Royal Palm Beach grew out of a huge land purchase. In the early 1950s, Food Fair founder Samuel Friedland bought 56,000 acres in western Palm Beach County, and part of that land was incorporated as the Village of Royal Palm Beach in 1959, according to the Historical Society of Palm Beach County. The first neighborhoods went in over the following decades.
The oldest blocks, off Royal Palm Beach Boulevard, hold mostly single-story concrete block homes on wider lots with mature trees. Many have no HOA, or only a light deed-restricted association.

On the other hand, many homes date from decades ago. So the roof, windows, electrical panel and plumbing deserve a close look, since each one affects your insurance quote.
Crestwood, La Mancha and Counterpoint Estates
These established areas sit in the older core of the village. They draw buyers who want a single-family house without the cost of a newer gated community. Lots tend to run larger than in the newer subdivisions, and the trees are taller.
LaMancha is often described as an area of larger lots and custom-built homes. As a result, house styles vary more from one lot to the next than in a builder community. That variety can be a plus, but it also makes pricing harder. Ask your agent for recent sales on the same street rather than a village average.
HOA rules differ by subdivision. Some streets have no association, and others have a voluntary or light HOA. Always read the recorded deed restrictions, because they still apply even when no one collects dues.
Madison Green and the golf community neighborhoods in Royal Palm Beach
Madison Green is the village's best-known golf community. It sits on Crestwood Boulevard just north of Okeechobee Boulevard. Minto and Shelby Homes built it from 2000 to 2004, and it has more than 1,350 single-family and estate homes.
The community is divided into 11 separately gated sub-communities, each with its own sub-association. Shared amenities include a clubhouse, a pool, tennis and basketball courts and a tot lot. The golf club runs separately from the homeowners association, so you can live there without being a member.
Because each sub-community has its own rules and dues, two homes a block apart can carry different monthly costs. Therefore, pull the master HOA and the sub-association budgets for the exact home before you write an offer. Homes on the course also carry the usual golf trade-offs, such as stray balls and less privacy.
Newer gated communities: Victoria Grove, Saratoga and others
Several gated communities built in the 2000s sit along the main roads. Victoria Grove and the Saratoga communities are two names buyers hear often. These neighborhoods usually offer a controlled entry, a community pool and a clubhouse.
In return, lots are smaller than on the older streets, and dues run higher. Homes are newer, which often means a younger roof and better wind protection. In turn, that can help with insurance costs. Still, check the roof's age and permit history, because homes from the early 2000s may be due for a new roof.
Gated communities also tend to have stricter rules on parking, rentals, fences and exterior changes. If you own a work truck, a boat or an RV, read the parking rules first.
Townhome and villa neighborhoods in Royal Palm Beach

Parks matter in every part of the village. Commons Park, at 11600 Poinciana Boulevard, wraps around a 19-acre lake with about three miles of paved paths. For work, most residents head east on Okeechobee or Southern Boulevard toward West Palm Beach and I-95. Homes near State Road 7 shave a few minutes off errands. Test the drive at rush hour before you commit.
