What it really costs to own a home in the small lakefront town of Lake Clarke Shores, with proposed 2026 tax rates, insurance, utilities and a sample budget.

Affordability in Lake Clarke Shores depends less on the town's size than on what kind of home you buy, because so few homes come up for sale. Lake Clarke Shores is a small residential town of about one square mile between West Palm Beach and Lake Worth Beach. Most of it is single-family homes, many on the lake or on canals, and most businesses sit along Forest Hill Boulevard. The town is close to downtown West Palm Beach and the airport, yet it feels like a quiet suburb. Affordability in Lake Clarke Shores at a glance

Lake Clarke Shores is tiny. The 2020 Census counted 1,478 housing units, per the U.S. Census Bureau, in a town that covers about 1.03 square miles of land and water. Its police force has been a full-time paid department since 1970, according to the town history, while Palm Beach County Fire Rescue handles fire and medical calls.

Because the town is small and mostly built out, new supply is rare. Most homes are single-family houses, and lakefront lots carry a premium. As a result, the price of entry is higher than in nearby Palm Springs or Greenacres, even though the town sits in the middle of the county.

The everyday side of the budget looks like the rest of Palm Beach County. FPL supplies power, Florida has no personal income tax, and the county sales tax is 6.5% in 2026.

Home prices and affordability in Lake Clarke Shores

According to Pure Equity's MLS data as of October 1, 2026, the town had 15 active residential listings. The median list price was $750,000, and the median asking price per square foot was $417. These are asking prices, not sale prices, and with so few listings the numbers can swing from month to month.

Active listings had been on the market an average of 74 days. That measures how long today's listings have waited, not how fast homes sell. Even so, it is shorter than in most of the county, which suggests demand keeps up with the small supply.

For a broader view, look at the county. In August 2026, the Palm Beach County single-family median sale price was $650,000, with 3.5 months of supply, according to Miami Realtors. Renting in Lake Clarke Shores

Rentals are even scarcer. The same data showed just 6 active rentals, with a median asking rent of $8,250 a month. That figure reflects a handful of larger homes, so it is not a reliable guide to typical rent. If you need to rent first, widen your search to nearby towns.

Property taxes in Lake Clarke Shores

The tax rate is where affordability gets harder here. The Property Appraiser's 2026 proposed millage table (updated August 19, 2026) lists a proposed town rate of 5.8000 mills, a small cut from 5.9000 in 2025. However, the town is also inside the county's fire rescue and library taxing districts. Here is our count:

  • Town of Lake Clarke Shores: 5.8000 mills.
  • Palm Beach County Fire Rescue: 3.4581 mills.
  • County Library: 0.5491 mills.
  • Palm Beach County: about 4.52 mills, including debt service.
  • School Board: 6.287 mills.
  • Children's Services, the Health Care District and regional water levies: about 1.4 mills combined.

That totals about 22.0 mills, or about $22 per $1,000 of taxable value. For comparison, Greenacres comes to about 19.1 mills by the same count. Flat charges, such as solid waste, appear on the bill as well. These are proposed rates from the Property Appraiser's table, last updated August 19, 2026. As of October 1, 2026, the Property Appraiser had not posted final 2026 rates, so confirm the adopted rates on your November tax bill.

Homestead and the Save Our Homes cap

If the home will be your permanent residence, apply for homestead with the Property Appraiser by March 1. It takes up to $50,000 off your taxable value, and the second $25,000 does not apply to school taxes. Then the Save Our Homes cap in section 193.155 limits yearly increases in assessed value.

Keep in mind that the seller's bill is not your bill. After a sale, the assessed value resets to market value on the next Jan. 1. A long-time owner's low taxes can hide what a new buyer will pay.

Insurance and affordability in Lake Clarke Shores

Insurance is the second big swing item. The Florida Office of Insurance Regulation's July 2026 report put the average Palm Beach County premium at $6,323 a year, down 1.4% from January, according to WFLX. Statewide, Florida Realtors reported an average of $3,736 in the admitted market.

For older homes, the roof and windows matter a lot. Citizens requires a four-point inspection for homes more than 20 years old. It also wants proof of remaining roof life on older roofs.

On the other hand, upgrades pay off. Impact windows, shutters and roof straps can earn credits once a wind mitigation inspection documents them. The state explains the form on its wind mitigation page.

Flood risk for lakefront homes

Waterfront homes can sit in flood zones, and a lender may require flood coverage. Look up the address on the FEMA Flood Map Service Center early. Our guide to Florida flood insurance explains how premiums are set.

HOA fees and upkeep

Whether a home sits in a mandatory association varies by street and subdivision. So ask the seller and check the title work. If there is an association, request the budget and any planned assessments.

Waterfront homes come with their own upkeep. Docks, seawalls and boat lifts need repairs over time. So ask about their age and condition during your inspection period, and set aside money each year for them.

Utilities and everyday expenses

FPL supplies electricity. Its typical 1,000 kWh residential bill is $136.64 a month in 2026, according to FPL. A larger home with a pool will usually use more in summer.

Water and sewer service can come from different providers depending on the street. So ask the seller which utility serves the home and request a few recent bills. Town hall can also confirm the provider for an address.

Beyond housing, two tax facts help. Florida does not impose a personal income tax, according to the Department of Revenue. Also, Palm Beach County's sales tax fell to 6.5% on Jan. 1, 2026.

Sample budgets for affordability in Lake Clarke Shores

These budgets assume 20% down and a 30-year fixed loan at 7.03%, the Freddie Mac average for the week of Sept. 24, 2026. They also assume a homestead and a taxable value close to the price. Treat them as a rough guide.

A $750,000 single-family home

  • Principal and interest on a $600,000 loan: about $4,004 a month.
  • Property tax at about 22.0 mills with homestead: about $1,298 a month.
  • Insurance at the county average: about $527 a month.
  • Electricity at FPL's typical bill: about $137 a month.

That totals about $5,966 a month before water, sewer, flood coverage and upkeep. Without homestead, the tax line rises to about $1,376 a month.

A smaller $500,000 home

Smaller or older homes come up now and then. On a $500,000 purchase, principal and interest on a $400,000 loan is about $2,669 a month. Taxes with homestead come to about $839, insurance at the county average about $527, and electricity about $137. That is about $4,172 a month before water and upkeep.
