Lake Worth Beach mixes historic cottages, condos and city-run utilities. Here are the real 2025 and 2026 numbers for prices, rents, taxes and insurance, plus two sample owner budgets.
Affordability in Lake Worth Beach comes down to more than the list price. This small coastal city has an arts-focused downtown, blocks of historic cottages, a city-owned beach and its own electric and water utilities. Each of those shapes what owners pay every month. Below, we walk through prices, rents, property taxes, insurance and utilities, then build two sample owner budgets with real 2025 and 2026 figures.

What sets affordability in Lake Worth Beach apart
The city was called Lake Worth until voters approved the new name in 2019. However, the post office still uses "Lake Worth" for a much larger area outside the city. Those suburbs are in unincorporated Palm Beach County and pay different taxes. This guide covers the city itself. Inside the city, the housing stock is older and more varied than in most of the county. You will find small wood-frame and masonry cottages on narrow lots, duplexes, low-rise condos and a few newer townhouses. Many of these homes sit in historic districts. That brings charm, but it also brings older roofs, plumbing and wiring, which affect both insurance and upkeep.
Home prices, rents and affordability in Lake Worth Beach
According to Pure Equity's MLS data as of October 1, 2026, Lake Worth Beach had 293 active residential listings. The median list price was $436,000, or $339 per square foot. Active listings had been on the market for an average of 123 days. Those are asking prices for condos and houses combined, not sale prices.
For context, Palm Beach County single-family homes sold for a median of $650,000 in August 2026, according to Miami Realtors. Condos and townhouses sold for a median of $300,000. So a typical Lake Worth Beach house still lists below the county single-family median, even though its price per square foot is higher than in many inland areas.
The rental side
The same snapshot counted 321 active rentals, with a median asking rent of $1,995 a month. That was the lowest median asking rent among the Palm Beach County cities we track. As a result, renting first is a realistic way to test the city before you buy.
Of course, rent and ownership costs are not a perfect match. An owner pays for repairs, insurance and taxes directly, while a renter pays for them inside the rent. On the other hand, an owner builds equity and gets the protection of the Save Our Homes cap over time.
Property taxes and affordability in Lake Worth Beach
Property taxes in Palm Beach County are measured in mills. One mill is $1 of tax for every $1,000 of taxable value. For 2025, the levies that apply across the county added up to about 12.26 mills.
Lake Worth Beach then adds its own operating rate of 5.4945 mills and a debt service rate of 0.4 mills. The city also belongs to the county fire rescue taxing unit, according to a 2022 county agenda item, and that levy was 3.4581 mills in 2025. Together, a city parcel paid about 21.61 mills, before any other district line on the bill.
Homestead and the Save Our Homes cap
The homestead exemption can cut taxable value by up to $50,000 on your permanent home. The second $25,000 does not apply to school taxes. Next, Save Our Homes limits yearly increases in a homestead's assessed value to 3% or the change in the Consumer Price Index, whichever is lower. The cap resets after a sale, though, so your bill may be much higher than the seller's.
Bringing a homestead from elsewhere in Florida
If you already own a homestead in another Florida county or city, portability may help. Florida lets you move up to $500,000 of your Save Our Homes benefit to a new homestead, as long as you apply on time. In practice, that can lower your first tax bill here by a meaningful amount. Ask the Property Appraiser's office how to file.
Non-homestead owners
Investors and second-home owners do not get the homestead exemption. Their assessed value increases are capped at 10% a year for non-school levies. Many duplexes and small rentals in the city fall into this group.
Insurance and affordability in Lake Worth Beach
The Florida Office of Insurance Regulation reported an average homeowners premium of $3,736 a year, with wind coverage, among admitted insurers. That figure is statewide and excludes Citizens. In September 2026, the regulator also said 48 insurers had filed for rate decreases since January 2024.
Older homes are where quotes vary the most. Florida law bars insurers from refusing to write or renew a policy only because of roof age when the roof is under 15 years old. For older roofs, an insurer can ask for an inspection first. So before you make an offer, ask the seller for the roof permit date and any wind mitigation report.
Flood zones near the lagoon
Parcels close to the Lake Worth Lagoon can sit in higher-risk flood zones. Check the FEMA flood map for the exact parcel. Lenders require flood coverage in high-risk zones on federally backed loans, and Citizens is phasing in a flood requirement for most of its policyholders.
Utilities, HOA fees and daily costs
Lake Worth Beach operates its own electric utility and its own water and sewer service. In other words, those bills come from the city instead of a private company. The utility also serves some neighborhoods outside the city line, where customers pay a surcharge. Rates differ from FPL's, so ask the seller for 12 months of bills, especially for summer.
HOA and condo fees
Many single-family homes in the older neighborhoods have no HOA. Condos are different. Their monthly fee often covers building insurance, roof and exterior upkeep, and reserves. Under Florida's newer condo safety laws, older buildings face milestone inspections and reserve studies, which can lead to higher fees or special assessments. Ask for the latest budget and inspection reports before you sign.
Getting around
Downtown is walkable, and the city has a Tri-Rail station for trips to West Palm Beach, Fort Lauderdale and Miami. Many residents still own a car, so count fuel and auto insurance in your budget.
Sample budgets for affordability in Lake Worth Beach
These figures show the math, not a quote. Both budgets assume a 30-year fixed loan at 7.03%, the Freddie Mac average on September 24, 2026, with 20% down and a homestead exemption. We also assume the assessed value equals the price.
Budget 1: a $436,000 historic cottage
- Principal and interest ($348,800 loan): about $2,328
- Property tax (21.61 mills, homestead): about $708
- Homeowners insurance (assumed for an older home): $400
- HOA dues: none in many older neighborhoods
- City electric, water and sewer (assumed): $250
- Internet (assumed): $70
- Maintenance reserve for an older home (assumed): $250
The total comes to roughly $4,006 a month. That is about twice the $1,995 median asking rent. However, it also buys a single-family home near downtown and the beach.
Budget 2: a $250,000 condo
At $250,000, the loan is $200,000, and principal and interest come to about $1,335. Taxes at the same rate run about $373 a month. Add an assumed $550 condo fee, $100 for an HO-6 policy and $180 for utilities. The total lands near $2,538 a month, still above the median rent but much closer.
