However, nothing here matches The Villages in sheer size, so the real question is which parts of that life matter most to you. The Villages is a huge planned retirement area in Central Florida. On its own golf page, it says it has "more than 50 golf courses." It also says green fees on its executive courses are free for residents, while a trail fee applies to golf car use. Residents can ride golf cars to town squares for shopping, dinner and live music.
That model depends on scale. Thousands of homes share the cost of courses, trails and nightly events. As a result, a buyer gets a very full calendar for the money. On the other hand, the nearest Atlantic beach is a long drive away, and many buyers find that the size itself feels less personal over time.
Coastal communities work in a different way. Each one is smaller and stands on its own. So instead of one giant town, you pick one neighborhood with its own clubhouse, and you use the wider county for golf, beaches, dining and culture.

These communities tend to center on a large clubhouse with a theater or ballroom, card rooms, fitness space, pools and courts. Many have a full events calendar. Westlake: newer communities similar to The Villages
Westlake is one of the newest cities in Palm Beach County. It is a master-planned city in the western part of the county, and Kolter Homes is building Cresswind Palm Beach there, a gated 55+ community.
Kolter describes a clubhouse with fitness space, studios for yoga, dance and crafts, and a card room. Outside, the builder lists pickleball and tennis courts, walking trails, a resort-style pool, a resistance pool and a dog park. A full-time lifestyle director plans events and classes.
New construction brings modern floor plans and newer building codes. However, it also means fees and amenities can change as phases finish. Westlake sits farther from the beach than Boynton Beach, so plan on a longer drive east.
Port St. Lucie communities similar to The Villages
Port St. Lucie, in St. Lucie County, is often where coastal buyers look when Palm Beach County prices feel too high. GL Homes is building Valencia Walk at Riverland, a 55+ section of its larger Riverland community. GL Homes reports plans for 720 single-family homes in Valencia Walk.
Listings for Valencia Walk describe a 37,000-square-foot clubhouse with multipurpose rooms, a cafe and card rooms, along with pools and paths. Riverland's wider amenity list includes a resort-style pool complex, fitness center, pickleball and tennis. Port St. Lucie also has Tradition, a large master-planned area with its own town square, though Tradition as a whole is not age-restricted.
Port St. Lucie is the closest coastal match on price and scale for many buyers. The trade-off is distance. How age restrictions work in 55+ communities
Many buyers assume every adult community limits who can live there. That is not always true. Some communities are formally age-restricted, while others are simply marketed to adults.
Under the federal Housing for Older Persons Act, a community can qualify as 55+ housing when at least 80% of its occupied units have at least one resident aged 55 or older. HUD guidance also explains that the community can lose that exemption if it drops below the 80% line. That leaves room for some younger residents, depending on the rules each community adopts.

Golf carts and getting around
Golf carts are a big part of daily life in The Villages. In coastal Florida, the rules are tighter. Under section 316.212 of the Florida Statutes, a golf cart can use a county road or city street only if that local government has designated it for carts. Carts are also limited to daylight hours unless the local government allows night use and the cart has the required lights and equipment.
Inside a gated community, carts may be welcome on private streets. However, most coastal 55+ neighborhoods were planned around cars, and grocery stores and doctors' offices sit outside the gates. If a golf-cart lifestyle is near the top of your list, ask each community directly. Also ask whether carts can reach the clubhouse on paths, or only on the street.
Fees at communities similar to The Villages
Fees are where the comparison gets tricky. The Villages and coastal communities bundle costs in different ways, so a low monthly number in one place may leave out items that another community includes.
For any community on your list, ask for these items:
- The current HOA budget and any master association budget.
- What the fee covers, such as lawn care, cable, internet, security or clubhouse staff.
- Any special assessments in the past few years, or any planned.
- Club membership fees, if the golf course is separate from the HOA.
- Any community development district (CDD) charge on the tax bill.
