Cost of Living in Lake Worth: Housing, Insurance, Taxes and Everyday Expenses

Most Lake Worth mailing addresses sit in unincorporated Palm Beach County. This guide prices taxes, insurance, HOA dues and utilities there, then builds two sample monthly owner budgets.

The cost of living in Lake Worth depends first on which Lake Worth you mean. This guide covers the suburbs west of the City of Lake Worth Beach, where homes carry a Lake Worth mailing address but sit in unincorporated Palm Beach County. Most of them are in planned communities with an HOA. Below, we price the big monthly costs one at a time: the mortgage, property tax, insurance, HOA dues and utilities. Then we put them together in two sample owner budgets.

Where the cost of living in Lake Worth applies

The old City of Lake Worth renamed itself Lake Worth Beach after a 2019 vote. However, the post office still uses "Lake Worth" for a much larger area that runs well west of the city line. So two homes with the same city name on the envelope can pay different tax rates and get services from different providers.

In the unincorporated area, Palm Beach County handles permits, code enforcement and road maintenance. In addition, county fire rescue covers these neighborhoods, and residents pay for it through a separate tax levy. Our Lake Worth mailing address guide explains how to tell the two apart.

Check the parcel before you budget

Look up the address on the Palm Beach County Property Appraiser website. The record shows whether the parcel sits in a city or in unincorporated county land. It also lists last year's taxes and any non-ad valorem assessments. That one page gives you the most reliable starting numbers for any budget.

Housing, the largest share of the cost of living in Lake Worth

Pure Equity tracks the Lake Worth mailing-address area apart from the City of Lake Worth Beach. According to Pure Equity's MLS data as of October 1, 2026, the Lake Worth area had 840 active residential listings. The median list price was $424,950, or $250 per square foot. Active listings had been on the market for an average of 112 days.

Those are asking prices, and they mix condos, villas, townhouses and houses. For closed sales, the county report is a better guide. In August 2026, Palm Beach County single-family homes sold for a median of $650,000, according to Miami Realtors. Condos and townhouses sold for a median of $300,000.

Renting first

Renting is another option while you learn the area. The same MLS snapshot showed 514 active rentals with a median asking rent of $2,400 a month. That figure is useful as a yardstick when you compare it with the owner budgets below.

Property taxes and the cost of living in Lake Worth

Your tax bill is the sum of many levies, each measured in mills. One mill equals $1 of tax for every $1,000 of taxable value. The Palm Beach County Property Appraiser publishes each rate every year.

For 2025, the levies that apply across the whole county added up to about 12.26 mills. They cover the county, the school board, the water management district, the inland navigation district, the Children's Services Council and the Health Care District. Next, unincorporated parcels add the county fire rescue levy of 3.4581 mills and the library levy of 0.5491 mills. As a result, a typical unincorporated Lake Worth parcel paid about 16.27 mills in 2025.

Homestead and Save Our Homes

If the home will be your permanent residence, the homestead exemption can cut its taxable value by up to $50,000. The first $25,000 applies to all levies, while the second $25,000 does not apply to school taxes. After that, Save Our Homes limits yearly increases in a homestead's assessed value to 3% or the change in the Consumer Price Index, whichever is lower.

Keep in mind that the cap resets when a home sells. So the seller's tax bill is often far lower than yours will be. Budget from your own price, not the seller's bill.

Assessments on the same bill

The tax bill also carries non-ad valorem assessments. These are flat or unit-based charges, such as the Solid Waste Authority fee for trash and disposal. Some neighborhoods also pay a drainage or special district assessment. The Property Appraiser record lists them for each parcel.

Insurance and the cost of living in Lake Worth

Insurance is often the most variable line. The Florida Office of Insurance Regulation reported an average homeowners premium of $3,736 a year, with wind coverage, among admitted insurers. That average excludes Citizens and surplus lines carriers, and it is statewide, so treat it as a rough marker.

Several things move your own quote. Roof age and shape, window protection and the year the home was built all matter. Florida law also requires insurers to offer discounts for proven wind mitigation features, so a current wind mitigation inspection can lower the premium. On top of that, the hurricane deductible is usually a percentage of the dwelling coverage, so check it before you compare prices.

Flood coverage

Many suburban Lake Worth communities sit outside high-risk flood zones, but not all of them. Check the FEMA flood map for the exact parcel. Lenders require flood insurance in high-risk zones on federally backed loans. Citizens is also phasing in a flood coverage requirement for most of its policyholders.

HOA dues, utilities and daily costs in Lake Worth

HOA dues vary widely across Lake Worth communities. A gated community with a clubhouse, pools and staffed gates costs more than a neighborhood that only maintains common areas. Ask for the current budget, the reserve plan and any special assessment history before you sign a contract.

Power, water and trash

Power comes from FPL in much of the area, although the Lake Worth Beach electric utility also serves some county neighborhoods near the city. Under the rate agreement approved in November 2025, FPL puts its typical 2026 bill for 1,000 kWh a month at $136.64. Summer use with a pool can run much higher. Water and sewer may come from Palm Beach County Water Utilities or another provider, depending on the street, so ask the seller for recent bills.

Other everyday costs

Florida has no state income tax on wages. On the other hand, the state sales tax is 6%, and Palm Beach County adds a local surtax. Most residents drive, so plan for fuel, tolls on Florida's Turnpike if you commute, and auto insurance.

Sample budgets for the cost of living in Lake Worth

These examples show the math. They are not quotes. Both assume a 30-year fixed loan at 7.03%, the Freddie Mac average on September 24, 2026, with 20% down. For taxes, we assume the assessed value equals the price and apply the homestead exemption.

Budget 1: a $425,000 home in an HOA community

  • Principal and interest ($340,000 loan): about $2,269
  • Property tax (16.27 mills, homestead): about $521
  • Homeowners insurance (state average as a marker): about $311
  • HOA dues (assumed for this example): $300
  • Power (FPL typical 1,000 kWh): about $137
  • Water, sewer and internet (assumed): $200
  • Maintenance reserve (assumed): $175

The total comes to roughly $3,913 a month before groceries, transportation and flood coverage. That is well above the $2,400 median asking rent. Still, part of the mortgage payment builds equity every month.

Budget 2: a $300,000 townhouse or villa

At $300,000, the loan drops to $240,000 and principal and interest fall to about $1,602. Taxes come to about $352 a month at the same rate. HOA dues for attached homes often run higher because the association may insure or maintain more of the building. With $300 for insurance, $400 for HOA dues and $300 for utilities and upkeep, the total lands near $2,954 a month.

How to lower the cost of living in Lake Worth

  • File for homestead by March 1 of the year after you buy.
  • Order a wind mitigation inspection and send it to your insurance agent.
  • Compare HOA budgets, not just monthly dues, so a low fee does not hide thin reserves.
  • Pay property tax in November to take the 4% early payment discount.
  • Ask about portability if you are moving from another Florida homestead.
