Jupiter has only a handful of age-restricted options, but Tequesta, Palm Beach Gardens and Hobe Sound add several more. Here is how they compare on age rules, fees, golf, home types and hospital access.

If you are searching for 55+ communities in Jupiter, you will find fewer choices than in Boynton Beach or Delray Beach. Jupiter itself has mostly small condo and villa buildings with age rules rather than large planned 55+ developments. But widen the map a little and the picture changes. Tequesta, Palm Beach Gardens and Hobe Sound, just over the Martin County line, add several age-restricted communities within a short drive of Jupiter's beaches and river. How the 55+ rule works

A 55+ community is housing that can legally limit who lives there by age. Under the federal Housing for Older Persons Act rules, at least 80% of occupied units must have at least one resident who is 55 or older. The community must also publish and follow policies that show it intends to be housing for older persons, and it has to verify ages.

That 80% rule leaves room for each community to set its own policy. Some allow a younger spouse, some allow younger owners in a few units, and some ban anyone under a set age from living there full time. Rules on guests, grandchildren and renting also vary. 55+ communities in Jupiter itself

Jupiter's age-restricted housing is mostly smaller condo and villa associations, and some sit near the Intracoastal. Some listing sites tag a few Jupiter buildings as 55+. Those tags are often out of date, so we do not name them here. These are not resort-style communities with big clubhouses. Instead, they offer a lower-maintenance home in town, often with a pool and a small common area.

Because these are older, smaller associations, check three things closely. First, confirm the age rule in the recorded documents, since online tags are not always current. Second, ask for the condo budget, reserves and any recent milestone inspection results. Third, ask about pets, rentals and parking.

For context on price, Pure Equity's MLS data as of October 1, 2026 put the median list price of all active residential listings in Jupiter at $859,495. That figure covers every home type, not just 55+ housing, and the condo buildings above tend to list well below it.

Tequesta: Little Club

Tequesta sits just north of Jupiter, along the Martin County line. Its best-known 55+ option is Little Club. Its homeowners association calls it a 55+ community. It has a mix of condos and houses and was finished in 1991. Residents get a 9-hole golf course, a clubhouse, a pool, tennis, pickleball, shuffleboard and bocce.

The association says house owners' HOA fees cover cable TV, the amenities and upkeep of shared areas. Fees differ for condos and houses, so ask for the current amounts. The homes are older resales, so prices tend to run well below new homes in Palm Beach Gardens. Keep in mind that Tequesta is a small market. Pure Equity's MLS data showed only 98 active listings in Tequesta as of October 1, 2026, so choices at any moment are limited.

Palm Beach Gardens: the newest 55+ communities near Jupiter

If you want new construction, Palm Beach Gardens is where most of it is. Both of the options below sit inside Avenir, a large master-planned area in the western part of the city.

Regency at Avenir

Toll Brothers calls Regency at Avenir a 55+ community. It has 469 houses and 10 one-story plans from about 1,800 to 2,800 square feet. In October 2026, base prices started in the mid $600,000s for the Palms Collection and the mid $900,000s for the Tradewinds Collection. There is a clubhouse, a gym, a pool, tennis, pickleball, bocce and a lifestyle director. Ask the builder for the current HOA dues.

Esprit at Avenir

Esprit at Avenir is a newer gated 55+ neighborhood from Kolter Homes. Kolter lists six floor plans from 2 to 5 bedrooms, priced from the $800,000s. Residents get a private clubhouse with a restaurant, pools and a fitness center, and Kolter says there are no club membership fees.

Hobe Sound: 55+ communities north of Jupiter

Hobe Sound is in Martin County, a short drive north of Jupiter. It is quieter, with a smaller housing market. Its 55+ options are mostly older golf and villa communities. They are resales, and they tend to be smaller than the new projects in Palm Beach Gardens.

We do not name Hobe Sound communities here. We could not confirm their current age status with the associations. Before you tour, ask for the recorded rules. Then ask the manager if the community still runs as housing for older persons. Also ask who owns the golf course or clubhouse, and whether it has its own dues.

Hospital access often decides the short list. Jupiter Medical Center, founded in 1979, describes itself as an independent, not-for-profit hospital. Palm Beach Gardens Medical Center on Burns Road is a 199-bed acute care hospital with a 24-hour emergency department. To the north, Cleveland Clinic's Martin North Hospital in Stuart has a 24-hour emergency department, and Cleveland Clinic also runs Martin South Hospital in Stuart.

So Jupiter and Palm Beach Gardens residents have hospitals close by, while Hobe Sound residents often look to Stuart or Jupiter. Check drive times from each community you like, and confirm your doctors and insurance plans before you move.

Fees, insurance and taxes to check

HOA and condo fees vary a lot, from under $100 a month in some older condos to several hundred dollars in resort-style communities. Ask what the fee covers. Some include lawn care, exterior painting, cable or a club; others do not.

In older condo buildings, also ask about reserves, milestone inspections and any planned special assessments. Florida's condo safety laws have pushed many associations to raise reserves, which can raise fees.

On taxes, a Florida homestead exemption can lower the taxable value of your primary home, and Palm Beach County offers extra exemptions for some seniors with limited income.
