Best Neighborhoods in Atlantis: A Data-Backed Comparison
October 1, 2026 · 9 min read · By Onias Derilus, Broker
Atlantis is a 1.4 square mile gated golf city, so the real choice is between its golf-course homes, villa groups and condo communities. Here is how they compare on price, HOA rules, flood risk, schools and commute.
Finding the best neighborhoods in Atlantis takes a different approach than in a big city. Atlantis covers about 1.4 square miles in east central Palm Beach County, and it had 2,142 residents at the 2020 census. It was planned as one golf and country club community, so most homes sit inside a single, established setting. The real choice is between kinds of homes: single-family houses on the golf course and inner streets, villa groups and condo communities. This guide compares them on price, flood zone, HOA rules, schools and commute.
Key takeaways
- According to Pure Equity's MLS data as of October 1, 2026, Atlantis had just 41 active residential listings, with a median list price of $284,000 and $193 per square foot.
- With so few listings, no one publishes a reliable median for each enclave. Compare closed sales in the exact community instead.
- Exterior permits in condo, villa and homeowner groups need written association approval before the city will review them.
- The city bans rentals shorter than one month and allows no more than three rentals per business tax year.
- The 2026 proposed tax table lists Atlantis at 6.1500 mills and a new Atlantis Neighborhood Improvement District at 1.0000 mill.
How we compared the best neighborhoods in Atlantis
We used five criteria that matter to most buyers. First, price, based on city data and recent closed sales. Second, flood risk, which you check address by address on FEMA's map. Third, the HOA or condo association and its rules. Fourth, school assignments. Finally, commute and access to shopping and medical care.
One caution applies to every section below. Atlantis is too small for neighborhood medians to mean much. A single condo sale can swing a community's numbers. So we describe each type of home and what it usually means for your budget, rather than ranking streets by price.
Atlantis at a glance: the numbers
According to Pure Equity's MLS data as of October 1, 2026, Atlantis had 41 active residential listings. The median list price was $284,000, and the median list price per square foot was $193. Those active listings had been on the market an average of 94 days. The same data showed 16 active rentals with a median asking rent of $2,600.
Keep the small sample in mind. The median mixes condos and houses, so a single-family home usually lists well above it. For county context, Miami Realtors reported a $650,000 Palm Beach County single-family median sale price in August 2026. Condos and townhouses had a $300,000 median. Where the city sits
The city's 834 acres are bounded by the Lake Worth Drainage District L-14 Canal on the north and Lantana Road on the south. Military Trail forms the west edge, and Congress Avenue forms the east edge. As a result, every part of Atlantis is a short drive from Lantana, Lake Worth Beach and Boynton Beach.
Golf course homes: the best neighborhoods in Atlantis for golfers
Lost City Golf Club sits inside the city at 301 Orange Tree Drive. It is a private, member-owned club with 27 holes, set up as three nine-hole courses. Many single-family homes in Atlantis line its fairways and lakes.
Golf and lake frontage usually adds to the price, as it does across the county. Many of these homes have pools, and the views are the draw. However, a golf view does not come with golf access. The club says membership is by invitation and nomination only, so talk with the club before you buy if you plan to play.
Also expect older systems. Atlantis was incorporated on June 19, 1959, and many houses date from the decades after. So budget for roof age, electrical panels and plumbing, and get insurance quotes early.
- Price: often at the top of the local range.
- HOA: varies by street and group, so confirm it for each home.
- Best fit: buyers who want space, a pool and a fairway or lake view.
Inner single-family streets
Not every house backs onto the course. Interior streets offer single-family homes with yards and mature trees, often at a lower price than fairway lots. Many have been remodeled over the years, while others still need updates.
For many families, this is the value play inside the city. You get the same gated setting and the same city services for less than a golf-front home. Meanwhile, condition varies a lot, so a good inspection matters as much as the address.
- Price: below golf-front homes, above most condos.
- HOA: some streets have one, and some do not.
- Best fit: buyers who want a yard and privacy without paying for a view.
Villa groups and attached homes
Villas sit between a house and a condo. You often own the unit and a small lot, while an association handles shared items like landscaping or roofs. For that reason, villas appeal to buyers who want less yard work than a single-family home.
Before you buy, read the association documents closely. In particular, find out what the dues cover, who pays for the roof and any rules on pets and rentals. Also note a city rule that affects every villa owner. Any permit for exterior work on condos, villas or homeowner groups must include written association approval. Otherwise, the city will not present it to its Architectural Review Committee.
- Price: usually between condos and single-family homes.
- HOA: almost always, with dues and rules that differ by group.
- Best fit: downsizers and seasonal owners who want less upkeep.
Condo communities: the best neighborhoods in Atlantis on a budget
Condos are the main reason the city's median list price is so low. Atlantis has several condo associations, including the Atlantis Regency East Garden Apartments association, which is licensed with the state's Department of Business and Professional Regulation. Prices here usually sit well below the city's single-family homes.
The trade-off is the building, not just the unit. Florida tightened its condo laws after 2022. Buildings three or more habitable stories tall need milestone inspections. In addition, associations must complete structural integrity reserve studies, and HB 913 in 2025 changed how they can fund reserves. So read the budget, the reserve study and any inspection report before you commit. Our post on how HOAs work in Florida covers the basics.
- Price: the lowest entry point in the city.
- HOA: always, with dues that cover building insurance and reserves.
- Best fit: first-time buyers, retirees and seasonal owners on a budget.
Flood zones and insurance across Atlantis
Atlantis is inland, but it has lakes, the golf course and the L-14 canal on its north edge. Flood risk can differ from one street to the next. So look up each address on FEMA's Flood Map Service Center, and ask the seller about past water in the yard or garage.
Insurance follows the house more than the neighborhood. Older roofs and older systems can raise the premium or limit your choice of insurers. Ask for the roof age, a four-point inspection and a wind mitigation report. Also, if you expect to use Citizens, its flood rule covers all policies starting January 1, 2027.
Schools and commute
Every home in Atlantis is in the School District of Palm Beach County. Assignments follow the exact address, and the district can redraw lines. So enter each address in the district's school boundary locator before you make an offer, rather than relying on a listing note.
Commutes are short by county standards. Congress Avenue and Military Trail run north and south along the city's edges, and Lantana Road forms the south line. In addition, HCA Florida JFK Hospital sits at the city's edge on South Congress Avenue. For retirees and anyone who wants care close by, that is a strong point for every part of the city.
Taxes, rentals and city rules
Taxes are similar across the city. The Palm Beach County Property Appraiser's 2026 proposed table, last updated August 19, 2026, lists Atlantis at 6.1500 mills for both 2025 and the 2026 proposal. Final 2026 rates had not been posted as of October 1, 2026. It also lists a new Atlantis Neighborhood Improvement District with a proposed 1.0000 mill rate for 2026. Ask the city which parcels that district covers, since it can change your bill.
Rental rules matter if you might lease the home later. The city bans rentals of less than one month, and it allows no more than three rentals per business tax year. Owners also need a local business tax receipt. On top of that, association rules can be stricter, so read them too.
Finally, the city's FAQ says permits are required for nearly all work, even painting and pressure cleaning. That keeps streets tidy, but it adds paperwork. Ask the seller for past permits and check for open ones.
Best neighborhoods in Atlantis compared with nearby cities
If Atlantis feels too small, nearby cities offer more choice. According to Pure Equity's MLS data as of October 1, 2026:
- Atlantis: 41 active listings, a $284,000 median list price and $193 per square foot.
- Lantana: 168 active listings, a $372,500 median list price and $339 per square foot.
- Lake Worth Beach: 293 active listings, a $436,000 median list price and $339 per square foot.
- Boynton Beach: 1,612 active listings, a $334,500 median list price and $237 per square foot.
- Greenacres: 472 active listings, a $252,450 median list price and $214 per square foot.
On asking price per square foot, Atlantis listings ran lowest of the group at that date. Part of that gap likely reflects the age and mix of homes for sale. Our guide on whether Atlantis is a good place to live covers the pros and cons in more depth.
How to shortlist homes in a small city
A city with a few dozen listings calls for a plan. Here are the steps that help most buyers.
- Decide on the type of home first: golf-front, inner street, villa or condo.
- Set up listing alerts, since new listings are rare.
- Get preapproved, so you can act within days.
- Pull closed sales in the exact community, not just the city.
- Read association documents, permit history and rental rules before your inspection period ends.
- Price insurance and flood coverage for each finalist.
Frequently asked questions
What are the best neighborhoods in Atlantis for families?
Single-family homes on inner streets often fit families best. They offer yards at a lower price than golf-front lots. Check school assignments for each address with the district's boundary locator.
Where are the best neighborhoods in Atlantis for retirees?
Many retirees choose villas or condos for lower upkeep. HCA Florida JFK Hospital at the city's edge is a plus. Read the association's budget and rules first.
Does buying a home in Atlantis include golf membership?
No. Lost City Golf Club is private, and membership is by invitation and nomination only.
Can I rent out my Atlantis home?
Yes, within limits. Leases must be at least one month, you can rent no more than three times per business tax year, and you need a business tax receipt. Association rules may add more limits.
Are home prices in Atlantis lower than nearby?
Asking price per square foot was lower than in Lantana, Lake Worth Beach, Boynton Beach and Greenacres as of October 1, 2026. Much of that reflects older homes and the condo mix.
