Veterans Moving to Florida: VA Loans, Property Tax Exemptions and VA Health Care in Palm Beach County
October 1, 2026 · 8 min read · By Onias Derilus, Broker
A practical guide for veterans relocating to Palm Beach County or Port St. Lucie: how VA loans work on houses and condos, which property tax exemptions apply, and where the VA medical center and clinics are.
Veterans moving to Florida can stack three kinds of help when they buy a home: a VA home loan, state property tax exemptions tied to service-connected disability, and VA health care close to home. In Palm Beach County, all three come together. The county has a VA medical center on North Military Trail, a set of outpatient clinics and a wide range of homes, from condos to single-family houses. This guide explains how each benefit works, what to check before you buy, and how those factors shape where veterans choose to live.
Key takeaways
- A VA purchase loan needs no down payment as long as the price does not exceed the appraised value, and it has no private mortgage insurance.
- Veterans who receive VA compensation for a service-connected disability do not pay the VA funding fee.
- To use a VA loan on a condo, the whole project must be VA-approved. You can check it on the VA's condo lookup.
- Florida offers a $5,000 property tax exemption for a 10% or higher service-connected disability and a full exemption for a total and permanent one.
- The Thomas H. Corey VA Medical Center sits at 7305 North Military Trail, with clinics in Boca Raton, Delray Beach, Port St. Lucie and Stuart.
VA loans for veterans moving to Florida
The VA purchase loan is often the best tool a veteran has. According to the VA, it offers no down payment as long as the sales price is not above the appraised value. It also has no private mortgage insurance. That can cut the monthly payment compared with a low down payment conventional loan.
Most borrowers pay a one-time VA funding fee. For a first-time use with less than 5% down, the fee is 2.15% of the loan amount. However, you won't owe it if you get VA pay for a service-connected disability. Some surviving spouses who get Dependency and Indemnity Compensation are also exempt. So are active-duty members who got a Purple Heart before closing.
The loan is meant for a home you will live in. So it fits a move where Florida becomes your main home. If you plan to keep a home elsewhere and spend only the winter here, talk with a lender about other options.
Using a VA loan on a Florida condo
Condos are a big part of the South Florida market. In August 2026, the median Palm Beach County condo or townhouse sold for $300,000, according to Miami Realtors. Single-family homes sold for a median of $650,000.
A VA loan can work on a condo, but only in a VA-approved project. The approval covers the whole building or community rather than one unit. So check the project on the VA's condo report before you fall in love with a listing. If it is not approved, the association may be able to apply, but that takes time and is not guaranteed.
Also look at the building's finances. Florida has tightened condo safety and reserve rules in recent years, and some older buildings have raised dues or added special assessments. Our guide to buying a condo in Florida lists the documents to review.
Property tax exemptions for veterans moving to Florida
Florida ties several property tax benefits to a veteran's disability rating. Most of them require the home to be your homestead. Here are the main ones the Palm Beach County Property Appraiser lists.
Homestead exemption
Any Florida owner who makes the home a permanent residence can apply. The Property Appraiser says the exemption takes $25,000 off the first $50,000 of assessed value. An additional exemption applies to assessed value over $50,000, up to $25,722 for 2025. You must be eligible as of January 1 and file by March 1.
Disabled veteran exemption of $5,000
Section 196.24 of the Florida Statutes covers this one. A Florida resident with an honorable discharge and a service-connected disability of at least 10% can take $5,000 off the taxable value of property. The Property Appraiser estimates that saves about $100 to $120 a year. An unremarried surviving spouse can also claim it.
Full exemption for total and permanent disability
Under section 196.081, a veteran with a service-connected total and permanent disability can have the homestead fully exempt from property taxes. You must be a permanent Florida resident on January 1 of the tax year and provide a VA letter. In some cases, the exemption can carry over to an unremarried surviving spouse.
The statute also helps people who move. If a qualifying veteran buys a new home between January 1 and November 1 and applies the next year, the law allows a prorated refund of the prior year's taxes on the new home.
Combat-related disability discount
Under section 196.082, a veteran who is 65 or older, was honorably discharged and has a combat-related disability can get a discount on homestead taxes. The discount equals the veteran's disability percentage. You need a VA letter showing the percentage and evidence that the disability is combat-related.
The Property Appraiser also lists an exemption for deployed service members and a full exemption for the surviving spouse of a veteran killed in the line of duty. Ask the exemptions office which ones fit your case.
VA health care in Palm Beach County
For many veterans, health care drives the choice of town. The main hospital is the Thomas H. Corey VA Medical Center, formerly the West Palm Beach VA Medical Center. It sits at 7305 North Military Trail with a West Palm Beach mailing address, near Riviera Beach and Palm Beach Gardens.
The VA West Palm Beach health care system also runs outpatient clinics. They include Boca Raton, Delray Beach, Port St. Lucie, Stuart, Fort Pierce, Vero Beach and Okeechobee. So a veteran who buys in the south county or up in St. Lucie County can still have a clinic nearby.
Where veterans moving to Florida tend to look
Proximity to care, price and home type all shape the search. Here is how three areas compare on Pure Equity's MLS data as of October 1, 2026. These are median asking prices of active listings, with condos and houses mixed.
- Riviera Beach: median list price $384,900. It is close to the medical center and has a mix of condos and houses, including waterfront areas on Singer Island.
- West Palm Beach: median list price $315,000. The city offers downtown condos, older neighborhoods and easy access to the medical center.
- Port St. Lucie: median list price $429,000, with many newer single-family homes. The city has its own VA clinic on Southwest Chamber Court.
Each area has trade-offs. For instance, a waterfront condo near the hospital can mean higher insurance costs and building rules. A newer house in Port St. Lucie may mean a longer drive to the medical center for specialty visits. So map the drive from each home you like to the clinic or hospital you will use most.
Timing a sale and a purchase
Many veterans have a home to sell before they buy here. That is fine. You just need a plan. First, find out what your current home will net. Then decide if you can buy before you sell. Some buyers can carry two loans for a short time. Others need the sale money first.
If you must sell first, you can rent for a few months while you shop. That gives you time to learn the area and see the drive to the clinic. It also lets you file for homestead on the home you end up buying. Ask your lender how your VA entitlement works if your old home still has a VA loan on it.
A checklist for veterans moving to Florida
- Get your Certificate of Eligibility and talk with a VA-savvy lender before you shop.
- If you want a condo, check the project on the VA condo lookup first.
- Gather your VA disability letter so you can file for exemptions right after you move.
- File for homestead and any veteran exemptions by March 1 of the year you qualify.
- Transfer your VA care to the West Palm Beach system and pick the clinic closest to your new home.
- Get insurance quotes early, since Florida premiums vary a lot by location and home age.
