This boating-friendly village in northern Palm Beach County has canal homes with docks, dry-lot houses, condos and a village country club. It also sits a short drive from Jupiter and Palm Beach Gardens. Below, we price the main monthly costs, from property taxes and insurance to utilities and condo fees. What drives affordability in North Palm Beach
North Palm Beach is a village, with its own government and services. Much of its housing backs onto canals that lead to the Intracoastal Waterway. Other streets are dry lots away from the water, and those homes usually ask less. Condos and townhouses fill out the lower end of the market.
That mix means two buyers can face very different monthly costs in the same village. A canal home with a dock brings boating access, but also flood questions and seawall upkeep. Village amenities that affect your budget
The North Palm Beach Country Club is a village facility, with golf, a tennis center, a pool and a clubhouse restaurant. Membership is optional, so price it only if you plan to use it. The village also runs Anchorage Park, with boat storage and a ramp that uses resident decals. Check the village website for current fees.
Home prices, rents and affordability in North Palm Beach
According to Pure Equity's MLS data as of October 1, 2026, North Palm Beach had 307 active residential listings. The median list price was $529,900, or $375 per square foot. Active listings had been on the market for an average of 137 days. Those are asking prices for condos and houses combined.
For closed sales, the county report is the better guide. In August 2026, Palm Beach County single-family homes sold for a median of $650,000, according to Miami Realtors. Condos and townhouses sold for a median of $300,000. Nearby, Jupiter's median list price was $859,495 and Palm Beach Gardens' was $899,000 in our October 1 data. So North Palm Beach often costs less than its neighbors to the north and west.
The rental market
The same snapshot showed 219 active rentals with a median asking rent of $2,800 a month. That gives you a simple yardstick for the owner budgets below.
Property taxes and affordability in North Palm Beach
Palm Beach County taxes are measured in mills, and one mill is $1 of tax for every $1,000 of taxable value. In 2025, the countywide levies added up to about 12.26 mills. North Palm Beach's village rate was 7.4 mills.
Together, that comes to about 19.66 mills, before any small district line on a given bill. The village was not on the 2022 county list of towns in the county fire rescue taxing unit, so that county levy should not appear. Still, check the actual bill for the parcel you like.
Homestead, Save Our Homes and portability
If the home will be your permanent residence, the homestead exemption can cut taxable value by up to $50,000. The second $25,000 does not apply to school taxes. After that, Save Our Homes caps yearly increases in assessed value at 3% or the change in the Consumer Price Index, whichever is lower. Buyers leaving another Florida homestead may also move up to $500,000 of that benefit to the new home.
Seasonal owners
Second-home owners do not get the homestead exemption. However, their assessed value increases are capped at 10% a year for non-school levies. Keep in mind that the seller's capped bill will reset after the sale either way.
Insurance and affordability in North Palm Beach
The Florida Office of Insurance Regulation reported an average homeowners premium of $3,736 a year, with wind coverage, among admitted insurers. That number excludes Citizens and surplus lines carriers. In September 2026, the regulator also said 48 insurers had filed for rate decreases since January 2024.
In North Palm Beach, the gap between homes is wide. Canal homes often sit in higher-risk flood zones and closer to open water. Dry-lot homes farther inland may cost less to insure. Florida law requires insurers to offer discounts for proven wind mitigation features, so ask the seller for a recent wind mitigation report.
Flood coverage
Check the FEMA flood map for the exact parcel and ask for any elevation certificate. Lenders require flood insurance in high-risk zones on federally backed loans. Citizens is also phasing in a flood coverage requirement for most of its policyholders.
Utilities, HOA and condo costs
Seacoast Utility Authority provides water and sewer service, according to the village, so you open that account separately. The village's sanitation division handles trash pickup. For power, a useful marker is FPL's typical 2026 bill of $136.64 for 1,000 kWh a month. Summer bills, a pool or a boat lift can push that higher.
Condo fees and older buildings
Many condos in and around the village are decades old. Under Florida's condo safety laws, older buildings face milestone inspections and reserve studies. As a result, some associations have raised fees or passed special assessments. Review the budget, reserves and recent minutes before you sign.
Seawalls and docks
On a canal lot, the owner usually maintains the seawall and dock. These structures last many years, but replacement is a major expense. Have a marine contractor inspect them during your inspection period.
Everyday spending
Florida has no state income tax on wages, which helps many working households and retirees. Even so, sales tax applies to most purchases, and Palm Beach County adds a local surtax to the state rate. Most residents drive to work and errands, so count fuel and auto insurance. If you own a boat, also budget for fuel, storage, insurance and service.

These figures show the math, not a quote. Both use a 30-year fixed loan at 7.03%, the Freddie Mac average on September 24, 2026, with 20% down and a homestead exemption. We also assume the assessed value equals the price.
Budget 1: a $529,900 canal home

The total comes to about $4,705 a month before flood coverage. That is well above the $2,800 median asking rent. In return, the owner gets water access and the Save Our Homes cap.
Budget 2: a $350,000 condo
For a $350,000 condo, the loan is $280,000 and principal and interest come to about $1,869. Taxes run about $505 a month. Add an assumed $650 condo fee, $100 for an HO-6 policy and $180 for utilities. The total comes to about $3,304 a month.
