: 0.4908 mills, and the Health Care District: 0.6561 mills.
- South Florida Water Management District levies and F.I.N.D.: about 0.26 mills combined.
- County Library District: 0.5491 mills. Tequesta is listed as part of the library district.
Together with the village rate, that adds up to roughly 19.2 mills before smaller district levies. Notably, Tequesta does not pay the county fire rescue levy, because it runs its own fire department. Village residents voted to create it in 1993. These are proposed rates from the Property Appraiser's table, last updated August 19, 2026. As of October 1, 2026, the Property Appraiser had not posted final 2026 rates, so confirm the adopted rates on your November tax bill.
Homestead and Save Our Homes
If the home is your permanent residence, the homestead exemption can cut up to $50,000 from its taxable value. The second $25,000 of that does not apply to school taxes. After that, Save Our Homes limits how fast the assessed value of a homestead can rise. For 2026 the cap is 2.7%, according to the Florida Department of Revenue.
Keep in mind that a buyer does not inherit the seller's capped value. The year after you buy, the home is reassessed at market value. So the seller's tax bill can understate yours by a wide margin. Movers from another Florida homestead may be able to carry part of their old benefit through portability, up to $500,000.
In addition, a proposed amendment (HJR 1-F) is on the November 2026 ballot. If voters approve it, the homestead exemption on non-school taxes would rise to $150,000 on January 1, 2027 and $250,000 in 2028. However, the Florida Senate says people who become Florida residents after December 31, 2026 would get a $50,000 exemption for four years first, which matters if you are moving here. Utilities and the cost of living in Tequesta
Tequesta is unusual for a village its size, since it runs its own water system. The Utilities Department handles water and stormwater, and the village describes the water system as an enterprise fund paid by the fees it charges. In other words, property taxes do not fund it. You can find current rates on the village's water service rates page.
Sewer comes from a separate agency. The Loxahatchee River District serves Jupiter, Tequesta, parts of Juno Beach and Jupiter Farms. It bills quarterly, with statements sent in early January, April, July and October. So budget for that bill on its own, rather than looking for it on the water statement.
Electric bills depend mostly on the size of the house, the age of the air conditioning and how many people live there. A pool pump adds to it as well. The simplest step is to ask the seller for 12 months of electric and water bills. That shows you the summer peak, which is when South Florida bills run highest.
Homeowners and flood insurance
Insurance is where Tequesta's older and waterfront housing shows up in the budget. Insurers look closely at the roof's age, the electrical and plumbing systems and the wind protection. For that reason, an older home without impact windows or a newer roof usually costs more to insure.
There is some good news for 2026. In September, the Florida Office of Insurance Regulation announced several approved rate cuts, including a -10.4% change for two insurers. It also reported that recent rate filings averaged a -4.8% change over 30 days. Even so, your own quote depends on the house, so get one during your inspection period.
Flood coverage near the river
Many Tequesta homes sit near the river, the canals or the Intracoastal. First, look up the flood zone on FEMA's Flood Map Service Center. Lenders require flood insurance in high-risk zones. Next, check the Citizens rule if you expect to use Citizens. Its flood requirement already covers policies with a dwelling value of $400,000 or more as of January 1, 2026, and all policies on January 1, 2027.
Also ask for a wind mitigation inspection. The Office of Insurance Regulation explains how features like roof straps, shutters and impact glass can earn premium credits. On an older home, those credits can make a real difference.
Boating, docks and upkeep
For many residents, the boat is part of the cost of living in Tequesta. A home with a dock saves marina fees. However, it adds the cost of maintaining the dock, the lift and often a seawall. Repairs on any of those can be expensive, so have them inspected along with the house.
Older homes also need a maintenance cushion. Many owners set aside money each year for the roof, the AC and plumbing. Meanwhile, condo owners pay through monthly dues and, in some buildings, special assessments. Ask for the budget, the reserve study and any recent milestone inspection before you buy a condo.
The beach itself costs little. Coral Cove Park, a county park at 1600 Beach Road, has 600 feet of guarded beach and 600 feet of Intracoastal frontage.
A sample monthly budget for the cost of living in Tequesta
Here is a simple example for a buyer who uses the village's median list price. It assumes a $700,000 purchase, 20% down and a 30-year fixed loan at 7.03%. That rate is Freddie Mac's average for the week of September 24, 2026.
- Loan amount: $560,000.
- Principal and interest: about $3,737 a month.
- Estimated property tax with homestead: about $12,650 a year, or roughly $1,054 a month. This uses the rates above and assumes the taxable value tracks the price.
- Homeowners, wind and flood insurance: get quotes, since they vary widely by roof age and flood zone.
- Water, sewer and electric: use the seller's last 12 months of bills.
- Association dues: zero for many single-family streets. For a condo, use the actual budget.
So before insurance and utilities, this owner spends roughly $4,800 a month. Without homestead, as with a second home, the tax line rises. In that case, the full taxable value is taxed and the Save Our Homes cap does not apply. Keep in mind that this is a rough estimate, not a quote. The appraiser sets value as of January 1, and other district levies can apply.
How a condo budget differs
A condo usually lowers the price, the tax bill and the maintenance you handle yourself. However, the dues cover the building's insurance, reserves and shared upkeep. As a result, two condos at the same price can have very different monthly costs. Compare them by total monthly outlay, not by price alone.
How Tequesta compares with nearby towns
Jupiter, the much larger town to the south, is the usual comparison. According to Pure Equity's MLS data as of October 1, 2026, Jupiter's median list price was $859,495, with a median of $498 per square foot. By contrast, Tequesta's was $700,000 and $439. North Palm Beach listed at a median of $529,900.
Taxes differ too. The 2026 proposed operating rate is 3.5886 mills in Jupiter and 7.4000 in North Palm Beach. Tequesta sits in between at 6.4595.
