The cost of living in Lantana reflects its size. This is a small coastal town of about 3 square miles between Lake Worth Beach and Boynton Beach, with an ocean beach, Intracoastal access and a short drive to Palm Beach. Inventory is limited, so each home's taxes, insurance and condo or HOA fees matter a great deal. Below, we lay out the real numbers and build two sample monthly budgets for owners.

Lantana incorporated in 1921 and is one of the older towns in Palm Beach County. It covers roughly 3 square miles, according to the town. Because the town is small, only a modest number of homes and condos come up for sale at any time. That means the median can swing as a few listings come and go.

What the town provides

The town describes itself as a full-service community. It provides police protection, public services, water and sewer utilities, building services and marine safety. It also maintains an eight-acre municipal beach with 745 feet of ocean frontage and several small parks. Fire rescue comes from Palm Beach County, which affects the tax bill.

Housing and the cost of living in Lantana

According to Pure Equity's MLS data as of October 1, 2026, Lantana had 168 active residential listings. The median list price was $372,500, or $339 per square foot. Active listings had been on the market for an average of 120 days. These are asking prices for condos and houses together, not sale prices.

At the county level, Palm Beach County single-family homes sold for a median of $650,000 in August 2026, according to Miami Realtors. Condos and townhouses sold for a median of $300,000. So Lantana's median list price sits between the two, which fits a town with many condos and older houses.

Renting in Lantana

The same snapshot showed 135 active rentals with a median asking rent of $2,495 a month. Because there are so few rentals, good ones can lease quickly. Start your search early if you plan to rent while you look.

Property taxes and the cost of living in Lantana

Palm Beach County property taxes are measured in mills, and one mill is $1 per $1,000 of taxable value. In 2025, the countywide levies totaled about 12.26 mills. Lantana's town operating rate was 3.75 mills.

In addition, Lantana belongs to the county fire rescue taxing unit, according to a 2022 county agenda item. That levy was 3.4581 mills in 2025. Altogether, a Lantana parcel paid about 19.47 mills, before any other district or non-ad valorem charges on the bill.

Homestead and Save Our Homes

If the home is your permanent residence, the homestead exemption can cut taxable value by up to $50,000. The second $25,000 does not apply to school taxes. After the first year, Save Our Homes limits yearly increases in assessed value to 3% or the change in the Consumer Price Index, whichever is lower.

However, the cap resets at a sale. The seller's tax bill is often far below what a new owner will pay, so always budget from your purchase price.

Second homes and the cost of living in Lantana

Seasonal owners and investors do not get the homestead exemption. Instead, their assessed value can rise by up to 10% a year for non-school levies. On the other hand, buyers moving from another Florida homestead may be able to carry up to $500,000 of their Save Our Homes benefit to a new one. Ask the Property Appraiser about portability before you close.

Insurance and the cost of living in Lantana

The Florida Office of Insurance Regulation reported an average homeowners premium of $3,736 a year, with wind coverage, among admitted insurers. That number excludes Citizens and surplus lines carriers. In September 2026, the regulator also said 48 insurers had filed for rate decreases since January 2024.

Lantana's location near the ocean and the Intracoastal changes the math. Homes closer to the water usually face higher wind rates, and some sit in flood zones. Older homes may also need a roof inspection before an insurer will write a policy.

Ways to bring a quote down

Florida law requires insurers to offer discounts for proven wind mitigation features. Impact windows, shutters, roof-to-wall straps and a newer roof can all help. Ask the seller for any recent wind mitigation report, and check the FEMA flood map for the exact parcel.

Utilities, HOA and condo fees in Lantana

Lantana provides its own water and sewer service, so those bills come from the town. Ask the seller for recent bills to see typical use. For power, a useful marker is FPL's typical 2026 bill of $136.64 for 1,000 kWh a month, though summer bills run higher.

Condo fees and assessments

Many Lantana condos were built decades ago. Under Florida's condo safety laws, older buildings face milestone inspections and reserve studies. As a result, some associations have raised fees or passed special assessments. Read the budget, reserve study and recent minutes before you commit.

Beach parking and boating

Lantana sells resident parking decals for its beach and permits for boat trailers. Check the town's current prices and rules. If you keep a boat, also count fuel, storage and maintenance.

Everyday spending

Florida has no state income tax on wages, which helps many households. Still, sales tax applies to most purchases, and Palm Beach County adds a local surtax to the state rate. Because Lantana is small, most residents drive to nearby cities for larger shopping trips, so count fuel and auto insurance too.

Flood coverage

Lenders require flood insurance in high-risk zones on federally backed loans. Citizens is also phasing in a flood coverage requirement for most of its policyholders. So even a home outside a high-risk zone may need a flood policy if Citizens writes the wind coverage.

These examples show the math. They are not quotes. Both assume a 30-year fixed loan at 7.03%, the Freddie Mac average on September 24, 2026, with 20% down and a homestead exemption. We also treat the assessed value as equal to the price.

Budget 1: a $372,500 single-family home

  • Property tax (19.47 mills, homestead): about $536
  • Homeowners insurance (assumed for a coastal town): $375
  • HOA dues: none on many older streets
  • Town water and sewer (assumed): $120
  • Power (typical 1,000 kWh bill): about $137
  • Internet (assumed): $70
  • Maintenance reserve (assumed): $200

The total comes to about $3,427 a month before flood coverage, food and transportation. That is well above the $2,495 median asking rent. Still, the owner builds equity and gains the Save Our Homes cap over time.

Budget 2: a $250,000 condo

For a $250,000 condo, the loan is $200,000 and principal and interest come to about $1,335. Taxes run about $338 a month. Add an assumed $600 condo fee, $100 for an HO-6 policy and $180 for utilities. The total comes to about $2,553 a month, close to the median rent.
