The two cities share a border, a stretch of Atlantic coast and the same county tax collector. Even so, they feel different day to day. Boca is larger and more polished, with a university, a big regional hospital and a planned downtown. Delray is smaller, with a walkable main street and many older 55+ condo villages out west. Size and feel of each city

Boca Raton is the bigger city. It is home to Florida Atlantic University, along with corporate offices and large shopping centers. Its Brightline station opened in December 2022, and it also has Tri-Rail service. As a result, it feels like a small city more than a beach town.

Delray Beach is the smaller city. It has a Tri-Rail station, but much of daily life still revolves around its downtown. Many retirees describe it as livelier at night and more casual in style. Of course, that depends on which part of town you live in.

Both cities stretch well west of I-95. In fact, many of the 55+ communities carry a Boca or Delray mailing address while sitting several miles from the beach. So when you compare listings, check the exact location as well as the city name.

Boca Raton vs Delray Beach home prices

Start with county sales. In August 2026, Palm Beach County single-family homes sold for a median of $650,000, according to Miami Realtors. Condos and townhouses had a median of $300,000.

The market moves at two speeds. Houses went under contract in a median of 40 days, with 3.5 months of supply. Condos took 69 days and had 6.7 months of supply. For a retiree buying a condo, that slower pace usually means more room to negotiate.

According to Pure Equity's MLS data as of October 1, 2026, the median list price of active residential listings was $550,000 in Boca Raton and $278,000 in Delray Beach. The median asking price per square foot was $352 in Boca and $237 in Delray. These are asking prices, not sales, and they blend condos and houses. Still, they point to Delray as the lower-cost entry for many buyers, including 55+ buyers who want an older condo.

This is where the two cities feel most different. Here are examples from each, described from the communities' own sites.

Delray Beach

Delray also has large, older 55+ condo villages. For buyers on a fixed income, those condo villages are often the lowest-cost way into the area. However, older buildings can carry higher dues, so read the budget closely.

Boca Raton

  • Whisper Walk: a private, gated 55+ community of 1,446 homes in five sections, each with its own clubhouse and pool.

In Boca, many retirees also buy in all-ages communities. That gives you more freedom with guests and resale. On the other hand, you give up the built-in social calendar that many 55+ villages run. Weigh which matters more to you before you tour.

One rule applies in both cities. Under federal law, at least 80% of occupied units in a 55+ community must have at least one resident aged 55 or older. Each community sets its own rules beyond that, so read them before you offer.

Healthcare access in Boca Raton vs Delray Beach

For many retirees, the nearest hospital matters as much as the nearest beach. Both cities are well served, but in different ways.

Boca Raton Regional Hospital joined Baptist Health South Florida on July 1, 2019. It has 400 beds and is a Comprehensive Stroke Center, according to Baptist Health. Many specialists keep offices nearby, which can cut down on driving.

Delray Medical Center sits on Linton Boulevard west of I-95. It began operating as a Level I trauma center on January 1, 2013. That is the highest trauma level the Florida Department of Health designates.
