Nora West Palm Beach: What's in the District and How It's Changing Nearby Neighborhoods

October 1, 2026 · 8 min read · By Onias Derilus, Broker

A plain guide to the Nora District north of downtown West Palm Beach: the warehouses turned shops and offices, the hotel, the planned homes, and what it means for buyers and sellers in nearby neighborhoods.

Nora West Palm Beach is the new district taking shape just north of downtown, along North Railroad Avenue. Old rail warehouses now hold shops, restaurants and offices. A boutique hotel is due to open, and the developers plan condos and apartments. For buyers, Nora adds a walkable dining and shopping spot on the city's north side. For owners nearby, it raises questions about prices, traffic and what comes next. This guide covers what is there now, what the developers plan and what it may mean for the neighborhoods around it.

Key takeaways

  • Nora is a mixed-use district of more than 40 acres, led by NDT Development, Place Projects and Wheelock Street Capital.
  • Its first phase turned historic railway warehouses into ground-floor shops and restaurants with offices above. The developer reports more than 156,000 square feet of retail and office space in use.
  • The Nora Hotel, a 201-room boutique hotel by BD Hotels with a Pastis restaurant, has targeted a late 2026 opening.
  • Nora House, the district's first for-sale condo, plans 117 residences in 11 stories. Its developers expect to start building in mid 2027.
  • According to Pure Equity's MLS data as of October 1, 2026, the median list price of active West Palm Beach listings was $315,000.

What is Nora West Palm Beach?

Nora takes its name from North Railroad Avenue, the street at its center. For decades, this part of town was mostly warehouses and light industrial lots next to the Florida East Coast Railway. Beginning around 2018, NDT Development and its partners started buying parcels and old buildings in the area.

Today the district covers more than 40 acres. According to a local film office profile, its borders are Palm Beach Lakes Boulevard, Dixie Highway, Quadrille Boulevard and the railway. The developers also worked with the City of West Palm Beach and the planning firm PlusUrbia on a master plan for the area. Together, they aim for a walkable district with dining, shops, offices, a hotel and homes.

What you can visit in Nora West Palm Beach now

The first phase broke ground in mid 2023. It reused historic railway warehouses and added new buildings, with shops on the ground floor and office space on the second floor. The developer's site describes more than 156,000 square feet of retail and office space as open, with nearly two dozen retail tenants.

The district's own website lists businesses such as Gro Yoga and Wellness, Luce Fine Jewelry, Del Mar and Broken Sound Records. Earlier announcements from the developers also named tenants such as H&H Bagels, Juliana's Pizza, Van Leeuwen Ice Cream, Sana Skin Studio and The Garret Group. Tenants change over time, so check the current directory before you plan a visit.

In practice, Nora works as a place to walk, eat and shop on the north end of downtown. It also adds office space for small firms, which brings daytime foot traffic to the area.

The Nora Hotel and Pastis

The biggest single project so far is The Nora Hotel. It is the first ground-up hotel outside New York City by BD Hotels, the group behind The Bowery and The Mercer. The hotel has 201 rooms, and the developers have targeted late 2026 for the opening.

Its main restaurant is Pastis, a Parisian-style brasserie from Stephen Starr's STARR Restaurants. The developers say it spans more than 13,000 square feet on the ground floor. STARR is also set to run a rooftop restaurant and lounge with a pool. For locals, the hotel adds a dining and event spot. For the district, it brings visitors who may never have come north of downtown before.

Homes planned in Nora West Palm Beach

Housing is the next phase, and it is the part that matters most to buyers. Some projects are under way and others are still in planning, so timelines may shift.

Nora House condos

Nora House is the district's first for-sale condo. The Ronto Group launched sales in 2026 with the Nora developers. The building plans 117 residences in 11 stories. Units have two to four bedrooms, ranging from just under 1,500 to just over 2,900 square feet under air. Reports put starting prices in the upper $1 millions. The developers expect to break ground in mid 2027 and finish in 2029.

Rental apartments and more condos

The developer's site also describes a planned 12-story rental building with 350 units, including townhomes and lofts. In addition, it lists future condo buildings of 12, 15 and 20 stories. These later phases are plans, not finished buildings. So treat any dates as goals until the city issues permits and work begins.

How Nora is changing nearby neighborhoods

New districts can shift how people see the streets around them. Nora sits between downtown and the city's historic north end, so its effects reach in more than one direction.

Old Northwood and the north end

To the north, the Old Northwood Historic District is known for its older homes and tree lined streets. Its boundaries are Broadway, North Dixie Highway and 26th and 35th Streets. The National Register of Historic Places listed it in 1994. For buyers who want a single-family home near Nora's restaurants, the north end neighborhoods are worth a look.

Downtown and the waterfront

To the south, Nora connects to downtown, Clematis Street and the waterfront. Downtown has long been the city's main spot for condos and rentals. Nora gives that area a second hub to the north. It also adds options for people who want to live in a new building but avoid the busiest blocks.

What it may mean for prices

It is too early to measure Nora's effect on home values with any precision. In general, new dining, shops and jobs within walking distance can draw buyers to an area. On the other hand, new density can bring more traffic, more parking demand and years of construction nearby.

For context, according to Pure Equity's MLS data as of October 1, 2026, active West Palm Beach listings had a median list price of $315,000 and a median of $245 per square foot. Active listings had been on the market an average of 120 days. The median asking rent for active rentals was $2,250. These are citywide figures that mix condos and houses, and they change daily. See our West Palm Beach page for the latest numbers.

Countywide, Palm Beach County single-family homes had a median sale price of $650,000 in August 2026, according to Miami Realtors. Condos and townhouses had a median of $300,000.

Is Nora West Palm Beach a good place to live?

It depends on what you want from a neighborhood. Nora suits people who like to walk to dinner, coffee and a workout. It also suits buyers who want new construction close to downtown without living on the busiest blocks. That mix can appeal to downsizers and remote workers alike.

However, the district is still growing. For the next several years, expect cranes, road work and changing storefronts. Parking may also get tighter as more people visit. If you want a settled, quiet street today, a home a few blocks away may fit better than a unit in the middle of the district.

Also think about how you will use the area day to day. Nora works well for dining and errands. Still, most residents will drive for big grocery runs, schools and the beach. So test your commute and your weekly routine before you buy.

Tips for buyers near Nora West Palm Beach

If you are thinking about buying near the district, a few checks will help you choose well.

  • Visit at different times. A quiet morning can look very different on a Friday night.
  • Ask about train noise. The Florida East Coast Railway runs along the district's west side.
  • Check the city's planning records for approved projects on nearby blocks.
  • For condos, read the budget, reserves and any planned assessments before you commit.
  • For older homes in historic districts, ask about rules for exterior changes.

Tips for sellers near Nora West Palm Beach

If you own a home nearby, Nora can be a selling point. Mention walking distance to the district in your listing, and include a photo or two of the area if your agent agrees. Also, keep in mind that buyers will compare your home with new construction. So fix small issues, update lighting and make sure the home shows well.

Timing can matter too. As the hotel opens and more businesses arrive, the area may draw more visitors and more attention from buyers. Your agent can track nearby sales and listings so you can see how the market responds.

A good first step is to learn what your home could sell for today. Then you can decide whether to sell now or wait for more of the district to open.
