Where the Brightline stations are in Palm Beach County

Brightline runs between Miami and Orlando International Airport. Going north from Miami, the stations are MiamiCentral, Aventura, Fort Lauderdale, Boca Raton, West Palm Beach and the Orlando airport, according to Brightline. Two of those stops are in Palm Beach County.

West Palm Beach station

The West Palm Beach station sits downtown at 260 Quadrille Plaza Drive. Brightline launched South Florida service in 2018, with West Palm Beach as one of its first stations. There is paid garage parking on site, plus BrightBike rentals. The Tri-Rail station sits west of downtown at 203 South Tamarind Avenue, which gives commuters a second rail option.

Boca Raton station

The Boca Raton station sits at 101 NW 4th Street, next to the downtown library and near Mizner Park. It opened in 2022. Under the city's agreement with Brightline, a 455-car garage serves riders and the public, with free first-floor spaces for library visitors.

Brightline has also announced a station in Stuart on the Treasure Coast. Check its current status before you count on it for a near-term move.

How to judge Brightline commuter neighborhoods

Being near a station only helps if the whole trip works. So look at the full door-to-door commute, not just the train time. Here is a simple test.

  1. First mile. How will you reach the station? Walking, biking, a short drive or a bus each change the picture.
  2. Parking. If you drive, check garage rates and how early it fills.
  3. Train schedule. Compare departure times with your work hours. Look at both directions and at late trains.
  4. Last mile. How far is your office from the station at the other end?
  5. Cost. Add fares, parking and any rideshare to the station, then compare with gas, tolls and office parking.

Before you make an offer, ride the train at your real commute time. Do it at least once in each direction. It's the best way to learn whether a Brightline commute fits your life.

Also think about how often you will ride. Say you work a hybrid schedule and go in only a few days a week. Downtown West Palm Beach

Downtown condos and apartments put the station within walking distance. Clematis Street, Rosemary Square and the waterfront are all close. This is the most car-light option in the county. Grandview Heights and Flamingo Park

Just southwest and south of downtown are two National Register historic districts. According to the National Park Service's listing data, Grandview Heights is roughly bounded by Park Place, Alabama Avenue, M Street and South Lake Avenue. Flamingo Park is roughly bounded by Park Place, Parker Avenue, Belvedere Road and Florida Avenue. Both have older homes from the early 20th century, from bungalows to Mediterranean Revival houses. From here, the station is a short bike ride or drive.

El Cid

El Cid sits along the Intracoastal south of downtown. It is also a National Register historic district, roughly bounded by Flamingo Drive, South Flagler Drive, Dyer Road and South Dixie Highway. Homes here tend to be larger, and many date to the 1920s. It suits a buyer who wants a house near the water and can drive a few minutes to the station.

Old Northwood and Northboro Park

North of downtown, Old Northwood is roughly bounded by Broadway, North Dixie Highway and 26th and 35th Streets. Northboro Park sits just north of it. Boca Raton's station is in the center of a busy, upscale downtown. The housing nearby leans toward condos, townhomes and older single-family streets.

Downtown Boca Raton and Mizner Park

Condos and townhomes around Mizner Park and the downtown core are the closest options. From many of them, you can walk to the station. You also get dining, shopping and the Boca Raton Museum of Art at Mizner Park. For a commuter, this is the simplest setup in Boca.

Old Floresta

Old Floresta was developed by Addison Mizner's company in the 1920s. By the end of 1927, it had 29 houses built from Mizner designs, according to the National Register nomination for the Fred C. Aiken House. Its tree-lined streets still mix those Mediterranean Revival homes with later houses. It's a short drive to the station and suits a buyer who wants a house with character.

Pearl City and nearby streets

Pearl City is a National Register historic district near downtown Boca Raton. The streets around downtown also include older single-family homes and newer infill townhomes. Do homes in Brightline commuter neighborhoods cost more?

Downtown homes in both cities tend to cost more per square foot than suburban homes farther west. But we haven't found public data that isolates a "Brightline premium" for Palm Beach County. Downtown prices reflect many things at once: walkability, dining, water views and newer buildings. As a result, the train is one factor among several.

For context, Miami Realtors reported a Palm Beach County single-family median of $650,000 in August 2026, with 3.5 months of supply. The condo and townhouse median was $300,000, with 6.7 months of supply. Downtown condos in West Palm Beach and Boca Raton often run above the county median, so compare recent sales in the exact building or street you're considering.

Trade-offs in Brightline commuter neighborhoods

  • Noise. Brightline shares its tracks with freight trains on the FEC corridor. Homes right next to the tracks hear horns and crossing bells, so visit at different times of day.
  • Condo costs. Many downtown buildings carry higher dues, and older buildings may face assessments under Florida's newer condo safety rules.
  • Flood and insurance. Some waterfront areas near downtown carry higher flood risk. Get insurance quotes early.
  • Resale. A short walk to the station can widen your future buyer pool, especially among commuters.
