Port St. Lucie Property Tax Rate: What Homeowners Really Pay in 2026
October 14, 2026 · 11 min read · By Onias Derilus, Broker
What is the Port St. Lucie property tax rate? Here is the full millage stack, how the city, county, schools and districts add up, the non-ad valorem fees on top, and how buyers can estimate a real tax bill.
The Port St. Lucie property tax rate for a typical address inside city limits was about 22.31 mills in 2025. That means roughly $22.31 in tax for every $1,000 of taxable value, before you add the flat fees for trash and stormwater. On a home with $300,000 of taxable value, that comes to about $6,700 a year in ad valorem tax alone.
That number surprises a lot of buyers, because St. Lucie County's combined rate is among the highest in Florida. The good news: the city's own share has dropped 11 years in a row, and homestead protections cut the bill a lot for full-time residents. This guide breaks down every layer so you can estimate a real bill before you buy.
Key takeaways
- The combined 2025 millage for a typical Port St. Lucie address was 22.3097 mills, versus 24.2347 in Fort Pierce and 19.1481 in unincorporated St. Lucie County.
- The city's own rate fell to 4.8750 mills for FY2026-27, its 11th straight annual cut.
- Flat fees add to the bill: the city's solid waste assessment is $482.16 for FY2026-27 and the residential stormwater fee is $195.
- Many newer neighborhoods, including Tradition and Southern Grove, also pay CDD or district assessments. Always check the actual bill for the parcel.
How the Port St. Lucie property tax rate is built
Your tax bill is not set by one government. In Florida, several taxing authorities each adopt a millage rate every September, and the Tax Collector adds them together on one bill. In Port St. Lucie the main layers are the city, St. Lucie County, the School Board, the St. Lucie County Fire District and a few regional districts.
Here is how the 2025 tax year (bills mailed in November 2025) broke down for a typical Port St. Lucie address, using rates compiled by the St. Lucie County Economic Development Council from the Property Appraiser's data:
- City of Port St. Lucie: 4.9750 (4.6607 operating plus 0.3143 voted debt for the Crosstown Parkway bridge)
- St. Lucie County general fund: 4.1985
- County law enforcement and jail: 2.7294
- County parks and public transit: 0.2500
- County erosion and stormwater: 0.1000
- St. Lucie County School Board: 6.2960
- St. Lucie County Fire District: 3.0000
- Children's Services Council: 0.3685
- Water management and mosquito control: 0.3653
- Florida Inland Navigation District: 0.0270
Those add up to 22.3097 mills. The school levy is the single biggest piece, followed by the county and the city.
The city's 2026 Port St. Lucie property tax rate
For the 2026 tax roll (bills arriving in November 2026), the City Council lowered the city's total rate to 4.8750 mills, its 11th straight year of cuts. The City of Port St. Lucie says the rate is about 25% lower than in 2016.
The county proposed a lower general fund rate for 2026 as well, while the Fire District proposed holding at 3.0000. Final 2026 rates for every authority appear on the Property Appraiser's final tax rate sheet each fall. If every other levy holds steady, a typical city address would land a bit above 22 mills for 2026. Treat that as an estimate until the final sheet is posted.
One detail trips up buyers. A lower millage does not always mean a lower bill. If assessed values rise faster than the rate falls, your tax can still go up. That is why the city's rate for 2025 was about 6% above the "rollback" rate, the rate that would have collected the same revenue as the prior year.
Fees on top of the Port St. Lucie property tax rate
Florida tax bills also carry non-ad valorem assessments. These are flat charges, not based on your home's value, so they hit a $250,000 home and a $600,000 home the same.
- Solid waste: The city's trash assessment is $482.16 per home for FY2026-27, up from $467.33 the year before.
- Stormwater: The residential stormwater fee is $195 for FY2026-27 ($147.75 for vacant lots).
- CDDs and special districts: Neighborhoods built under Community Development Districts, such as Tradition, Southern Grove, Tesoro, Verano and others, carry an extra annual assessment for roads, utilities and amenities. St. Lucie West has its own services district. These amounts vary by parcel and can run from a few hundred to a few thousand dollars a year.
For a home in a CDD community, the flat charges can add well over $1,000 a year on top of the millage. Ask the seller for the most recent tax bill, not just the "taxes" line on the listing.
How homestead offsets the Port St. Lucie property tax rate
If the home will be your primary residence, Florida's homestead protections make a big difference. File with the Property Appraiser by March 1.
- Exemption: The first $25,000 of assessed value is exempt from all taxes. A second exemption applies to value between $50,000 and roughly $76,000 for non-school taxes. Since 2025 that second amount rises with inflation; it is $26,411 for 2026.
- Save Our Homes cap: Once homesteaded, your assessed value can rise no more than 3% a year, or the inflation rate if lower. That cap was 2.7% for 2026.
- Portability: If you are moving from another Florida homestead, you can carry up to $500,000 of your old Save Our Homes savings to the new home. Our guide to Florida homestead exemption portability walks through it.
Non-homestead owners, including investors and second-home buyers, get no exemption and face a 10% annual cap on assessment increases for non-school taxes instead of the 3% homestead cap.
Voters will also decide on Amendment 3 on November 3, 2026. As drafted, it would phase in a much larger non-school homestead exemption over 2027 and 2028 and lower the non-homestead cap. It needs 60% of the vote to pass. If it passes, local budgets and rates may change in response, so watch for updates.
Estimating a real tax bill in Port St. Lucie
Here is a simple way to estimate a bill for a homesteaded buyer:
- Start with the assessed value. For a new purchase, this resets to roughly market value the year after you buy.
- Subtract the exemptions: $25,000 off for school taxes, and about $51,000 off for everything else.
- Multiply each taxable value by its millage: roughly 6.3 mills for schools and about 16 mills for the non-school levies, then divide by 1,000.
- Add solid waste ($482), stormwater ($195) and any CDD assessment.
For a $400,000 home, that works out to roughly $2,360 in school tax plus about $5,580 in other levies, then about $680 in city fees. That puts you near $8,600 a year before any CDD charge. Paying in November earns a 4% discount, falling to 3%, 2% and 1% in the following months, and taxes become delinquent on April 1.
One more trap: the seller's current bill may be much lower than yours will be. Long-time owners benefit from years of Save Our Homes capping. When you buy, the assessment resets. Budget from market value, not the seller's history.
How Port St. Lucie compares nearby
In 2025, Fort Pierce's combined rate was about 24.23 mills, mostly because its city rate is 6.9 mills. Unincorporated St. Lucie County came in around 19.15 mills, though some unincorporated areas have their own fees. Next door in Martin County, the City of Stuart's total rate was about 18.08 mills in 2024, which helps explain why Stuart homes can carry lower tax bills at similar prices.
