Where Hobe Sound is and how it works
Hobe Sound sits on the Treasure Coast. It lies south of Stuart and north of West Palm Beach. Tequesta and Jupiter are just across the Palm Beach County line to the south.
The community is a census-designated place, not a city, according to the U.S. Census Bureau. As a result, you deal with Martin County for permits, code rules and roads. The county plans growth under its Comprehensive Growth Management Plan, which it adopted in 1990. Many buyers choose Martin County for that slower pace of building.
The town also has some local history. Over the years the area has been known as Olympia and Picture City, and the Hobe Sound Historical Society works to collect and preserve that past.
Hobe Sound and Jupiter Island are not the same place
Newcomers often mix up the two. Jupiter Island is a separate town on the barrier island east of Hobe Sound. The Florida Legislature established it in 1953, according to the town's community profile, and it had just 804 residents in the 2020 Census.
So when you hear about large estates "in Hobe Sound," many of them are on Jupiter Island. The mainland side has a much wider mix of homes. That mix is why most buyers start their search on the mainland.
The pros of living in Hobe Sound
Most people move here for space, quiet and the outdoors. The list below covers the reasons we hear most often.

Parks and preserves near Hobe Sound
Jonathan Dickinson State Park covers more than 10,000 acres and is the largest state park in Southeast Florida. The Loxahatchee River runs through it, and the river was designated a National Wild and Scenic River in 1985. You can camp, paddle, fish, hike and ride the mountain bike trails. The park also holds the story of a secret World War II training camp and of Trapper Nelson, the "Wild Man of the Loxahatchee," whose pioneer homestead sits on the river.
On the coast, the Nathaniel P. Reed Hobe Sound National Wildlife Refuge protects 3.5 miles of beach and nearly 10 miles of mangroves along the Indian River Lagoon. It is home to nearly 40 listed species and is one of the busiest sea turtle nesting areas in the Southeast. Entry costs $5 a day or $25 a year. In addition, the visitor center sits on the mainland tract off US 1.
Farther south on Jupiter Island, Blowing Rocks Preserve covers 73 acres. The Nature Conservancy runs it, and entry is free, with an optional $2 donation. Its limestone shoreline sends water high into the air when seas are rough.
Hobe Sound Beach
Hobe Sound Beach is at 1 SE Beach Road, inside the Town of Jupiter Island. It is one of four guarded beaches that Martin County runs. Lifeguards work from 10 a.m. to 4:50 p.m., and the county lends beach wheelchairs at no charge, first come, first served. For locals, that makes a quick swim after work easy.
The cons of living in Hobe Sound
Small towns have trade-offs, and Hobe Sound is no exception. Here are the ones buyers raise most.
- Inventory is limited. Fewer homes trade here than in Jupiter or Stuart, so good listings go fast or simply do not appear for a while.
- There are few condos and rentals compared with larger towns.
- Nightlife and big-box shopping mean a drive to Jupiter, Tequesta or Stuart.
- The Florida East Coast Railway crosses streets at grade, so trains can stop traffic.
- Coastal storms and flood zones affect insurance costs, as they do across South Florida.
None of these rule the town out. Still, it helps to drive the area at rush hour and on a weekend before you commit. Also check the flood zone for any home on the FEMA Flood Map Service Center and get insurance quotes early.
Cost of living in Hobe Sound: home prices and taxes
We could not verify a current Hobe Sound-only median price, so we use the county numbers. Because the town is small, a few large sales can swing any local average.
The August 2026 report from Miami Realtors shows Martin County single-family homes at a median of $656,900, up 12.8% from a year earlier. There were 181 sales, and homes took a median of 56 days to go under contract. Supply stood at 3.4 months, and 36.4% of single-family buyers paid cash.
Condos and townhouses had a median of $277,500, up 20.7%. They took 84 days to go under contract, with 5.5 months of supply. For comparison, Palm Beach County's single-family median was $650,000 that month, with a 40-day median to contract. In other words, prices are close, but homes in Martin County took longer to sell.
What kinds of homes you will find

Property taxes in Martin County
Your tax rate depends on your exact parcel. For 2025, the Martin County Property Appraiser lists total rates for the county's unincorporated districts between about 15.75 and 15.96 mills. That is roughly $15.75 to $15.96 per $1,000 of taxable value. For example, a home with $400,000 of taxable value at 15.78 mills would owe about $6,300 a year before any non-ad valorem fees.
Jupiter Island real property carried 16.3525 mills, while the city of Stuart was higher at 17.3883. So check the millage code on the parcel record before you budget.
If you make the home your permanent residence, file for homestead by March 1. After that, Save Our Homes caps how much your assessed value can rise each year at 3% or the change in the CPI, whichever is lower. For 2026 the cap is 2.7%. The Property Appraiser also keeps a Hobe Sound branch at 11726 SE Federal Highway, open Mondays and Tuesdays.
Club communities for living in Hobe Sound
Golf shapes a large part of the local market. Each club has its own membership rules, fees and HOA, so ask for documents early. A local guide lists these clubs, among others:

- Eaglewood, a 55+ community with a par-57 course.
Membership may be required, optional or by invitation only, depending on the club. Fees change often, so confirm current costs with the club itself.
Schools when living in Hobe Sound
Public schools belong to the Martin County School District, not the Palm Beach County district that serves Jupiter and Tequesta. The district posts separate attendance boundary maps for elementary, middle and high schools.
Zoning lines change, so confirm the assigned schools for any address with the district before you sign a contract.
Commuting and getting around
US 1 is the main north-south road through town, and Bridge Road and Dixie Highway carry local traffic. I-95 is a short drive west, which makes trips to Jupiter, Palm Beach Gardens and West Palm Beach a drive of normal suburban length. However, rush hour on I-95 and US 1 near Jupiter can slow things down.
For air travel, most residents use Palm Beach International in West Palm Beach.
