If you are looking for affordable alternatives to Miami or Fort Lauderdale, the first thing to know is that a move north does not save money by itself. In August 2026 the median single-family price in Palm Beach County matched Broward's at $650,000. So the savings come from picking the right town and the right type of home. This guide compares Port St. Lucie, Greenacres, Royal Palm Beach and Lake Worth with clear criteria, so you can see where the math works and where it does not.

How we compare affordable alternatives to Miami

A fair comparison needs the same yardstick for every town. We use four criteria. Each one can change the answer, so weigh them for your own life.

  1. Purchase price. We use county sale medians from Miami Realtors. For Palm Beach County cities, we use Pure Equity's MLS data on active listings as of October 1, 2026.
  2. Monthly cost. This covers insurance, association fees and property taxes, not just the mortgage.
  3. Commute. We look at the drive and the train options back to Broward and Miami-Dade.
  4. Daily life. This means housing type, age of homes and what is close by.

A median is the middle sale, so it hides a lot. A town full of condos will show a low median even if its houses cost far more. Keep that in mind as you read the numbers below.

What you pay now in Miami and Fort Lauderdale

Here is the starting point. In August 2026, Miami Realtors reported a single-family median of $680,000 in Miami-Dade County, up from $655,000 a year earlier. The condo median there was $408,000. Condos in Miami-Dade had 12.1 months of supply, which points to a buyer's market for that segment.

Broward's single-family median was $650,000, and its condo median was $257,500. So Broward condos are already cheaper than many people expect. However, single-family homes in Broward cost about the same as in Palm Beach County.

Is Palm Beach County one of the affordable alternatives to Miami?

This surprises many buyers. Palm Beach County's single-family median was $650,000 in August 2026, the same as Broward. Its condo and townhouse median was $300,000. Homes went under contract in a median of 40 days, and the county had 3.5 months of supply for houses.

Port St. Lucie: the biggest price gap among affordable alternatives to Miami

Port St. Lucie is in St. Lucie County, about an hour and a half or more north of Fort Lauderdale by car, depending on traffic. In August 2026 the county's single-family median was $402,500, and its condo median was $320,000. That is roughly $277,500 less than the Miami-Dade single-family median.

The city is mostly single-family homes, and much of it was built in the last few decades. As a result, many buyers find a larger or newer house for their money. Newer homes can also be cheaper to insure, because roofs and windows meet newer codes.

Port St. Lucie tends to suit these buyers:

  • Remote workers who want more space for the same budget.
  • Retirees who want a newer single-family home without a long daily commute.
  • Families who want a yard and a newer house and can accept a longer trip south.

Greenacres, Royal Palm Beach and Lake Worth as affordable alternatives to Miami

These three areas sit in the middle of Palm Beach County. They are closer to Broward than Port St. Lucie, and they put you near West Palm Beach jobs. Still, each one has its own mix of homes, so look at the details.

Greenacres

According to Pure Equity's MLS data as of October 1, 2026, the median list price of active residential listings in Greenacres was $252,450. That figure mixes condos, villas and houses, so single-family homes cost more. The city sits between I-95 and Florida's Turnpike, so getting on the highway is easy. Royal Palm Beach

Royal Palm Beach is a western village with many single-family subdivisions, parks and lakes. It costs more than Greenacres, but it is often less than coastal towns. Many neighborhoods have an HOA, so add that fee to your budget. The village is close to Wellington and to Southern Boulevard for the drive east.

Lake Worth

"Lake Worth" can mean two places. Lake Worth Beach is the city near the coast, and many "Lake Worth" mailing addresses sit in unincorporated county land to the west. Older cottages near downtown Lake Worth Beach differ a lot from newer western subdivisions. Ask which one a listing is in before you compare prices.

The commute from affordable alternatives to Miami

Commute time is the main cost of most affordable alternatives to Miami. Before you buy, drive the route at the hour you would travel. Do it twice if you can, because traffic on I-95 and the Turnpike changes by the day.

You also have two rail options. Tri-Rail runs from Mangonia Park in northern Palm Beach County south to Miami Airport and MiamiCentral, with stops in West Palm Beach, Lake Worth Beach, Boynton Beach, Delray Beach and Boca Raton. Brightline runs higher-speed trains linking Miami, Fort Lauderdale and West Palm Beach, plus Aventura, Boca Raton and Orlando. In March 2024, the City of Stuart announced that Brightline had chosen it for a Treasure Coast station, so check that project's current status before you count on it.

So a buyer in Lake Worth or Greenacres can drive a short way to a station and ride south. A buyer in Port St. Lucie has a longer drive just to reach a train. If you go to an office a few days a week, run the full door-to-door time.

Monthly costs in affordable alternatives to Miami

A cheaper house does not always mean a cheaper month. Check these three costs on every home you consider.

Insurance. Your premium depends on the roof's age, wind mitigation features, the flood zone and the coverage you pick. A 1970s house in a low-cost town can cost more to insure than a newer home farther north. Get a quote early, and ask for a wind mitigation report.

Association fees. Condos and many newer subdivisions charge monthly dues. In towns with many condos, a low price often comes with a high fee. Also ask about reserves and any planned special assessments.

Property taxes. When you sell your Miami home, your Save Our Homes cap stays behind. Your new home is assessed at or near its market value. However, Florida lets you move up to $500,000 of that saved benefit to a new homestead if you set it up within about three years of leaving your old one. A homestead exemption can also cut up to $50,000 from your taxable value. Ask the Property Appraiser about portability when you file.

Lifestyle trade-offs to weigh

Moving north changes more than your budget. Port St. Lucie and western Palm Beach County are quieter and more suburban than Miami. You will drive more, and nightlife is thinner. On the other hand, you may gain a yard, a garage and less traffic close to home.

Coastal towns such as Lake Worth Beach and Lantana keep you near the water at a lower price than many beach towns. Meanwhile, West Palm Beach has a busy downtown and a Brightline station. Pick the trade-off that fits your week, not just your price range.

  1. Set a monthly budget that includes insurance, dues and taxes.
  2. List how often you must be in Miami or Broward.
  3. Shortlist two or three towns that fit both numbers.
  4. Tour on a weekday and drive your commute at rush hour.
