Port St. Lucie began as a land development. In 1958, General Development Corporation bought the River Park subdivision, then laid out roughly 80 square miles of mostly single-family lots, according to the Port St. Lucie Historical Society. Homes were built on those lots over several decades, so a single street can mix older houses with homes built in recent years.

St. Lucie West is a master-planned area west of I-95. It is home to Clover Park, where the New York Mets hold spring training. The area mixes single-family homes, townhomes and condos, many inside HOA communities.

Buyers like St. Lucie West for its quick I-95 access, nearby shopping and the range of home types. Since most homes sit in associations, budget for dues and read the rules on rentals and parking.

Spring training brings extra traffic and visitors to the area each year. If you live close to the stadium, expect busier roads on game days. On the plus side, some owners like being able to walk or take a short drive to games, shops and restaurants.

Tradition and the newer western neighborhoods in Port St. Lucie

These communities offer new construction, community pools and fitness centers, and often a gate. Many western neighborhoods sell new homes directly through builders. The builder's sales agent works for the builder, so consider bringing your own agent to the first visit. Read the builder contract closely, since it often differs from the standard Florida contract on deposits, delays and closing dates. Also hire your own inspector at key stages, such as before drywall and before closing. Finally, ask what the warranty covers and for how long, and get the HOA budget and any special district figures in writing.

Many residents commute south to jobs in Martin and Palm Beach counties, so test the drive at rush hour.
