Best Neighborhoods in Wellington: A Data-Backed Comparison

October 1, 2026 · 8 min read · By Onias Derilus, Broker

Wellington splits into older non-gated streets, guard-gated family communities, golf clubs and the Equestrian Preserve. Here is how they compare on price, dues, flood risk, schools and commute.

The best neighborhoods in Wellington fall into four groups: the older non-gated neighborhoods, the newer gated family communities, the golf and country clubs, and the horse properties in the Equestrian Preserve. Each group fits a different buyer and a very different monthly budget. This guide compares them on price, flood exposure, HOA and club costs, schools and commute, so you can build a shortlist in this large village in central-western Palm Beach County before you start touring.

Key takeaways

  • According to Pure Equity's MLS data as of October 1, 2026, Wellington had 554 active residential listings with a median list price of $915,000.
  • Established neighborhoods such as Greenview Shores and Sugar Pond Manor have older homes and no gated entry.
  • Gated family communities like Olympia, VillageWalk and Grand Isles add clubhouses, pools and controlled entries, along with HOA dues.
  • The Equestrian Preserve Area covers about 9,000 acres in the western and southern parts of the village, under its own overlay zoning.
  • Wellington's 2025 operating millage was 2.47, per the Property Appraiser.

How we compared the best neighborhoods in Wellington

We judged every area on the same five criteria.

  • Price and home type: villa, townhome, single-family home, golf home or horse farm.
  • Flood exposure: how close the home sits to lakes and canals, and its FEMA zone.
  • HOA and club costs: dues, mandatory memberships and what each one covers.
  • Schools: assigned by address through the School District of Palm Beach County.
  • Commute: access to Forest Hill Boulevard, Southern Boulevard, State Road 7 and the Turnpike.

No group wins on every point. For example, an older non-gated street may cost less each month than a gated community, but the house may need a new roof. Your budget and daily routine decide the winner.

Wellington at a glance

Wellington became a village on December 31, 1995. It covers about 45.8 square miles and had 61,637 residents at the 2020 census, according to the village. The area's story starts in 1951, when Charles Oliver Wellington bought the land that became the Flying Cow Ranch.

Today the village is known for horses. The Winter Equestrian Festival runs at Wellington International, and the National Polo Center hosts the polo season. Most residents, though, never ride. They come for parks, schools and newer homes, and for shopping along State Road 7.

Wellington prices at a glance

According to Pure Equity's MLS data as of October 1, 2026, Wellington's median list price of active residential listings was $915,000. The median asking price per square foot was $384, and active listings had been on the market an average of 124 days. That median mixes villas, townhomes, houses and horse estates, so it says little about any one neighborhood.

Rentals are a big part of this market. The same snapshot showed 976 active rentals, with a median asking rent of $5,000. For closed sales, Miami Realtors reported a Palm Beach County single-family median of $650,000 in August 2026. Our Wellington market page tracks current listings.

Best neighborhoods in Wellington without a gate: Greenview Shores and Sugar Pond Manor

Some of the best value sits in Wellington's older neighborhoods. Greenview Shores runs along Greenview Shores Boulevard, where the village keeps a neighborhood park. Many homes are single-story, and the streets have mature trees.

Sugar Pond Manor is another established neighborhood, and the village has held Neighborhood Watch meetings there. You will find a mix of home types and ages, so compare each house on its own.

These neighborhoods do not have a gated entry, and many homes are not in a large master association. Still, rules can differ from one street to the next, so ask whether a home falls under any association. Many of the homes are decades old. Look closely at the roof, windows, plumbing and electrical panel, since each one affects insurance and repair costs.

Best neighborhoods in Wellington for families: the gated communities

Many family buyers end up in one of the newer gated communities. These neighborhoods trade higher dues for controlled entries, pools, clubhouses and newer homes.

Olympia

Olympia covers 832 acres of homes, lakes and wetland preserves. Its master association runs a Mediterranean-style clubhouse with a fitness center and an indoor basketball, pickleball and volleyball court. A 10-acre lakefront recreation area adds tennis, pickleball, basketball and volleyball courts.

VillageWalk

VillageWalk sits near Lyons Road and Forest Hill Boulevard. It has 954 homes, from villas to single-family houses, on 478 acres with lakes, parks and nearly 6 miles of trails. Entry is gated, and a town center holds a restaurant and the HOA office. Ask what the dues cover, since that drives the true monthly cost.

Grand Isles

Grand Isles is a gated community of 611 single-family homes, according to its master association. It is split into five villages: Carmel, Harbor Cove, Emerald Bay, Emerald Pointe and Sausalito. Check the zoned schools for each address before you choose a village.

Best neighborhoods in Wellington for golf

Golfers have several choices, and the key question is membership. Wycliffe Golf and Country Club is a private club with two 18-hole courses, and golf there is limited to members and their guests. Ask what membership comes with, or is required for, a home purchase.

Palm Beach Polo and Country Club takes a different approach. It mixes estates, patio homes, townhomes and condos, and it sits close to the village's main horse show and polo venues. That makes it a draw for buyers who want both golf and the equestrian scene.

Before you buy in any club community, ask for the equity or initiation fee, annual dues, food minimums and any planned capital assessments. Those costs can rival the mortgage.

Best neighborhoods in Wellington for horses

The Equestrian Preserve Area covers about 9,000 acres in the western and southern parts of the village. The village adopted an Equestrian Overlay Zoning District in 2003 to guide building there, and it maintains more than 100 miles of public and private bridle trails. Wellington International and the National Polo Center sit inside the preserve.

Palm Beach Point is one of the best-known gated horse communities, with more than 800 acres and a 5-acre minimum lot size, according to its property owners association. Other farms in the preserve sit on private roads with no gate at all, so tour both kinds.

Horse properties carry their own costs: barns, fencing, arenas, footing and pasture care. Also, the winter show season brings heavy traffic and a strong seasonal rental market. If you do not plan to ride, you will pay for land and buildings you may never use.

Comparing the best neighborhoods in Wellington side by side

  • Greenview Shores and Sugar Pond Manor: older homes, no gate, updates likely.
  • Olympia, VillageWalk and Grand Isles: gated, newer homes, more amenities, higher dues.
  • Golf and country clubs: gated, club costs on top of HOA dues, lifestyle built around the course.
  • Equestrian Preserve: highest prices, acreage, barns and trails, seasonal traffic.

Flood zones

Many Wellington communities were built around lakes, and canals run throughout the village. So flood zones can differ between homes in the same neighborhood. Check each address on FEMA's Flood Map Service Center, and get a flood quote before your inspection period ends.

Taxes and HOA costs

Wellington's 2025 operating millage was 2.47, according to the Palm Beach County Property Appraiser. County, school and district levies sit on top. HOA dues range widely, from modest amounts in older areas to much higher totals in gated and club communities. Ask for the budget, reserves and any special assessments.

Schools and commute

Several district high schools serve the village, and assignment follows the address. Check the district's boundary maps for each home. For work, most residents drive east on Forest Hill or Southern Boulevard toward West Palm Beach, so test the route at rush hour.

How to shortlist the best neighborhoods in Wellington

First, decide whether you want a gate. That one choice cuts the list in half. Next, set a monthly budget that includes taxes, insurance, dues and any club fees. Then tour two or three areas on a weekday and again on a Saturday during the show season if you can.
