North vs south Palm Beach County is one of the first choices people face when they move here. The county is long, and Jupiter and Boca Raton can feel like two different places. In general, the north end is quieter, with more river and golf living. The south end sits closer to Broward and Miami, with more jobs, more traffic and more 55+ communities. This guide compares the two sides on price, commute, beaches, schools, housing and pace, so you can narrow your search before you tour. North vs south Palm Beach: where the line falls
There is no official border, but locals use West Palm Beach as the middle. Everything north of it, up to the Martin County line, is north county. Everything south of Lantana and Lake Worth Beach, down to the Broward line, is south county.

North vs south Palm Beach prices and the market
Start with the county numbers, because they are the most reliable. According to Miami Realtors and the Beaches MLS, the Palm Beach County single-family median was $650,000 in August 2026. Those homes took a median of 40 days to go under contract, with 3.5 months of supply. Condos and townhouses had a $300,000 median, 69 days to contract, and 6.7 months of supply.
City medians are harder to pin down. Small towns close only a handful of sales each month, so one estate can move the median a lot. As a result, we do not quote a single north or south number here. Instead, both ends have wide ranges, from older condos to large waterfront estates.
What does change by side is the mix. For example, south county has many large 55+ communities west of I-95 in Boynton Beach and Delray Beach. North county has more golf club communities and homes along the Loxahatchee River and the Intracoastal. So a $650,000 budget buys a very different home in each place.
How to compare prices fairly

Commute: how north vs south Palm Beach connects to jobs
Commute is often the deciding factor. If you work in Broward or Miami-Dade, south county saves you real time each day. If you work in West Palm Beach or north of it, the north end makes more sense.
Trains on each side
Rail favors the south. Tri-Rail, the commuter line, runs from Mangonia Park south to Miami. Its Palm Beach County stops include West Palm Beach, Lake Worth Beach, Boynton Beach, Delray Beach and Boca Raton. There is no Tri-Rail station in Palm Beach Gardens or Jupiter today, although a coastal extension has been proposed for years.
Brightline, the intercity train, stops in West Palm Beach and Boca Raton on its route between Miami and Orlando. Its Boca Raton station opened in December 2022 in the city's downtown. So a Boca resident can ride to Fort Lauderdale or Miami without a car. A north county resident usually drives to West Palm Beach first.
Roads and airports
Both ends sit on I-95 and Florida's Turnpike. In practice, south county roads near the Broward line carry heavier rush hour traffic. Palm Beach International Airport sits in West Palm Beach, which is central to both sides. South county residents also have Fort Lauderdale's airport within reach, so flight options are broader there.
Beaches in north vs south Palm Beach County
Both ends have good public beaches, but the feel differs. In the north, the beaches tend to be less built up. For instance, Coral Cove Park in Tequesta has 600 feet of guarded beach, more than 2,000 feet of unguarded shoreline and 600 feet of Intracoastal frontage. The Loxahatchee River also draws boaters, paddlers and anglers to Jupiter and Tequesta.
In the south, beaches sit closer to downtowns. Delray Beach's beach is a short walk from Atlantic Avenue, and Boca Raton has several city beach parks along A1A. As a result, south county beach days often pair with dinner downtown, while north county trips lean more toward boating and nature.
Schools and universities
Here the north vs south question matters less than people think. The School District of Palm Beach County covers the whole county. It calls itself the 10th largest district in the nation, with 182 schools, an A rating and a 96.7% graduation rate for 2024-25 at district-run schools.
Because one district serves both ends, your assigned school depends on your address. In addition, the district runs more than 330 choice and career programs, and many accept students from across the county. So check the boundary for each home and the choice programs that interest you.
Higher education on each end
Florida Atlantic University's main campus is in Boca Raton. Meanwhile, FAU's John D. MacArthur Campus in Jupiter is home to the Harriet L. Wilkes Honors College. It shares its site with the Max Planck Florida Institute for Neuroscience and the Herbert Wertheim UF Scripps Institute. That cluster brings research jobs to the north end.
North vs south Palm Beach housing types
The housing stock may decide it for you. Both sides offer condos, townhouses, single-family homes and gated communities, but the balance differs.
- North county: golf and country club communities, river and Intracoastal homes, newer planned neighborhoods in Palm Beach Gardens and Jupiter, and smaller villages such as Tequesta.
- South county: large 55+ communities in Boynton Beach and Delray Beach, many condos along the coast, and country club and gated neighborhoods in and around Boca Raton.
Also note that a "Boca Raton" or "Jupiter" mailing address does not always mean the home is inside city limits. Large unincorporated areas use those addresses, and that affects taxes, services and rules. Check the parcel on the Property Appraiser's site before you compare.

Pace, dining and daily life
Daily life differs more than the map suggests. South county is busier and more urban. Atlantic Avenue in Delray Beach and Mizner Park in Boca Raton draw crowds most nights. Traffic is heavier, and so is the choice of restaurants, shops and services.
North county moves at a slower pace. Jupiter and Tequesta lean toward boats, golf, the river and early mornings. Palm Beach Gardens adds big shopping and dining, but it still feels suburban. So if you want walkable nightlife, south county wins. On the other hand, if you want quiet streets and the water, the north end often fits better.
Insurance, flood zones and HOA rules on both sides
Costs of ownership do not split neatly by side. Instead, they depend on the building, the roof and the flood zone. For example, a newer home west of I-95 can cost less to insure than an older one near the water on either end.
Before you choose, check the flood zone on FEMA's Flood Map Service Center. Then get an insurance quote on the actual address. Also read the HOA or condo documents for rules on rentals, pets and leasing, since those vary by community, not by city.
