October 1, 2026 · 8 min read · By Onias Derilus, Broker
How school zones, Choice programs and open enrollment work in Palm Beach County, how to check the zoned school for any address, and how to build a home search around your family's school plan.
Palm Beach County schools play a big part in where families choose to buy, and the rules are more flexible than many buyers expect. Your address sets your zoned school, but the district also runs a large Choice system that lets students apply to programs across the county. This guide explains how assignment works, how to look up a school for any address, how Choice and open enrollment fit in, and how to match a school plan to your home search in Boca Raton, Jupiter, Wellington or Palm Beach Gardens.
Key takeaways
- The School District of Palm Beach County calls itself the 10th largest district in the nation, with about 160,000 students and 182 schools.
- Your home address sets your zoned elementary, middle and high school. Use the district's Find My School tool to check any address before you make an offer.
- Choice programs are open to students from anywhere in the county, and seats are filled by lottery. In-House programs are only for students zoned to that school.
- Every Choice applicant needs a district Student ID. For the 2027-2028 school year, the district lists a Student ID request period of September 8 to December 4, 2026.
- Florida's controlled open enrollment law lets parents apply to public schools with open seats, even outside their zone.
How Palm Beach County schools are organized
One district runs the public schools for the whole county. That includes every city and town, from Tequesta in the north to Boca Raton in the south and west to the Glades. The district lists about 160,000 students, 182 schools and more than 13,000 certified teachers. It also reports a 96.7% graduation rate and an "A" district rating from the state.
Because one district covers so much ground, the same rules apply in Jupiter as in Boynton Beach. So once you learn how zoning and Choice work, you can use that knowledge anywhere in the county. Charter schools and private schools add more options on top of the district's own schools.
Find your zoned school before you make an offer
Each home is zoned to one elementary, one middle and one high school. The district's Find My School tool lets you type in an address and see all three. Use it on every home you are serious about, and do it before you sign a contract.
This matters because two homes a few streets apart can feed different schools. A listing may name a school, but zones can change over time. So treat any school named in a listing as a lead to check, not a promise.
The district also posts attendance zone maps for each high school. Two high schools, Alexander W. Dreyfoos Jr. School of the Arts and Suncoast High, have no attendance area at all. Students reach them only by Choice application.
A quick check for each home on your list
- Enter the full address in Find My School and save the result.
- Open the high school's zone map and see how close the home sits to a boundary line.
- Look up the school's state grade and visit the school's own website.
- Call or email the school if you have questions about programs or capacity.
Choice programs in Palm Beach County schools
Choice is the district's name for its magnet and career programs. These programs are open to students from anywhere in the county, no matter where they are zoned. The district says that regardless of your zoned school, your child may apply to any available program in any of its schools.
Seats are filled through a lottery. Some programs at the middle and high school level also have entry rules, such as audition results or minimum state test scores. Most Pre-K and elementary Choice programs are open to all students, except dual language programs, which need a language assessment.
In-House programs work differently. They are only open to students who live inside that school's attendance boundary. So if a certain In-House program matters to you, the address you buy decides whether your child can join.
How to apply for a Choice program
Applications go through the district's online portal at mypbchoiceapp.com. Every applicant needs a Palm Beach County Student ID number first. For the 2027-2028 school year, the district lists the Student ID request period as September 8 to December 4, 2026. Check the district's Choice page for the exact application window and any changes.
If you are moving from out of the county, ask for the Student ID early. A family that closes on a home in the spring may already have missed the main Choice cycle for the next fall.
Controlled open enrollment
Florida law also allows controlled open enrollment. Under section 1002.31 of the Florida Statutes, a parent may apply to send a child to any public school that has not reached capacity, even in another district. Districts must give certain students priority. These include children of active-duty military families moved by orders and students who live in the district.
In Palm Beach County, the district lists a controlled open enrollment window of March 1 to 5, 2027, for the 2027-2028 school year. Seats depend on space at each school, so there is no guarantee. Still, it gives families another path if their zoned school is not the right fit.
Comparing Palm Beach County schools by area
Many buyers focus on four areas when schools are a top concern. Each one offers different housing, so it helps to look at the homes and the school zones together.
Boca Raton has a large mix of single-family neighborhoods, gated communities and condos. School zones in the city can split along major roads, so check each address. Our Boca Raton page covers its neighborhoods.
Jupiter in the north county has many single-family homes and some waterfront areas. Families there often look at both the zoned schools and nearby Choice programs.
Wellington is a western village known for equestrian areas and many single-family subdivisions. Lots tend to be larger, and many communities have an HOA.
Palm Beach Gardens has planned communities, golf neighborhoods and newer homes. Our Palm Beach Gardens page lists more about the city.
In every one of these areas, a single school name does not tell the whole story. Ask about class programs, after-school options and the drive at drop-off time.
Charter and private options next to the district's Palm Beach County schools
Public charter schools are part of the picture too. They are free to attend and open to students across the county, but each one runs its own application and often its own lottery. Some fill up early, so ask each charter school about its timeline when you start your home search.
Private schools are another route. Tuition, transportation and admission rules vary widely, and many have waiting lists. If you plan to use a private school, map the daily drive from each home you like. A cheaper house farther out can cost you more time each morning.
Finally, keep your options open. Many families start with a private or charter school and later move to a Choice program, or the other way around. So a home with a strong zoned school can still be a safe bet if your plans change.
How schools affect home values
School zones are one of several things that can shape what buyers will pay. Homes zoned to schools that many families want often draw more interest when they hit the market. However, the effect varies by school, by price range and by how much buyers rely on Choice instead of their zoned school.
Because Choice is so widely used here, the link between a zone and a price can be weaker than in some other places. Even so, many buyers still sort their search by zoned school first. For a broader look at what moves prices here, read our guide to what makes home values rise in Palm Beach County.
If you are selling, it helps to know your home's zoned schools and mention them in your listing. A buyer's agent will check them anyway, so get ahead of the question.
Matching Palm Beach County schools to your home search
Start with what matters most to your family. Then build your search around it. Here is a simple order that works for many buyers.
- Decide if you will rely on your zoned school, a Choice program or a private school.
- If zoned schools matter most, set your search area by zone, not by city name.
- If Choice matters most, find the programs first, then check the drive and bus options from each area.
- Set up listing alerts for the areas that fit, and check Find My School on each new home.
- Plan your move around the school calendar so your child can start at a natural break.
Timing matters too. Our Palm Beach County school calendar post lists key dates that can help you plan a closing.
