Finding the best neighborhoods in Lake Worth starts with a map question. Since 2019, the city on the coast has been called Lake Worth Beach. Yet thousands of homes to its west still carry a "Lake Worth" mailing address, and most of them sit in unincorporated Palm Beach County. That western area is what this guide covers. It stretches from older blocks near the city line out to gated communities, 55+ villages and estate lots near US-441. What "Lake Worth" means when you compare neighborhoods

In 2019, voters in the City of Lake Worth approved changing its name to Lake Worth Beach. The post office did not redraw its map, though. So addresses west of the city, in ZIP codes such as 33461 and 33467, still say Lake Worth. Most of those homes are in unincorporated Palm Beach County.

That matters for daily life. In unincorporated areas, the county handles permits and code rules, and the Palm Beach County Sheriff's Office handles police calls. The Lake Worth Road corridor

Palm Beach County treats the stretch of Lake Worth Road about a mile west of downtown Lake Worth Beach as its own planning area. The county's Lake Worth Road Commercial Corridor runs from Congress Avenue west to Military Trail, between 2nd Avenue North and the L-12 Canal. Since the 1990s the county has worked with residents there on sewer, traffic, landscaping and policing upgrades.

Homes here are largely older single-family houses on a street grid. Many are not in an HOA. As a result, prices tend to sit at the lower end for Lake Worth addresses. Buyers who want a yard, room for a work truck and fewer rules often start here. However, older homes need a close look at roofs, plumbing and wiring, since insurers check all three.

Seminole Manor

Seminole Manor is an unincorporated neighborhood south of Lantana Road, on both sides of Lawrence Road. The county has listed it as a community revitalization area, and in 2022 it approved sewer upgrades there with the Town of Lake Clarke Shores. Ask whether a home is on sewer or septic, since that can change with each phase.

Many homes here are older and similar in size, so it is easy to compare one house to the next. Still, updates vary. One house may have a new roof and impact windows, while the house next door has neither. That gap shows up in both price and insurance cost.

West Lake Worth Road and the central suburbs

Farther west, past Jog Road and toward the Turnpike, the map shifts to planned subdivisions. In 2009, the county received a neighborhood plan written by residents of the West Lake Worth Road area. It called for open space, connected streets and a mix of uses, and it still shapes how that corridor grows.

Here you find a blend of HOA subdivisions, townhomes and golf communities. Winston Trails, for example, has 1,891 single-family homes built around a public golf course, so you do not need a private club membership to play. Meanwhile, John Prince Park, a large county park on Lake Osborne, sits east of this area near Congress Avenue. It offers camping and access to the lake.

Gated family communities among the best neighborhoods in Lake Worth

West of the Turnpike, most homes sit in gated or HOA communities. Abbington is a small gated community of 55 single-family homes that D.R. Horton built in 2016 and 2017, on the north side of Hypoluxo Road just west of Haverhill Road. Smith Farm is much larger. It is a gated, all-ages community of 1,242 homes in ten villages on Hypoluxo Road, about a mile west of Hagen Ranch Road, with two pools, a fitness center and an 8-acre park.

These areas give you newer construction, shared amenities and a quieter street. On the other hand, you pay HOA dues, and the rules can cover paint colors, parking and rentals. Best neighborhoods in Lake Worth for 55+ buyers

The western part of Lake Worth also holds several active adult villages. Villaggio has 538 single-family homes, according to its association. Bellaggio is a gated active adult community of 1,099 single-family homes. Valencia Shores, built by GL Homes, has 1,143 homes and calls itself the largest over-55 community GL Homes built in Palm Beach County.

Best neighborhoods in Lake Worth for acreage and horses

Toward US-441, lot sizes tend to grow and the setting turns more rural. Sherbrooke Estates, whose homeowners association has its office on Lyons Road, describes its homes as spread across acres of land. Farther west, some gated estate and equestrian communities offer multi-acre homesites. Lot sizes differ a lot from one street to the next, so check the survey and the Property Appraiser record for each home.

These areas suit buyers who want space, horses or a large garage. In turn, they come with longer drives to I-95 and the beach. Some larger lots may also use wells or septic systems, so ask about both and budget for inspections.

Prices across the best neighborhoods in Lake Worth

According to Pure Equity's MLS data as of October 1, 2026, Lake Worth had 840 active residential listings. The median list price was $424,950, and the median list price per square foot was $250. Active listings had been on the market an average of 112 days. These are asking prices that mix condos and houses, and they cover only the Lake Worth area as tracked on our Lake Worth market page. Rentals are plentiful too, with 514 active rentals and a median asking rent of $2,400. For sale prices, Miami Realtors reported a countywide single-family median of $650,000 in August 2026, with a median of 40 days to contract. Condos and townhouses had a $300,000 median and 69 days to contract. So townhome and villa buyers usually have more room to negotiate than single-family buyers.

Taxes, flood and schools

Homes in unincorporated Lake Worth pay no city operating rate. Instead, they pay county rates. For 2025, the Property Appraiser lists the county Fire/Rescue rate at 3.4581 mills and the library rate at 0.5491 mills, on top of the county, school and district rates. By comparison, the City of Lake Worth Beach had a 5.4945-mill operating rate plus 0.4 mills for debt service.

Flood zones

Western Palm Beach County is flat, and drainage varies by community. Look up each address on FEMA's Flood Map Service Center, and read the seller's flood disclosure. Then get insurance quotes before your inspection period ends.

Schools

Zoned schools change from one subdivision to the next. Use the school district's address lookup for each home, and look at the district's choice programs if you want a magnet or career track.

How to shortlist the best neighborhoods in Lake Worth

First, confirm the jurisdiction on every listing. Next, decide on your rules tolerance: no HOA, a family HOA or a 55+ village. Then pick a direction based on your commute, since I-95 is closer to the eastern areas and the Turnpike is closer to the western ones. Finally, compare insurance and HOA costs side by side, because two homes at the same price can have very different monthly totals.
