October 1, 2026 · 8 min read · By Onias Derilus, Broker
Jupiter areas compared: Abacoa, waterfront homes near the inlet, gated clubs like Admirals Cove and Jonathan's Landing, Jupiter Farms acreage and tiny Jupiter Inlet Colony.
The best neighborhoods in Jupiter split along one simple line: how close you want to be to the water. Near the inlet, the Loxahatchee River and the Intracoastal, you find boating homes, condos and gated golf and marina clubs. Inland, you find the planned town of Abacoa and, farther west, the acreage of Jupiter Farms. This guide compares those areas on price, flood risk, HOA and club costs, schools and commute, so you can build a shortlist in this northern Palm Beach County town.
Key takeaways

We scored each area on the same five points, so the trade-offs are easy to see.

- Flood exposure: distance from the ocean, inlet, river and canals.
- HOA and club costs: dues, and whether a club membership is required.
- Schools: assigned by address through the School District of Palm Beach County.
- Commute: access to I-95, the Turnpike and jobs to the south.
Jupiter prices at a glance
According to Pure Equity's MLS data as of October 1, 2026, the median list price of active residential listings in Jupiter was $859,495. The median asking price per square foot was $498, and active listings had been on the market an average of 118 days. There were 798 active rentals with a median asking rent of $4,200.
For sale prices, the county report helps. In August 2026, Palm Beach County single-family homes sold for a median of $650,000 and went under contract in a median of 40 days, per Miami Realtors. Condos and townhouses sold for a median of $300,000. Jupiter sits well above those county figures, mostly because of its water and its newer luxury homes. Our Jupiter page tracks live listings.
Abacoa: a top pick among the best neighborhoods in Jupiter for families
Abacoa sits in the southwest part of Jupiter. According to the Abacoa Property Owners Assembly, it is a 2,055-acre master-planned community built on Traditional Neighborhood Development principles, and construction began in 1997 on land once owned by John D. MacArthur. Its streets are tree-lined, with sidewalks on both sides.
The master plan calls for about 6,073 homes across 20 residential neighborhoods at full build-out, plus a public golf course. Abacoa Town Center has restaurants, shops and offices in a Main Street style. Roger Dean Chevrolet Stadium, a spring training ballpark, is part of the plan, as is FAU's Jupiter campus.
Abacoa suits buyers who want sidewalks, parks and a mix of townhomes and houses. On the other hand, lots are often small, and HOA and master association fees apply. Read both sets of documents.
Waterfront best neighborhoods in Jupiter near the inlet
The Jupiter Inlet connects the Loxahatchee River and the Intracoastal to the ocean. The Jupiter Inlet Lighthouse, finished in 1860 and listed on the National Register of Historic Places, stands over it, according to the Jupiter Inlet Lighthouse and Museum. Homes along the river, the Intracoastal and nearby canals are the core of Jupiter's boating market.
For boaters, the key questions are bridge clearance, water depth and the time to open ocean. Seawall and dock condition matter too. Condos near the water and around Harbourside Place offer a lower-maintenance option with views and walkable dining.
Flood risk is the trade-off. Homes near the water are more likely to be in a FEMA flood zone, where lenders require flood insurance. Check the elevation certificate and get quotes early.
Gated golf and marina communities
Admirals Cove
Admirals Cove is a gated community of about 900 custom homes on roughly 727 acres. It has a 27-hole golf course, a deep-water marina and no fixed bridges on the way to the Intracoastal and the inlet. Club equity membership is required before closing, and initiation fees and yearly dues are significant. Get the current figures in writing.
Jonathan's Landing
Jonathan's Landing is a private golf and waterfront community near the Intracoastal. Its courses were designed by Tom Fazio and Arthur Hills, and the club offers tennis, fitness and dining. Homes include golf course, lakefront and Intracoastal properties. Its residents skew older, which suits buyers who want a calm club setting.

Jupiter Farms and the western acreage
Jupiter Farms lies west of Florida's Turnpike along Indiantown Road. It is an unincorporated census-designated place of about 15 square miles, and it had 12,572 residents in the 2020 Census, according to the U.S. Census Bureau. Lots are much larger than in town, and many owners keep horses, boats or workshops.
Because it is unincorporated, Palm Beach County, not the Town of Jupiter, handles zoning and services. Ask whether a home runs on a well and septic system, and add those inspections if it does. Our guide on what county Jupiter Farms is in explains the details.
Jupiter Inlet Colony: a town within the town
Jupiter Inlet Colony is a separate municipality at the south tip of Jupiter Island, on the north bank of the inlet. It incorporated in 1959, according to the Historical Society of Palm Beach County. It covers about 0.21 square miles of land and water and had 405 residents in the 2020 Census. Homes rarely come up for sale, and buyers should note that its taxes and services differ from the Town of Jupiter.
Best neighborhoods in Jupiter for renters and seasonal buyers
Jupiter has a deep rental market for a town its size. According to Pure Equity's MLS data as of October 1, 2026, there were 798 active rentals with a median asking rent of $4,200. That is higher than in most of the county, so renting first costs more here. Even so, a season or a year in town can save you from buying in the wrong spot.
Many leases are seasonal. In addition, gated clubs and condo associations often limit how often an owner can lease, and some require board approval for each tenant. If you plan to rent out the home later, ask for those rules before you write an offer.
Seasonal buyers often lean toward condos near the water or in lock-and-leave communities. Those homes are easier to close up for the summer. Still, ask who checks on the unit during storm season and what the association does before a hurricane.
Comparing the best neighborhoods in Jupiter side by side
- Abacoa: walkable, mixed home types, master and sub-association fees, small lots.
- Waterfront and inlet area: boating access, highest prices per foot, highest flood exposure.
- Gated clubs: golf, marinas and security, with club costs that can be required.
- Jupiter Farms: acreage and privacy, county services, possible well and septic checks.
- Jupiter Inlet Colony: tiny, separate town, very rare listings.
Taxes
Jupiter's 2025 operating millage was 2.3894, according to the Palm Beach County Property Appraiser. That is only one layer, since county, school, fire rescue and special district rates add to it. Unincorporated addresses such as Jupiter Farms pay county rates instead.
Schools
The School District of Palm Beach County assigns schools by address. Jupiter High School, Jupiter Middle School and elementary schools such as Lighthouse Elementary serve parts of town. Check the zone for each home.
Beaches and parks
Jupiter's beach parks include Jupiter Beach Park, Carlin Park, Dubois Park and Ocean Cay Park, and the town has a dog-friendly beach. Jupiter Ridge Natural Area protects 271 acres of natural land.
Commute
I-95 and the Turnpike both run through the area. West Palm Beach is to the south, so most commuters drive. Test your route at rush hour.
Where you live inside Jupiter changes the drive, too. Abacoa and the southern neighborhoods sit closer to I-95 and Palm Beach Gardens. Homes near the inlet put you close to the beach and downtown dining but farther from the highway. Jupiter Farms adds time on Indiantown Road before you reach the Turnpike or I-95. Palm Beach International Airport is the closest major airport for most residents, so frequent flyers should time that trip as well.
How to shortlist the best neighborhoods in Jupiter
First, decide how much the water matters. That choice narrows the map faster than any other. Next, find out whether a community requires club membership, since that can change your monthly cost a lot. Then tour one area of each type and compare recent sales street by street. If you are still weighing the town itself, read our guide on whether Jupiter is a good place to live.
