Boca Raton vs Fort Lauderdale: Which One Should You Actually Buy In?

August 30, 2026 · 11 min read · By Onias Derilus, Broker

Two coastal South Florida cities, thirty minutes apart, with genuinely different personalities. Here is how Boca Raton and Fort Lauderdale compare on the things that decide a purchase.

Boca Raton vs Fort Lauderdale is one of the most common questions we field from buyers relocating to South Florida, and it is a fair one. The two cities sit about half an hour apart on the same stretch of coast, both have good beaches, and both are expensive. The differences that matter are less obvious: density, walkability, tax structure, and what kind of daily life you want. Here is the comparison with the numbers attached.

Key Takeaways

  • Fort Lauderdale is roughly 1.9 times larger, at about 190,640 residents to Boca Raton's 102,235.
  • Boca Raton is wealthier: median household income of roughly $122,000 against about $91,000 in Fort Lauderdale.
  • Palm Beach County is the lower-millage combination, near 14.5 mills on the major line items versus about 16.3 in Broward.
  • Fort Lauderdale is meaningfully more walkable: Walk Score 56 against Boca's 38.
  • Both school districts hold a state grade of A, so schools are not the deciding factor at the district level.

Boca Raton vs Fort Lauderdale: size, income, and who lives there

By the Census Bureau's 2024 one-year American Community Survey, Fort Lauderdale has about 190,640 residents to Boca Raton's 102,235. Median age is 43.5 in Boca and 40.8 in Fort Lauderdale. That small gap shows up in practice as a slightly older, more settled feel in Boca. The downtown crowd in Fort Lauderdale runs younger.

Income separates them more sharply. Boca Raton's median household income is roughly $121,600, against about $90,700 in Fort Lauderdale. Per capita income runs about $82,300 and $59,000 respectively. Boca's figure carries a wide margin of error, so treat it as approximately $122,000 rather than a precise number, but the direction is not in doubt.

What homes cost in Boca Raton vs Fort Lauderdale

City-level median prices for these two markets are surprisingly unreliable. Different aggregators publish figures for Fort Lauderdale ranging from roughly $470,000 to $635,000 for the same month. Some report list prices and others report sold prices. The geographic boundaries they use also vary.

County-level closed sales from the Realtor associations are the sounder benchmark. For July 2026, the Palm Beach County single-family median was $700,000, up 11.8 percent year over year, while Broward County's was $650,000, up 4.84 percent. Palm Beach County's condo and townhome median sat at $325,000.

Read that carefully, because it flips a common assumption. Palm Beach County is the pricier county overall, and it also appreciated faster over the last year. Within the counties, Boca Raton sits well above the Palm Beach median and Fort Lauderdale sits above Broward's, so both cities are premium submarkets within their counties. Price per square foot has generally favored Fort Lauderdale as the higher figure, which tells you Boca buys you more space for the money while Fort Lauderdale buys you more location.

If you are weighing budget more than lifestyle, our breakdowns of the cost of living in Boca Raton and the neighborhood-by-neighborhood Fort Lauderdale guide go deeper than a single median can.

Renting first, and what it reveals

Rental data gives the cleanest same-day comparison available. As of late August 2026, median asking rents were:

  • Overall median: $3,400 in Boca Raton, $2,700 in Fort Lauderdale
  • One bedroom: $2,000 versus $1,825
  • Two bedroom: $2,700 versus $2,650
  • Three bedroom: $4,000 versus $4,350

The interesting part is the shape. Boca's overall median is 26 percent higher, but at the two-bedroom level the gap nearly vanishes, and at three bedrooms Fort Lauderdale is actually more expensive. That tells you Boca's premium comes from its inventory mix, which skews toward larger and more luxurious units, rather than from unit-for-unit pricing. Boca rents also rose about 7.4 percent year over year while Fort Lauderdale stayed roughly flat.

Property taxes in Boca Raton vs Fort Lauderdale, which favor Boca

Skip the "effective tax rate" figures floating around online. Several widely quoted ones contradict each other and none publish a methodology. Millage rates are published by the county property appraisers and are checkable.

On the 2025 final rolls, the City of Boca Raton levied 3.6476 mills for operations plus 0.0173 for debt service. Palm Beach County levied 4.5000 general plus 0.0330 debt, and the school board's local and state components totaled 6.3210. In Broward, the City of Fort Lauderdale has levied 4.1193 mills, a rate unchanged since 2008, the county adopted 5.6658 for fiscal 2026, and the school board's combined rate is about 6.4845.

Add the major lines and Boca Raton lands near 14.5 mills against roughly 16.3 in Fort Lauderdale. One mill equals one dollar per thousand dollars of taxable value, so on a $700,000 assessment that difference is meaningful over a decade. Note also that Fort Lauderdale's city millage is higher than Boca's. Palm Beach County's county millage is lower than Broward's. The advantage comes mostly from the county layer rather than the city.

One rule applies in both: Florida's Save Our Homes cap resets on sale, so the seller's tax bill is not the one you will inherit.

Schools in Boca Raton vs Fort Lauderdale

Both districts earned a state grade of A for 2025-26. Palm Beach County maintained its A with 143 schools rated A or B, up from 120, and no D or F schools. Broward earned its A for a third consecutive year with 129 A-rated and 56 B-rated schools, also with no D or F schools.

At the district level this is close to a tie, so decide on the specific school zone rather than the district. One trend worth knowing: Broward enrollment has fallen by about 37,700 students over five years, including roughly 10,000 in 2025, and the district is consolidating six schools. That does not make Broward schools worse, but it does mean boundary changes are a live possibility, which is worth asking about before you buy into a specific zone.

On higher education, Florida Atlantic University's main campus is in Boca Raton with about 32,185 students as of fall 2025. Nova Southeastern University sits in Davie next to Fort Lauderdale with roughly 20,910 students. Both cities have a university presence; Boca's is more central to the city's identity.

What each city does for a living

Boca Raton is a corporate town. The ODP Corporation, parent of Office Depot, is headquartered there, as is ADT. ModMed, the healthcare software company founded in 2010, is based at the Boca Raton Innovation Campus.

That campus is the better story. Built in 1968 and designed by Marcel Breuer and Robert F. Gatje for IBM, it runs 1.7 million square feet and is the largest office campus in Florida. The IBM PC, model 5150, was developed there and introduced in August 1981. CP Group bought the property in 2018 and redeveloped it as a mixed-use technology campus.

Fort Lauderdale's economy runs on water and visitors. The Marine Industries Association of South Florida represents an industry it says supports 142,000 jobs and $18.5 billion in regional output. The Fort Lauderdale International Boat Show is the largest in-water boat show in the world. Its 2025 edition reported a $1.78 billion economic impact for Florida. That came from more than 1,300 vessels, 1,000 exhibitors from over 50 countries, and more than 100,000 visitors. That figure comes from a study commissioned by the show's own owner, so treat it as an industry estimate rather than an independent one. The 67th edition runs October 28 to November 1, 2026.

Broward tourism drew more than 20.9 million travelers in 2025, and Port Everglades handled over four million cruise passengers, up 16.2 percent from 2024. Tourism supports roughly 101,700 jobs in the county.

Beaches, canals, and the outdoor difference

Boca Raton's beach system is city-run and unusually well kept. South Beach Park is the flagship, Spanish River Park has guarded swimming and picnicking, and Red Reef Park covers about 67 acres with a nearshore reef the city maintains as a snorkeling site. Inside Red Reef sits the Gumbo Limbo Environmental Complex, a 20-acre coastal preserve with sea turtle tanks, a butterfly garden, an observation tower, and a marine research lab.

Fort Lauderdale's advantage is the water you live on rather than the water you visit. The city holds roughly 165 miles of waterways, with more than 300 miles across the greater Fort Lauderdale area, made up of the Intracoastal, the New River, and residential canals dredged in the 1920s. The "Venice of America" tag appears on the city seal. If a dock behind the house is the point of moving to Florida, Fort Lauderdale offers far more of that inventory than Boca does. Our waterfront homes collection shows what is currently listed in both markets.

Getting around Boca Raton vs Fort Lauderdale

Both cities have Brightline stations. Fort Lauderdale's opened January 13, 2018, in the service's first wave; Boca Raton's opened December 21, 2022. Both sit on the Tri-Rail commuter line as well, with Boca served by the Yamato Road station.

Airports differ more. Fort Lauderdale-Hollywood International handled about 32.2 million passengers in 2025, down 8.5 percent and its first annual decline since 2013 outside the pandemic year. Boca Raton has no commercial airport; Palm Beach International sits about 26 miles north and handled 8,657,372 passengers in 2025, up 3.0 percent. Boca Raton Airport is a general aviation field with no scheduled passenger service. For frequent flyers, Fort Lauderdale is simply more convenient.

Walkability, height, and daily texture

This is where the two cities diverge most. Fort Lauderdale scores 56 on Walk Score, described as somewhat walkable, with a transit score of 38. Boca Raton scores 38, described as car-dependent. Fort Lauderdale's most walkable neighborhood, Flagler Village, scores 89, higher than any Boca neighborhood by 15 points.

Building rules explain part of that. Boca Raton regulates downtown height through its downtown development order, with a baseline near 100 feet and provisions allowing taller buildings on larger parcels, plus architectural review. The tallest building in Boca Raton is Tower 155 at 12 stories. Fort Lauderdale has no comparable cap: 100 Las Olas rises 499 feet across 46 floors, and a 47-story tower has been approved at 633 SE Third Avenue.

So the choice is genuinely a choice. Boca offers low-rise, landscaped, quieter, and more car-dependent. Fort Lauderdale offers density, a real downtown, nightlife, and the ability to live without driving everywhere. Neither is objectively better.

Insurance and hurricanes: Boca Raton vs Fort Lauderdale

The Florida Office of Insurance Regulation's stability reporting put Palm Beach County's average homeowners premium including wind coverage at $6,323 as of July 2026, down 1.4 percent from $6,412 in January. Average premiums declined in 51 of Florida's 67 counties in the first half of 2026, which the state attributes to reduced litigation after reform legislation. Citizens Property Insurance cut rates 8.7 percent statewide at spring 2026 renewals, and 14 percent in Miami-Dade and Broward.

Ignore the wildly varying "average Florida premium" figures you will find online. They range from roughly $2,600 to $8,300 because they measure different things. Your actual number depends on roof age, construction, elevation, and deductible, so get a real quote on a real address.

On hurricanes, there is no honest case that either city is safer. Both are coastal southeast Florida with similar exposure, and Atlantic hurricane season runs June 1 through November 30. NOAA's August 2026 update gave a 75 percent chance of a below-normal season.

A note on crime comparisons

We are not publishing a Boca versus Fort Lauderdale crime rate, and you should be skeptical of posts that do. The commonly cited aggregators reprocess federal data with undisclosed adjustments, and the numbers we reviewed were internally inconsistent. There is also a structural problem. Crime rates are calculated against resident population. Fort Lauderdale hosts millions of annual visitors plus a large daytime commuter population. That inflates its per-resident rate against a primarily residential city like Boca. If this matters to your decision, pull both agencies for the same year from the FBI's Crime Data Explorer and look at neighborhood-level patterns rather than citywide averages.

Frequently asked questions

Is Boca Raton more expensive than Fort Lauderdale?

On rent, yes overall, though the gap closes at two bedrooms and reverses at three. On purchase price, Palm Beach County's July 2026 single-family median of $700,000 ran above Broward's $650,000, and Boca sits well above its county median. Fort Lauderdale typically shows a higher price per square foot, so Boca tends to give you more space for the same money.

Which has better schools?

Both districts hold a state grade of A, so choose by individual school zone rather than by district. Confirm current grades on the Florida Department of Education release and ask about boundary changes in Broward, which is consolidating schools amid falling enrollment.

Which is better for families?

Boca Raton suits families who want low-rise, quiet, landscaped neighborhoods and do not mind driving, and it has a deep supply of gated communities. Fort Lauderdale suits people who want walkability, boating access, and a downtown. Plenty of families choose either.

How does this compare to West Palm Beach or Miami?
