Jupiter homes

Jupiter has fewer listings and more single-family homes. You will find waterfront homes on the river and Intracoastal, golf and country club communities, and the planned community of Abacoa, which mixes homes, a town center and the FAU campus. There are condos too, but fewer than in Boca.

On asking price per square foot, Jupiter ran about 41% higher than Boca Raton in the October 1 data, at $498 versus $352. Part of that is the housing mix. Jupiter's listings lean toward single-family and waterfront homes, while Boca's include many condos.

For a countywide view of actual sales, Miami Realtors reported that in August 2026 the Palm Beach County single-family median sale price was $650,000, with homes going under contract in a median of 40 days. Condos and townhouses had a median of $300,000 and took 69 days. Those are county numbers, not city numbers, but they show that houses are moving faster than condos across the area.

Rent tells a similar story. The median asking rent was $3,250 in Boca Raton and $4,200 in Jupiter. If you plan to rent first while you learn the area, budget for that gap.

Boca Raton's beach parks

Boca Raton runs three city beach parks: Spanish River Park, Red Reef Park and South Beach Park. Parking at each requires a city annual permit or a daily fee. Starting October 1, 2026, the city's beach gatehouses no longer take cash for daily and weekend parking, so bring a card or a phone wallet.

Boca also has Lake Boca on the Intracoastal and the Boca Raton Inlet, so boating is part of life here too. However, the city's identity leans more toward dining, shopping and clubs than fishing.

Jupiter's inlet and river life

In Jupiter, the water shapes daily life. The Loxahatchee River meets the Intracoastal and the ocean at the Jupiter Inlet, and the Jupiter Inlet Lighthouse, first lit in 1860, stands over it. Many homes have docks or quick ramp access. The Town of Jupiter also allows dogs on a 2.5 mile stretch of its beach, which is rare in Florida.

Both cities are part of the School District of Palm Beach County. Public school assignments depend on the exact address, and boundaries can change. Use the district's school locator for each home you consider rather than relying on a city name.

For higher education, Boca Raton is home to Florida Atlantic University's main campus and Lynn University. Jupiter has FAU's John D. MacArthur Campus, which includes the Harriet L. Wilkes Honors College. The Max Planck Florida Institute for Neuroscience and the Herbert Wertheim UF Scripps Institute share that campus. So both ends of the county have a university presence, just at a different scale.

Commutes and airports: Boca Raton vs Jupiter

This is where Boca Raton has a clear edge for people who travel or work south. Tri-Rail's Boca Raton station on Yamato Road runs trains toward Fort Lauderdale and Miami. Brightline opened its Boca Raton station in December 2022. Boca also sits roughly between Palm Beach International Airport and Fort Lauderdale's airport, so you can choose either one.

Jupiter has no Tri-Rail or Brightline stop. Most residents drive I-95 or Florida's Turnpike, and Palm Beach International is the closest major airport. For trips toward Miami, plan on a longer drive or a ride to a southern station.

Seasonal traffic matters in both cities. Winter visitors fill the roads from late fall through spring, and drive times can grow a lot at rush hour. If you will commute, test the drive at the times you would really travel.

Jupiter feels more casual. Days tend to center on the river, the beach, fishing and golf. Spring training adds a burst of energy each year at Roger Dean Chevrolet Stadium in Abacoa, the spring home of both the Miami Marlins and the St. Louis Cardinals. Evenings tend to be quieter than in Boca.

Neither is better in general. The right pick depends on how you spend a normal Tuesday, not a vacation weekend.

Check the same items in both cities. Property taxes depend on the assessed value and the local millage, so ask for an estimate on each home. Insurance depends on the age of the roof, the building's wind features and the flood zone. Use FEMA's flood map to see a home's zone, and get insurance quotes early in your inspection period.

Also look at HOA and condo fees. Many Boca condos and gated communities carry monthly fees, and Florida's newer condo safety rules can mean special assessments in older buildings. Ask for the budget and recent reserve studies before you commit.
