Jupiter Island condos sit on a narrow strip of oceanfront between the Atlantic and the Intracoastal. They are just north of Jupiter and a short drive from Hobe Sound. Most of the buildings are small, and many are decades old. So the questions you ask before making an offer matter as much as the view. Where Jupiter Island condos are located
The name causes confusion, so start here. Jupiter Island is a barrier island bounded by the St. Lucie Inlet to the north and the Jupiter Inlet to the south. The Atlantic lies to the east and the Indian River Lagoon to the west. Beach Road, County Road 707, is the main road running north and south.
There is also the Town of Jupiter Island, incorporated in 1953 in Martin County. The town begins at the Palm Beach County line and runs north. It had 804 residents at the 2020 census. It sits next to the unincorporated community of Hobe Sound and is mostly a quiet, residential town of private homes.
The south end of the barrier island is different. That stretch includes Jupiter Inlet Colony and parts of Tequesta in Palm Beach County, plus Coral Cove Park. Many oceanfront buildings sold as Jupiter Island condos line Beach Road near this south end. That puts them close to where the two counties meet.
Why the county line matters for Jupiter Island condos
Two buildings a short walk apart can fall under different governments. A unit in Martin County deals with the Martin County Property Appraiser, Tax Collector and building department. A unit in Palm Beach County deals with that county's offices instead. Tax rates, permit rules and the local agency that oversees building inspections can all differ.
So before you fall for a unit, pull its parcel record on the county property appraiser's website. The record shows the county, the taxing district and the current assessed value. Use those details to estimate your own tax bill. The seller's bill may not match yours after the sale.
Questions about reserves and the building's finances
Florida changed its condo laws after the 2021 collapse in Surfside, and those changes hit older oceanfront buildings hardest. Florida's Department of Business and Professional Regulation (DBPR) oversees the new rules. Associations with buildings of three or more habitable stories must complete a structural integrity reserve study, known as a SIRS. Under HB 913, passed in 2025, the deadline was December 31, 2025.
A SIRS covers eight items. They are the roof, structure, fire protection, plumbing, electrical, waterproofing and paint, and windows and doors. The last item is any other part that costs more than $25,000 and affects the structure. Associations with budgets adopted on or after January 1, 2025 cannot waive SIRS reserves.
What to ask the association

A low monthly fee can be a warning sign rather than a bargain if the reserves are thin. Small buildings spread big repair bills over fewer owners. As a result, each owner's share of a roof or concrete project can be large.
Inspections for oceanfront Jupiter Island condos
DBPR says condo buildings three or more habitable stories tall need a milestone inspection at 30 years. After that, they need one every 10 years. The first inspection moves to 25 years if the local enforcement agency decides local conditions require it. The building's age is based on its certificate of occupancy date.
Salt air is hard on concrete and steel. Over time, oceanfront buildings tend to need concrete, balcony and window work. Ask for the milestone inspection summary and any engineering reports. Then ask what repairs the reports called for and whether the work is done, scheduled or still being discussed.
Your own unit inspection
The association's reports cover the building. You still need a home inspection for the unit itself. Have the inspector look at the air conditioning, water heater, windows, sliders, balcony doors and signs of past leaks. If the unit has older windows, ask who must replace them. The condo documents decide whether that is the owner or the association.
Rental rules and other building restrictions
Each building sets its own rental rules in its declaration and bylaws. Some buildings set minimum lease terms or limit how often you can rent. Others make new owners wait before renting. If you plan to rent the unit part of the year, read these rules before you write an offer.
Florida law adds a useful protection. Florida Statute 718.110(13) covers amendments that ban rentals, change the rental term or limit how often owners can rent. Such an amendment applies only to owners who consent and to owners who take title after it takes effect. In other words, as a new buyer you are bound by every rule in place at closing.
Also check pet rules, parking, storage, boat or kayak storage and move-in rules. Small buildings often have fewer staff, so ask who handles maintenance and who to call after hours.
Insurance and flood risk for Jupiter Island condos
On a barrier island, insurance and flood risk deserve their own line in your budget. The association carries a master policy for the building, and its cost flows into your monthly fee. You will also need your own HO-6 policy for the interior, your belongings and liability.
Check the flood zone on FEMA's Flood Map Service Center using the building's address. Then ask the association what flood coverage it carries on the building. Hurricane protection
Ask whether the building has impact windows and doors, hurricane shutters or a mix. Ask who is responsible for each opening. Also ask about the roof's age and when it was last inspected. These answers affect both your insurance quote and future assessments.
Reviewing condo documents before you close
Florida Statute 718.503 lists what a seller must give a buyer on a resale. The package includes the declaration, articles, bylaws and rules. It also includes the yearly financial statement, the budget and a question and answer sheet. It also includes the inspector's summary of any milestone inspection and the most recent SIRS.
Once you receive the documents, you have 7 days to cancel by written notice. Saturdays, Sundays and legal holidays do not count. Use that time well. Much of the barrier island is protected land. The Hobe Sound National Wildlife Refuge and Blowing Rocks Preserve sit on the island, and St. Lucie Inlet Preserve State Park covers the north end. For shopping, dining and services, owners head to Hobe Sound, Tequesta or Jupiter, depending on where the building sits.
