How 55+ communities in Palm Beach County work

A 55+ community is housing for older persons under federal fair housing law. To qualify, at least 80% of occupied units must have at least one resident who is 55 or older, under 24 CFR 100.305. The community must also check ages with surveys or affidavits. It must update those records at least once every two years.

The other 20% gives each community room to set its own policy. Some allow a younger spouse or partner. Others set a minimum age for every resident, or limit how long grandchildren can stay. So always read the rules before you make an offer. Also ask whether the rules have changed in the last few years.

Amenities deserve a closer look than the brochure gives them. For example, a large clubhouse with a full events calendar suits someone who wants a busy social life. But it also costs money to run, and that cost shows up in your dues. On the other hand, a small villa community with one pool may have lower fees and a quieter feel. So tour on a weekday and a weekend, and ask residents how often they use each amenity.

  • Valencia Grand: a 55+ community of new single-family homes by GL Homes. In October 2026, GL Homes listed its Signature collection from $1.3 million, its Vintage collection from $1.8 million and its Crown collection from $2.2 million. The clubhouse complex covers more than 44,000 total square feet.
  • Palm Beach Leisureville: a 55-plus community in Boynton Beach made up of 22 condo associations. Some of those associations are one-story, villa-style condo buildings.
  • Older resale villa and condo villages: many smaller communities around the city sell well below new construction prices. Ask your agent for current listings, since prices change month to month.

Delray Beach 55+ communities

Delray Beach is home to some of the oldest and largest condo villages in the county. Then again, it also has villa and house communities. Two examples, from the communities' own sites:

  • Rainberry Bay: a 55+ adult community of 901 homes, split into a homes section and a villas section, each with its own board.
  • Lakes of Delray: a 55+ condominium community with six building styles and a busy club calendar, a short drive from downtown Delray Beach.

For a buyer on a fixed income, the older condo villages can be the lowest-cost way in. Still, low prices often come with older buildings, so the fee and reserve check below matters most here.

Boca Raton 55+ communities

Boca Raton has fewer age-restricted communities than its neighbors, but some are large. One example is Whisper Walk, which describes itself as a private, gated 55+ community with 1,446 homes in five sections. Each section has its own clubhouse and pool, and guardhouses sit at both entrances.

Boca buyers often trade a smaller 55+ selection for city amenities, shopping and medical offices close by. According to Pure Equity's MLS data as of October 1, 2026, the median list price of active residential listings in Boca Raton was $550,000, across all home types. Lake Worth area 55+ communities in Palm Beach County

The Lake Worth mailing-address area west of the city of Lake Worth Beach has both older condo communities and newer gated homes. Most communities here are resale-only. Two examples:

  • Lake Clarke Gardens: a condominium community for adults 55 and older, run by its own association.
  • Valencia Shores: 1,143 homes on about 450 acres, described by its association as the largest over-55 community GL Homes built in Palm Beach County.

A little farther northwest, Cresswind Palm Beach is Kolter Homes' 55+ community in Westlake, with new construction homes.

Port St. Lucie 55+ communities

Port St. Lucie, in St. Lucie County, offers a different mix. Here, many communities are newer, gated and built around single-family homes. Examples include:

  • PGA Village Verano: a gated active adult community by Kolter Homes, with a large private pickleball center, indoor and outdoor pools and a fitness center.

The monthly fee can matter as much as the price. A low-priced condo with high dues may cost more each month than a villa with a modest HOA fee. So ask for the full list.

  • One-time capital contributions or transfer fees at purchase
  • Pending or recent special assessments
  • For condos, the reserve study and the latest budget

Florida's condo safety laws now require milestone inspections for many older buildings three or more stories tall. Associations must also fund reserves for key structural parts. In older condo villages, that can mean higher dues or a special assessment. Read the documents with your agent before your review period ends.

Resale speed in Palm Beach 55+ communities

Resale speed tends to follow property type. In August 2026, Palm Beach County single-family homes had 3.5 months of supply and went under contract in a median of 40 days, per Miami Realtors. Condos and townhouses had 6.7 months of supply and took a median of 69 days.

The same pattern held in St. Lucie County. There, houses took a median of 54 days, while condos took 82 days. So a villa or house in a 55+ community may sell faster than a condo unit in an older village. In Port St. Lucie, though, a resale home also competes with new builder homes nearby.

Buyers can use this to their advantage. In a slower condo market, you often have more room to negotiate.
