The cost of living in Atlantis comes down to a few big items: the home price, property taxes, insurance and, for many owners, association dues. Atlantis is a small, gated golf city in east central Palm Beach County, with 2,142 residents at the 2020 census. Since so few homes trade here, broad averages can mislead. So this guide uses verified listing data and published tax rates, shows which costs you must quote yourself, and builds a sample monthly budget for an owner.

Atlantis at a glance
Atlantis covers about 1.4 square miles between Military Trail and Congress Avenue, with Lantana Road on the south. It was planned as a golf and country club community and incorporated on June 19, 1959, according to the City of Atlantis. HCA Florida JFK Hospital sits on its eastern edge, and with nearby medical offices it makes up most of the city's commercial property, according to the Historical Society of Palm Beach County.

Housing: the biggest part of the cost of living in Atlantis
Housing in Atlantis includes condos, villas, older ranch homes and some larger remodeled houses on golf or water views. Because the mix is so varied, one median price tells you little about any single home.
According to Pure Equity's MLS data as of October 1, 2026, Atlantis had 41 active residential listings. The median list price was $284,000, and the median list price per square foot was $193. Those listings had been active for an average of 94 days. Keep in mind that these are asking prices, not sale prices, and a handful of condo listings can pull the median down. For a wider view, Miami Realtors reported a Palm Beach County single-family median sale price of $650,000 in August 2026. The county condo and townhouse median was $300,000. In other words, a house in Atlantis can cost far more than the city's blended median suggests.
Renting instead of buying
Renters face a very thin market. As of October 1, 2026, our MLS data showed just 16 active rentals in Atlantis, with a median asking rent of $2,600. With so few choices, a rental can take time to find.
Property taxes and the cost of living in Atlantis
Property taxes are the cost newcomers most often underestimate. In Palm Beach County, your bill is the taxable value times the total millage, where one mill equals $1 per $1,000 of taxable value.
The Property Appraiser's 2026 proposed millage list, last updated August 19, 2026, shows these rates for Atlantis owners. Final 2026 rates had not been posted as of October 1, 2026:
- City of Atlantis: 6.1500 mills, unchanged from the 2025 final rate.
- Atlantis Neighborhood Improvement District: 1.0000 mill, listed as new for 2026.
- Palm Beach County: 4.5000 mills.
- School Board: 3.0390 (state) plus 3.2480 (local).
- Children's Services and Health Care District: 0.4908 and 0.6561 mills.

The neighborhood improvement district
The city created the Atlantis Neighborhood Improvement District to keep the community safe and secure. According to the City of Atlantis, the City Council is its board, with five resident advisors, and it reviews perimeter security, gates and guards. It now has its own budget, which is why a separate levy shows up for 2026.
Homestead and Save Our Homes
If Atlantis will be your permanent home, file for the homestead exemption by March 1. The Florida Department of Revenue says it can cut taxable value by as much as $50,000. According to the Property Appraiser, the first $25,000 applies to all taxes, including school taxes. The exemption also caps yearly increases in assessed value at 3% or the change in CPI, whichever is lower.
Insurance and the cost of living in Atlantis
Insurance is the hardest cost to predict, so we do not quote an average here. Instead, focus on the factors that move your premium.
- Roof age and type. Older roofs often cost more to insure, and some carriers will not write them.
- Window and door protection. Impact glass or approved shutters can earn wind credits.
- Year built. Many Atlantis homes date from the decades after 1959, so plumbing and electrical updates matter.
- Flood zone. Homes on water views may sit in a higher-risk zone. Check FEMA's flood maps for each address.
A wind mitigation inspection can lower a quote, and the Florida Office of Insurance Regulation explains the credits. In addition, Citizens Property Insurance now requires flood coverage on its policies with a dwelling value of $400,000 or more, and the rule extends to all its policies on January 1, 2027. For condo owners, the association insures the building, while you insure the interior and your belongings.
How association dues affect the cost of living in Atlantis
Many homes in Atlantis sit in a condo or homeowners association. Dues vary from community to community, and they can cover anything from lawn care and a pool to building insurance and reserves. So ask each association for its budget, its latest financial statement and any planned special assessments.
Condo buyers should look harder. Florida now requires condo buildings of three or more habitable stories to have milestone inspections starting at 30 years of age, and to complete a structural integrity reserve study at least every 10 years, according to the Florida DBPR. Those rules have pushed up dues in many older buildings across the state. If a building is under three stories, the rules differ, but you should still read the reserve plan.
Golf is a separate cost. Lost City Golf Club inside the city is private and member-owned, with membership by invitation. Buying a home does not come with a membership, so do not count on one when you budget.
Utilities and the everyday cost of living in Atlantis
The City of Atlantis provides water and sewer service. According to the city's FAQ, bills go out every other month, and the city also handles garbage, bulk and recycling pickup. Electricity, internet and phone come from private providers, so ask the seller for 12 months of bills to see real usage.
Summer air conditioning is usually the largest utility cost in South Florida. A newer, efficient AC system and good attic insulation can make a real difference. Also budget for pool care, pest control and lawn service if the association does not cover them.

A sample monthly budget for the cost of living in Atlantis
Here is an example for a buyer who pays $284,000, the current median list price, and makes it a homestead. It is an illustration only. Your price, loan terms, insurance quote and dues will differ.
Property tax in the example
Assume the Property Appraiser assesses the home at $284,000. After the full $50,000 homestead exemption, non-school taxable value is $234,000. At 12.7969 mills (city, district, county, Children's Services and Health Care District), that is about $2,994 a year. School taxes apply to $259,000 at 6.2870 mills, or about $1,628. The total comes to roughly $4,623 a year, or about $385 a month, before smaller levies and assessments.
Mortgage in the example
Next, suppose you put 20% down and borrow $227,200 over 30 years. At an example rate of 6.5%, principal and interest come to about $1,436 a month. Each $100,000 borrowed adds about $632 at that rate, so you can scale the math to your own loan. Ask your lender for a current rate quote.
