Best Neighborhoods in The Acreage: A Data-Backed Comparison

The Acreage has few named subdivisions, so the real choice is by zone and street: central near the schools, east near Royal Palm Beach, west in horse country or north toward Northlake.

Finding the best neighborhoods in The Acreage works differently than in a typical suburb. This unincorporated part of western Palm Beach County has few named subdivisions and almost no gates. Instead, the real differences come from the street itself: paved or dirt, near the schools or out west by the horse trails, close to Royal Palm Beach or closer to Northlake Boulevard. This guide breaks The Acreage into four informal zones of our own, which are not official neighborhoods or boundaries, and compares them on price, drainage and flood exposure, HOA rules, schools and commute, so you can narrow your search to the right few square miles.

How we compared the best neighborhoods in The Acreage

Since The Acreage lacks the usual list of named communities, we split it into four informal zones that buyers actually feel day to day. Pure Equity drew these zones; the county and ITID do not use them. Then we judged each zone on the same five points.

  • Price and lot: lot size, home age and room for barns, pools or RV pads.
  • Drainage and flood exposure: how the street drains after heavy rain and where it sits on FEMA maps.
  • Rules: HOA or no HOA, plus county zoning for animals and outbuildings.
  • Schools: assigned by address through the School District of Palm Beach County.
  • Commute: distance to Northlake Boulevard, Okeechobee Boulevard and Southern Boulevard.

These informal zones have no official boundaries or names. Treat them as a way to organize your search, then check each parcel on the Property Appraiser's site.

What The Acreage is, and what it is not

The Acreage sits north of Royal Palm Beach, Wellington and Loxahatchee Groves, northwest of West Palm Beach. It is a census-designated place, not a city, so Palm Beach County handles zoning, permits and law enforcement.

Local roads, canals and parks fall to the Indian Trail Improvement District. The Florida Legislature created ITID by special act in 1957, and a five-member elected board runs it today. A 2021 Florida House bill analysis says it maintains 164 miles of canals and 458 miles of roads. Owners pay for that work through a per-acre assessment on the tax bill.

Many homes carry a Loxahatchee mailing address, and The Acreage and the wider Loxahatchee area overlap. Loxahatchee Groves, however, is a separate incorporated town. Westlake, a newer city, borders The Acreage to the west.

The Acreage prices at a glance

According to Pure Equity's MLS data as of October 1, 2026, The Acreage had 161 active residential listings. The median list price was $749,900, and the median asking price per square foot was $356. Listings had been active for an average of 86 days. Loxahatchee, which we track separately, had a median list price of $795,000. Since the two areas overlap, some homes may appear in both counts.

For closed sales, the county figure gives context. In August 2026, Palm Beach County single-family homes sold for a median of $650,000 and went under contract in a median of 40 days, according to Miami Realtors. Best neighborhoods in The Acreage for families: the informal central zone

The center of community life runs along Seminole Pratt Whitney Road and 140th Avenue North. Acreage Community Park, a 25-acre ITID park beside 140th Avenue North, has football and soccer fields, a track, a skate park, a playground and an amphitheater. Seminole Ridge Community High School sits at 4601 Seminole Pratt Whitney Road, and the Acreage Branch Library was Palm Beach County government's first LEED-certified building.

Families often start here because school runs and practices stay short. In addition, the main road leads south toward shopping and north toward Northlake Boulevard. The trade-off is traffic. Homes that face a main road or sit near the park see more cars and more noise on game nights.

Informal eastern zone: streets closest to Royal Palm Beach

The eastern side of The Acreage borders the village of Royal Palm Beach. From here, grocery stores, medical offices and restaurants along the village's main roads are a shorter drive. For many buyers, that convenience is the main draw.

Lots look much like the rest of The Acreage, with an acre or more and a canal or swale nearby. However, homes close to the village line often compete with Royal Palm Beach houses on price, so compare both before you choose. Best neighborhoods in The Acreage for horses: the informal western zone

Farther west, the setting gets more rural. Horse owners often look near the Nicole Hornstein Equestrian Park, an ITID park at 14780 Hamlin Boulevard that reopened in March 2024 after renovations. Many western lots have pastures, barns and room for trailers.

This zone also sits close to Westlake. A 50,000-square-foot Publix opened there in June 2024 at Seminole Pratt Whitney Road and Persimmon Boulevard, which shortened grocery trips for nearby residents. Still, expect more dirt roads and longer drives to the coast. Before you bring animals, confirm county zoning for the exact lot.

Best neighborhoods in The Acreage for commuters: the informal northern zone

Buyers who work in Palm Beach Gardens or along I-95 north often prefer the northern part of The Acreage. Northlake Boulevard runs east from the area toward the Gardens, so the morning drive can be simpler than from the south side.

The northern streets share the same rural traits: wells, septic systems, canals and many unpaved roads. Drive your route at rush hour, though, since Northlake gets busy. Also check the drainage history, because low spots anywhere in The Acreage can hold water after a big storm.

Paved versus dirt: the street test for the best neighborhoods in The Acreage

Across every zone, the road in front of the house may matter more than the zone itself. ITID lists far more miles of unpaved road than paved road. A dirt road can mean dust in the dry season, ruts after storms and more wear on your car. On the other hand, it usually brings less traffic.

So add the street surface to your search filters. Many buyers pay more for a paved road and sidewalks, while others prefer a quiet dirt lane. In either case, ask ITID or the seller whether paving or road work is planned, since that can change the assessment.

Comparing the best neighborhoods in The Acreage side by side

Here is a simple summary of our informal zones on the five criteria. Remember that the lines between them are ours, not the county's.

  • Central, along Seminole Pratt Whitney Road: closest to schools, the library and the main park, more traffic on the main roads.
  • Eastern, near Royal Palm Beach: shortest drive to shopping, prices that compete with the village.
  • Western, near Hamlin Boulevard: most rural, best for horses, close to Westlake's new stores.
  • Northern, toward Northlake Boulevard: easier commute to Palm Beach Gardens, same rural trade-offs.

HOA and rules

Most of The Acreage has no HOA. That freedom lets many owners park a boat or work truck, build a barn or keep animals, if county zoning allows it. Still, permits apply to fences, pools and outbuildings. Ask the seller for permit records on any barn or garage.

Drainage, flooding and storms

The land is flat and low, and the canal and swale system carries water away. Even so, some streets drain slower than others. Check the FEMA flood zone, ask neighbors how the street handled recent storms and get a flood insurance quote early. Storms bring wind risk as well. On October 9, 2024, an EF3 tornado from Hurricane Milton crossed The Acreage, per the National Weather Service, so ask about roof straps and impact windows on every home.

Wells, septic and taxes

Most homes rely on a private well and a septic system. Add a well water test and a septic inspection to your home inspection. On taxes, The Acreage pays no city millage, but unincorporated parcels carry county levies and the ITID assessment. Ask for the seller's latest tax bill to see the real total.

Schools

Several public schools sit inside The Acreage, including Seminole Ridge Community High School. Assignment depends on the address, so confirm it on the district's boundary maps.
