Acreage changes the math in Loxahatchee. This guide covers town and county tax rates, insurance for rural homes, well and septic upkeep and two sample monthly owner budgets.

The cost of living in Loxahatchee looks different from the rest of Palm Beach County because the land is different. Homes here often sit on an acre or more, with room for horses, RVs, boats and workshops. Many run on a private well and septic system, and roads and canals may be maintained by a local district. Below, we break down prices, property taxes, insurance and the upkeep that comes with acreage, then build two sample owner budgets.

Where the cost of living in Loxahatchee applies

"Loxahatchee" covers more than one place. The Town of Loxahatchee Groves incorporated in November 2006, and covers about 12.5 square miles. The surrounding unincorporated area shares the 33470 ZIP code but is governed by Palm Beach County. Next door, The Acreage borders the town to the west and north.

These lines matter for your budget. Each one sets a different tax rate, and each has its own rules for zoning, livestock and road upkeep. Pure Equity's market data also overlaps here, because many Acreage homes carry Loxahatchee addresses. So when you compare listings, check which jurisdiction each parcel is in.

Roads, canals and districts

The town's canals and many of its roads date back to the original land company. A water control district has long maintained much of that network. Outside the town, other drainage or improvement districts may cover your street. Their charges usually appear as non-ad valorem assessments on the tax bill, so look them up before you make an offer.

Housing and the cost of living in Loxahatchee

According to Pure Equity's MLS data as of October 1, 2026, the Loxahatchee area had 216 active residential listings. The median list price was $795,000, or $337 per square foot. Active listings had been on the market for an average of 144 days. Those are asking prices, not sale prices.

For context, Palm Beach County single-family homes sold for a median of $650,000 in August 2026, according to Miami Realtors, and went under contract in a median of 40 days. Loxahatchee's higher median reflects land. Two homes of the same size can differ by hundreds of thousands of dollars because of acreage, barns, fencing and road access. Renting before you buy

The same snapshot showed 110 active rentals with a median asking rent of $3,995 a month. That figure is high for the county because many rentals are larger homes on big lots. Renting first can still make sense if you are new to rural living.

Property taxes and the cost of living in Loxahatchee

Property taxes in Palm Beach County are measured in mills, and one mill is $1 per $1,000 of taxable value. In 2025, the countywide levies came to about 12.26 mills.

Inside Loxahatchee Groves, the town added 3.2564 mills. The town is also part of the county fire rescue taxing unit, according to a 2022 county agenda item, and that levy was 3.4581 mills. Together, a town parcel paid about 18.97 mills, before any library or district line. In the unincorporated area, parcels paid the countywide levies plus county fire rescue and the 0.5491-mill library levy, or about 16.27 mills.

Homestead, Save Our Homes and portability

The homestead exemption can cut taxable value by up to $50,000 on your permanent home. The second $25,000 does not apply to school taxes. Then Save Our Homes caps yearly increases in assessed value at 3% or the change in the Consumer Price Index, whichever is lower. If you are leaving another Florida homestead, you may be able to move up to $500,000 of that benefit to your new home.

Agricultural classification

Florida allows agricultural classification for land used mainly for bona fide commercial agriculture. That can lower the assessed value of the land. A personal horse pasture may not meet that test, so ask the Property Appraiser before you count on it.

Insurance and the cost of living in Loxahatchee

The Florida Office of Insurance Regulation reported an average homeowners premium of $3,736 a year, with wind coverage, among admitted insurers. Larger homes cost more to rebuild, so their premiums tend to be higher. Barns, detached garages and workshops may need their own coverage limits.

Distance to a fire hydrant and fire station can also affect rates in rural areas. In addition, Florida law requires insurers to offer discounts for proven wind mitigation features, such as impact windows and roof straps. Ask your agent which outbuildings the policy covers and which need a separate endorsement.

Flood and drainage

Western Palm Beach County is flat, and some lots hold water after heavy summer storms. Check the FEMA flood map for the parcel and ask the seller how the property drained during past storms. Lenders require flood insurance in high-risk zones on federally backed loans.

How well and septic affect the cost of living in Loxahatchee

Many Loxahatchee homes have a private well and a septic system instead of city water and sewer. That means no monthly water bill. However, the owner pays for pumps, filters, water testing and septic service directly.

What to inspect and budget

  • Well: test the water and ask the age of the pump and any treatment system.
  • Septic: get a septic inspection and ask when the tank was last pumped.
  • Fencing and gates: wood and wire fencing need regular repair.
  • Mowing and land care: an acre or more of grass adds up, whether you hire it out or buy equipment.
  • Driveways and roads: some private or unpaved roads need shared upkeep.

Power and daily costs

A useful marker for power is FPL's typical 2026 bill of $136.64 for 1,000 kWh a month. Larger homes, pools and well pumps can use much more. Also count longer drives for groceries, school and work, plus fuel for trucks, trailers and equipment.

Storm season adds one more item. A well pump runs on electricity, so a power outage can also cut off your water. For that reason, many rural owners budget for a generator, its fuel and regular servicing. If the home already has one, ask the seller for its age and maintenance records.

These figures show the math. They are not quotes. Both use a 30-year fixed loan at 7.03%, the Freddie Mac average on September 24, 2026, with 20% down and a homestead exemption. We also treat the assessed value as equal to the price.

Budget 1: a $795,000 home in Loxahatchee Groves

  • Principal and interest ($636,000 loan): about $4,244
  • Property tax (18.97 mills, homestead): about $1,191
  • Homeowners insurance (assumed for a larger rural home): $450
  • District assessments (assumed): $50

The total comes to about $6,715 a month. That is well above the $3,995 median asking rent, but it also buys land and space that few rentals offer.

Budget 2: a $600,000 home on unincorporated acreage

At $600,000, the loan is $480,000 and principal and interest come to about $3,203. Property tax at about 16.27 mills runs about $759 a month. Add assumed costs of $400 for insurance, $50 for district charges, $220 for power, $50 for well and septic, $80 for internet and $300 for upkeep. The total comes to about $5,062 a month.
