Affordability in Royal Palm Beach is a big part of why families look west of the turnpike. The village sits about 10 miles west of the ocean in central-western Palm Beach County, and it is known for parks, lakes and HOA neighborhoods. It also has one of the lowest village tax rates in the county. Still, HOA dues, insurance and county services add up. This guide totals the yearly cost of owning here, with verified numbers where we have them and clear steps where a cost depends on the home.

Here is the snapshot. According to Pure Equity's MLS data as of October 1, 2026, the village had 244 active residential listings. The median list price was $499,900, and the median asking price per square foot was $251. Active listings had been on the market for an average of 99 days. These are asking prices, not sale prices. For a county view, the August 2026 Miami Realtors report put Palm Beach County's single-family median sale price at $650,000. Homes took a median of 40 days to go under contract, and supply was 3.5 months. Condos and townhouses had a median of $300,000.

What affordability in Royal Palm Beach buys you

Royal Palm Beach incorporated in 1959, according to the village. The 2020 Census counted 38,932 residents, per the county planning department. Most of the housing is single-family homes in planned neighborhoods, along with townhomes, villas and some condos.

Parks are a big draw. Royal Palm Beach Commons has a 19-acre lake and three miles of paved walking and biking trails. In addition, many neighborhoods have their own pools, playgrounds and lakes, which the HOA maintains.

So when you compare homes, compare what the fee includes too. A home with a higher HOA fee may cover lawn care, a pool and gated entry. Meanwhile, a home with no HOA leaves those costs to you.

Property taxes and affordability in Royal Palm Beach

In Florida, property tax equals taxable value times the total millage rate. One mill is $1 of tax per $1,000 of taxable value.

For 2025, the Palm Beach County Property Appraiser lists a total of 18.1852 mills for Royal Palm Beach. The village's own share was 1.9200 mills, one of the lowest municipal rates in the county. Most of the total comes from the county at 4.5000 mills, the school board, and the county fire-rescue district at 3.4581. The county library levy, the water management district, the Children's Services Council and the Health Care District make up the rest.

For comparison, the 2025 totals were 17.8608 mills in most of Palm Beach Gardens and 20.4468 in West Palm Beach. So the village sits in the middle, even with a low village rate, because it pays for county fire and library service.

The 2026 proposed rate

The Property Appraiser's 2026 proposed rate table, last updated August 19, 2026, shows the village rate at 2.1500 mills, up 0.23 mills from 2025. That works out to about $23 more a year for every $100,000 of taxable value. Since proposed rates can change at budget hearings, confirm the final rate on your November bill.

Sample property tax bills

These use the 2025 total and leave out non-ad valorem charges.

  • $350,000 of taxable value: about $6,365 a year, or $530 a month.
  • $450,000 of taxable value: about $8,183 a year, or $682 a month.
  • $550,000 of taxable value: about $10,002 a year, or $833 a month.

Also, the county usually resets assessed value after a sale. As a result, the seller's current bill can be much lower than yours will be.

Homestead savings

If you live in the home full time, file for homestead by March 1. The first $25,000 exemption applies to all taxes. A second exemption applies to non-school taxes, and for 2025 its maximum was $25,722.

Then the Save Our Homes cap limits yearly growth in assessed value to 3% or the change in the Consumer Price Index, whichever is lower. The Florida Department of Revenue set the cap at 2.9% for 2025 and 2.7% for 2026. For families who plan to stay a long time, that cap adds up.

HOA dues and affordability in Royal Palm Beach

HOA dues vary a great deal by neighborhood. Some cover only common areas. Others include lawn care, a clubhouse, gates and security. Because of that range, we do not quote an average.

Before you make an offer, ask for these items:

  • The HOA's current budget and the amount of its reserves.
  • The fee schedule, including any transfer or capital contribution charge at closing.
  • Rules on leasing, parking, fences and exterior changes.
  • Any notice of a special assessment.

Insurance costs to plan for

Insurance depends on the roof's age, the build type, the flood zone and claims history. Since those vary so much, we do not publish an average. Get a quote on the exact address during your inspection period.

  • Order a wind mitigation inspection. The state's Uniform Mitigation Verification form is valid for up to five years and can earn premium credits.
  • Check the flood zone on the FEMA Flood Map Service Center. Inland does not mean flood-free, and many neighborhoods are built around lakes.
  • If your policy is with Citizens, plan for flood coverage. Citizens requires it for all personal residential wind policies by January 1, 2027, and already requires it for many homes.

Homes built in the last couple of decades often have newer roofs and impact windows, which can help the quote. Older homes may need a roof update to get the best rates.

Utilities and getting around

Palm Beach County Water Utilities serves much of the area, and it keeps a bill payment drop box at Royal Palm Beach Village Hall. Because service lines do not always match village borders, use the county's Find Your Provider tool to confirm the provider for a specific address. Electric, internet and trash service come on separate bills or as lines on the tax bill.

Ask the seller for 12 months of water and power bills. Pool pumps and air conditioning can swing summer bills a lot, so a full year of history is the best guide.

Most residents drive. Since the village is about 10 miles west of the ocean, commute time to the coast and fuel cost belong in your budget too.
