Tradition Port St. Lucie Neighborhoods: A Village-by-Village Guide

October 14, 2026 · 10 min read · By Onias Derilus, Broker

A practical guide to Tradition Port St. Lucie neighborhoods: which villages are 55+, who builds where, what the town center and schools offer, and how CDD and HOA fees work before you buy.

Tradition Port St. Lucie neighborhoods make up one of the best-selling master-planned communities in the country. Tradition covers roughly 8,200 to 8,300 acres in western Port St. Lucie, with about 8,000 homes built, around 20,000 residents and thousands more homes planned. Inside it sit nearly 20 separate neighborhoods, each with its own builder, price range and rules.

If you came here searching for Babcock Ranch on Florida's west coast, Tradition is the closest Treasure Coast equivalent: a town built from scratch, with its own town center, trails, schools and jobs base. This guide walks through the neighborhoods, the shared amenities and the costs that catch buyers off guard.

Key takeaways

  • Tradition began in 2003 under Core Communities. Mattamy Homes bought the remaining land and about 7,800 homesites in 2018.
  • The Tradition Community Association lists 18 neighborhoods, including Telaro, Esplanade, Del Webb, Seville, Cadence and Heron Preserve.
  • Several villages are 55+: Telaro, Esplanade at Tradition, Del Webb Tradition, LakePark and Vitalia.
  • Homes in Tradition pay CDD assessments on the tax bill plus HOA dues. Nearby Riverland and Wylder are separate communities.

A short history of Tradition

Tradition started on former ranch land. Core Communities opened the Town Hall and town square in April 2003, and growth was fast through the mid-2000s. Then the housing crash hit. In 2010 lenders filed a foreclosure action on 4,814 acres of the project.

The recovery came in July 2018, when Mattamy Homes bought about 2,780 acres with roughly 7,800 homesites and 150 commercial acres. At the same time, the City of Port St. Lucie took over more than 1,200 acres to the east to develop as a jobs hub. Since then, sales have picked up sharply. Mattamy reported that Tradition was the 20th best-selling master-planned community in the United States in 2024, with 617 sales.

Tradition Port St. Lucie neighborhoods for all ages

Most of the newer all-ages villages are Mattamy neighborhoods. They mix single-family homes, townhomes and villas, often with a neighborhood pool and clubhouse.

  • Seville: A Mattamy village that won a 2024 PRISM Platinum award for community design.
  • Cadence: A gated, all-ages Mattamy neighborhood.
  • Emery: A smaller Mattamy village of about 132 single-family homesites, launched in 2021.
  • Manderlie and Kenley: Newer Mattamy neighborhoods in the latest phases of the master plan.
  • Heron Preserve: A gated neighborhood with its own HOA.
  • Earlier villages: Bedford Park, Belterra, Heritage Oaks, The Estates, The Isles, The Lakes at Tradition and TownPark date mostly from the first wave of building. They offer resale homes at a range of prices, often with mature landscaping.

Families tend to like the all-ages villages for their access to new schools. Buyers who want a more established look often start with the older villages, where homes have been lived in and the trees have grown.

55+ Tradition Port St. Lucie neighborhoods

Tradition is a major destination for active adults. These villages are age-restricted:

  • Telaro: Mattamy's first 55+ community in South Florida, with more than 400 homesites. It broke ground in 2021.
  • Esplanade at Tradition: A Taylor Morrison 55+ neighborhood with resort-style amenities.
  • Del Webb Tradition: Pulte's Del Webb brand, known for its lifestyle programming and clubhouse.
  • LakePark: A "55 and better" community started by Minto, with later lots sold to other builders.
  • Vitalia: An earlier 55+ village with an established resale market.

What is not part of Tradition

Two big neighbors often get lumped in with Tradition. Riverland is GL Homes' roughly 4,000-acre 55+ community, with the Valencia neighborhoods, and the Tradition Community Association says plainly that it is not a Tradition neighborhood. Riverland residents do not pay into Tradition's CDD and cannot join its resident club. Wylder is a separate GreenPointe community with builders such as Meritage and Lennar.

The difference matters. Fees, amenities and rules change completely across those lines, even when the homes look similar from the road.

Tradition Square, trails and daily life

Tradition Square is the town center, with shops, restaurants and a year-round calendar of concerts and festivals. Our guide to Tradition Square in Port St. Lucie covers it in more detail. Around it, Tradition has more than 500 acres of lakes and more than 300 acres of parks and preserves, linked by a long trail network. Residents also have access to an e-bike share, splash pads, dog parks and an autonomous shuttle.

Newer parks keep coming online, including a large regional park and an amphitheater park in Southern Grove. Golf is close too. PGA Golf Club at PGA Village and the private Tesoro Club are both a short drive away, as our guide to golf courses in Port St. Lucie explains.

Jobs, health care and schools near Tradition

Jobs. South of Tradition Parkway, Southern Grove is a 3,605-acre business district where the City of Port St. Lucie is the master developer. Tenants include FedEx, Amazon, Cheney Brothers and a large Costco distribution center. The city's goal is more than 22,500 jobs. Nearby, the Tradition Center for Innovation hosts Cleveland Clinic's research center.

Health care. Cleveland Clinic Tradition Hospital, which opened in 2013 as Tradition Medical Center, sits inside the community. Having a full hospital this close is a major draw for 55+ buyers.

Schools. Schools have grown with the population. Legacy High School, a district school, opened in August 2025 with about 1,500 students. Palm Pointe Educational Research School at Tradition is a K-8 public school, and Renaissance Charter School at Tradition and Tradition Preparatory High School are charter options. Always confirm school assignment by address with St. Lucie Public Schools, since zones change as new schools open.

Getting around

Tradition connects to I-95 at Gatlin Boulevard and Tradition Parkway, and to both I-95 and the Florida Turnpike at Becker Road farther south. The Crosstown Parkway bridge, completed in 2019, gives a faster east-west route to US-1 and the coast. Traffic on the main roads has grown with the population, and the city is planning a new I-95 interchange at Marshall Parkway. Drive your commute at rush hour before you commit.

CDD and HOA fees in Tradition Port St. Lucie neighborhoods

This is the part buyers most often underestimate. Tradition was built with Community Development Districts, special taxing districts that sold bonds to pay for roads, drainage and amenities. Homeowners repay those bonds, plus operating and landscaping costs, through a CDD assessment that appears on the annual property tax bill.

On top of the CDD, you pay your neighborhood HOA dues and the master association fee. 55+ villages with full-time lifestyle staff and large clubhouses generally run higher. The amounts vary by neighborhood and lot, so get the actual numbers for the specific home:

  • Pull the most recent tax bill from the St. Lucie County Tax Collector to see the CDD line.
  • Ask whether the CDD bond is close to being paid off, since the debt portion can drop when it is.
  • Request the HOA and master association budgets and any planned increases.
  • Factor in the city millage and flat fees. Our breakdown of the Port St. Lucie property tax rate shows the full stack.

How to choose among Tradition Port St. Lucie neighborhoods

Start with age and stage. 55+ buyers usually compare Telaro, Esplanade and Del Webb on clubhouse size, programming and dues. Families compare the all-ages villages on school zones, lot size and distance to parks. Then look at new versus resale. New Mattamy homes come with builder warranties and current energy codes, while resale homes in older villages may cost less per square foot and avoid construction traffic.

Finally, compare Tradition with the rest of the city. Our guide to neighborhoods in Port St. Lucie covers St. Lucie West, the older sections and the newer western growth areas. You can browse current listings on our Port St. Lucie page.
