Best Neighborhoods in Manalapan: A Data-Backed Comparison

October 1, 2026 · 7 min read · By Onias Derilus, Broker

Manalapan, Florida has about 400 residents and two land areas: a strip along A1A and the southern third of Hypoluxo Island. Here is how oceanfront, lagoon-side and island estates compare.

Searching for the best neighborhoods in Manalapan means looking at one of the smallest and most exclusive towns in Florida. Manalapan sits on the barrier island in southern Palm Beach County, south of the Town of Palm Beach. It had 419 residents in the 2020 Census, according to the U.S. Census Bureau, and its housing is almost all private estates. So the comparison is not about districts. Instead, it comes down to which side of A1A a lot sits on, whether it is on Hypoluxo Island, and how much privacy and water frontage you want. This guide compares those choices on price, flood risk, rules, schools and access.

Key takeaways

  • This is Manalapan, Florida, in Palm Beach County, not the township in New Jersey. The town was incorporated in 1931 by Harold Vanderbilt, according to the town.
  • The town has two land areas: a strip along A1A from the Lantana public beach to the South Lake Worth (Boynton) Inlet, and the southern third of Hypoluxo Island.
  • As of October 1, 2026, Pure Equity's MLS data shows just 19 active listings, with a median list price of $69,200,000. That reflects a handful of oceanfront estates, not a typical home.
  • Manalapan's 2025 operating tax rate was 3.0 mills, one of the lower city rates in the county, per the Property Appraiser.
  • Oceanfront building falls under the state's Coastal Construction Control Line program, which sets stricter rules seaward of the line.

How the best neighborhoods in Manalapan are laid out

Manalapan is split in two by water. According to the town, one section runs along A1A, also called South Ocean Boulevard, from the Lantana public beach south to the South Lake Worth Inlet. That inlet, also known as the Boynton Inlet, was completed in 1927, according to the Historical Society of Palm Beach County. The other section is the southern third of Hypoluxo Island, which the town shares with Lantana.

On the A1A strip, lots fall into three types. Some face the ocean only, some face the lagoon only, and some run from the ocean to the lagoon. On the island, most homes face the water on at least one side. Only about 4% of the town's land is set aside for club and commercial use, so nearly everything else is residential.

Our comparison criteria

  • Price: asking price and price per square foot, which vary widely by frontage.
  • Flood and coast: the FEMA flood zone, the Coastal Construction Control Line and seawall condition.
  • Rules: town zoning, any association rules and state coastal permits.
  • Schools: the zoned public schools and private options nearby.
  • Access: drive time to Palm Beach, Boynton Beach, I-95 and the airport.

Best neighborhoods in Manalapan on the ocean

Oceanfront lots east of A1A are the town's best-known homes. They offer direct beach frontage and long views over the Atlantic. Some of the highest prices in the county have been paid here. For example, Larry Ellison's 2022 purchase of a large Manalapan estate drew national press coverage. Our post on where Larry Ellison lives covers the public reporting on that sale.

These lots also carry the most coastal rules. The state's Coastal Construction Control Line program regulates building and activities near the beach to protect dunes and nearby property. Construction seaward of the line must meet stricter siting and design standards. So any plan to rebuild, add a pool or change the dune needs early review.

Best neighborhoods in Manalapan on the lagoon

On the west side of A1A, lots face the Lake Worth Lagoon. These homes trade beach frontage for calmer water, docks and sunset views. Boaters often prefer them, since a dock on the lagoon is easier to use than open ocean frontage.

Some estates run all the way from the ocean to the lagoon. They give owners both the beach and a dock, and they come up for sale only rarely. Commodore Vanderbilt himself started the town's estate era in 1930, when he bought 500 feet of oceanfront east of Hypoluxo Island and built a house called Eastover, according to the Historical Society of Palm Beach County.

For any waterfront lot, inspect the seawall and ask for permits on docks and lifts. Our list of questions for waterfront buyers is a good starting point.

Hypoluxo Island: one of the best neighborhoods in Manalapan for privacy

The island section sits in the lagoon, west of the A1A strip. Manalapan holds its southern third, and Lantana holds the rest. Because of that split, confirm the town on the tax bill for any island home. The rules, tax rate and services differ between the two towns.

The south tip of the island is known as Point Manalapan. According to the Historical Society of Palm Beach County, Consuelo Vanderbilt Balsan and her husband bought a 35-acre estate there, and the area later took that name. Today, island homes tend to offer water on several sides and quiet streets with little through traffic.

Near the town center on East Ocean Avenue

Manalapan's small commercial corner sits at East Ocean Avenue and A1A. Plaza del Mar, a grocery-anchored shopping center, is on the southwest corner. Across the road is the oceanfront Eau Palm Beach Resort and Spa, which was built as a Ritz-Carlton in 1990.

Homes close to this corner put errands and dining a few minutes away. In turn, they see a bit more traffic than homes farther south. Buyers who want the most seclusion often look toward the inlet end of the strip or the island.

Prices across the best neighborhoods in Manalapan

According to Pure Equity's MLS data as of October 1, 2026, Manalapan had 19 active residential listings. The median list price was $69,200,000, and the median list price per square foot was $4,320. Active listings had been on the market an average of 634 days. With so few listings, a handful of oceanfront estates drives those numbers. Treat them as a picture of an ultra-luxury market, not a typical price. You can see the latest figures on our Manalapan market page.

Rentals are almost nonexistent. Only 3 were active, with a median asking rent of $37,500 a month. The town itself notes that only a few housing units are rentals.

For context, Miami Realtors reported a countywide single-family median of $650,000 in August 2026. Manalapan sits far above that. So comparable sales on the same type of frontage matter much more than any town-wide figure.

Taxes, services, flood and schools

Taxes and town services

The Property Appraiser lists Manalapan's 2025 final operating rate at 3.0 mills. County, school and district rates are added on top. The town runs its own police and fire services and supplies water from a plant on U.S. 1.

Flood and storm planning

Every lot in town is close to the water. Check the FEMA flood zone for each address, and read the seller's flood disclosure. Then get wind and flood quotes early. On oceanfront lots, add the Coastal Construction Control Line to your due diligence.

Schools

Public school assignments come from the School District of Palm Beach County. Use the district's address lookup for each home. Many families here also consider private schools in the area, so plan for tours early.

What buying in a town this small is like

Shopping for a home in Manalapan feels different from a search in a larger city. To begin with, the list of homes is short, and some owners prefer to sell quietly. As a result, buyers often work with an agent who tracks the town closely and can reach owners directly. Privacy also matters to many sellers, so showings may require proof of funds before a tour.

Due diligence takes longer too. On a large waterfront estate, expect a survey, a seawall and dock review, a roof and systems inspection, and checks on any coastal permits. Many buyers also review security, staff quarters and storm shutters. Because each estate is unique, appraisals rely on a small set of comparable sales. So build extra time into your contract for inspections, insurance and financing.

Manalapan options at a glance

  • Oceanfront on A1A: beach frontage and top prices; strict coastal construction rules.
  • Lagoon-side on A1A: docks, calmer water and sunset views.
  • Ocean-to-lagoon estates: both frontages; few and far between.
  • Hypoluxo Island and Point Manalapan: water on several sides and quiet streets; confirm the town on the tax bill.
  • Near East Ocean Avenue: closest to shopping and the resort, a bit more traffic.

How to shortlist the best neighborhoods in Manalapan

First, decide which frontage matters most: the beach, a dock, or both. Next, set a budget that includes insurance, seawall upkeep and staff or security costs. Then ask your agent for off-market options, since some estates trade privately. Finally, plan for a long search. With 19 listings at a time, patience and a ready team often decide who gets the right home.
